Yeah me too.
 
How awful would that be.....invest in a neighborhood for 50 years, see its downs and ups, and then as soon as it's fashionable you get bought out and can't afford to stay. 
 
No wonder people fight things like this.

I understand this but to be fair, in this situation nobody is forcing you to sell. You just might not like your new neighbors. If you do sell, then you have to hope (or with the advice of a professional, ensure) that you are getting a fair value for the property.

Yeah but nobody is forcing them to sell.  And if they do choose to sell, it's at a price WAY higher than it would have been worth a decade ago.  Everybody wins.

I understand this but to be fair, in this situation nobody is forcing you to sell. You just might not like your new neighbors. If you do sell, then you have to hope (or with the advice of a professional, ensure) that you are getting a fair value for the property.

 

I tried my best to keep looking past this discussion on gentrification. However, it is a problem as the property values go up so do the taxes and the rent.  So its not always as simple as saying the residents will reap the benefits of an increase in property values.  This is especially true for those on very fixed incomes such as the elderly, this is even with the homestead exemption. However, some long time property owners (especially landlords)  will indeed benefit from the increased values and sell or rent for a healthy profit This is why as we improve livability in the central city a housing strategy is so important.  However, I think in comparison to Houston, Dallas, or Austin that Fort Worth and San Antonio have probably fared best in having affordable housing options in the core.  Linwood and the Southside west of 35 have gotten to be much more expensive, but there are still quite a few reasonable options in the core such as Como, Morningside/Southside, the near Eastside, etc. That's not even mentioning how affordable Haltom City, Richaland Hills, River Oaks, and some of the other inner burbs are.  If we ever see a major office boom with high-paying gigs we will see the property values to skyrocket.  The housing stock in many of the inner communities and burbs is actually fairly nice (even though much of it probably needs to be renovated).

Most of the houses built in Morningside have one bathroom because of the era in which it was built.  Como probably too, unless you find a ranch style in the hilly area behind Vickery (near Fletcher street, Sanguinet etc).  If I lived in Linwood and sold, you better believe I'd find a newer house with updated amenities.  But that's just me.  (I currently live in a 1 bath house in one of these old inner city neighborhoods.)

 

We want density in these up and coming areas but is real density/walkability/urban living even possible if only the upper middles to wealthy can afford to live there?

Truly, I am not trying to harp on this new development....but I am weary of each and every new inner-city project catering to high incomes.  People drive to these "walkable" neighborhoods because they can get more house for their buck elsewhere, or because they simply can't afford to live within walking distance.

I guess I am harping.

The problem is that there's not a lot of money in developing high quality, low to middle income housing on expensive real estate in the middle of the city. It's definitional. When it does happen, it seems like a byproduct of a developer miscalculation or the natural aging of an area.

I've said it a few times now, but a smart architect/developer could probably get a lot of business designing and installing bathroom additions in all of these pre-war neighborhoods.

Edit: ...and save them from demolition in the process.

Here's that one small building on the corner. This building seems pretty complete. Its a bit fussy looking to me, lots of different colors and textures going on with it.

Yeah, the first ones are way too "jumble o' crap"-looking for my tastes.  There's a way to mix and match materials and colors, and it's very much not that.

 

Not a fan of the front garage doors in the second photo.  The area could use some design standards.

 

Otherwise, looking forward to seeing the other projects come together.

Kevin- The garage in the second picture is part of a different building, that's one of the smaller townhomes across the Foch. I did'nt realize how much the two buildings run together in that shot.  I assume that building will come out looking like this one

I'm with Kevin on these...like the fact that they are going in, but they're pretty ugly (the apartments).  The stuff in Museum Place and south of 7th looks way better for the most part.

Garage door in front or not, those two story duplex condos look like really cool places to live to me. I don't understand this absolutism against visible garage doors. If there's not a functioning alley, there's not a lot you can do about hiding them.

It's a question of the cumulative effect - if a lot of developers start doing this, it will deaden the street's appeal to pedestrians before it even gets started.  It's one of the design issues in most suburbs - an endless stream of blank garage doors really hurts the walkable appeal of a place.

 

It's certainly easy to just stick the door on the front, but I'd say it's certainly not too much to ask of them to try a little harder and think outside the "cheap, constantly repeated design" box for something better.

Agreed the garages facing the street are the element i dislike the most about these town houses. 

I did notice that there are no alleys behind those lots, so they can only load the driveways from the street.

 

Still, I think it would have looked much better if they had recessed the garages more and not paved the entire front yard.  In a few cases, those wind up being used as front parking areas, which looks horrible.  

 

I'm excited to see the increased residential density in Linwood but think the design of both the Elan apartment complex and the Village Homes town houses could have been improved.   

 

You mentioned design standards - i guess the current zoning does not forbid the front-loaded garages and wide driveways in duplex zoning, even in this urban location.  That is a surprise.

 

Is that allowed on the Near South Side under their zoning?

I don't have it here in front of me, but I believe the answer is no.  At any rate, I've never seen a new construction development do anything like that in the Near Southside.

I know this may sound silly, but it would be nice to have some sort of public art piece for the new newly named Foundry district using cans to pay homage to the beer can house.

Will this be the first museum in Fort Worth to honor aviation?  If it is, I hope the site could be expanded (a hangar?) to house an aircraft or two of vintage years.  I recall local news reports in recent years that some historic aircraft or other had to be relocated to another city because Fort Worth would not be a host.

It is not the first museum. There is a pretty cool museum off of Long Ave. south of Meachem Field.

Not to drag this too far off topic, but there's actually 2 aviation museums at Meachem, the one mentioned above and the Vintage Flying Museum. The city (or the group trying to build an aviation museum) lost the B-36 because they couldn't get the funding together to get the plane into the a weather safe display and Lockheed wanted it out of their property. I believe the Air Force took the plane back and it's in another museum. The local group had ambitious plans to build a museum on property on Eagle Pkwy. north of Alliance (they even had a "future home" sign in front of it) and get the B-36 back in the air. They just never seemed to get their financial feet under them. Fundraising for non-profits is a tough game (see: the symphony). There's probably a topic on the subject around here somewhere.

DD Motorsports, aka Don Davis Investments, is also building a 30-unit apartment complex on the corner of Currie St. and Whitmore St.. The neighborhood voted to deny the zoning change from Industrial to Multifamily. If it is to be denied, they threatened to building a parking garage instead. But I ask, would you rather have apartments looking at an electrical sub station on one side and into people's backyard on the other, or a landscaped parking garage that is located next to commercial/industrial buildings and is directly behind auto dealers? Which one fits?

 

The case goes to City Council Jan 24, 2017.

 

As someone who has a stake in this neighborhood, I think Linwood is being prayed upon by several developers who are not doing a very good job of developing a cohesive neighborhood and are truly trying to make as much money on as as much land as they can acquire. Don't get me wrong, I love the redevelopment but there needs to be less hodgepodge development and more of a cohesive neighborhood design. See Conscious Capitalism. End rant.

Is that complex targeted for the vacant lot across from M&O Grill?

If it is to be denied, they threatened to building a parking garage instead.

 

Seems like an empty threat - what would the parking garage be servicing?  That location seems a far walk from any amenities that people would want to park next to.  Or am I missing something?  Are people going to park there and hike a half-mile to In'n'Out?  Or La Familia (since they can't park at West 7th?)

 

I can understand the neighborhood's reluctance to change zoning, since they know the next step will be for the developer to ask for variances against the zoning that was just awarded.

Linwood's development definitely has happened very fast and haphazardly. There's getting to be very little room left to build.

According to the email I received, DD Motorsports would build a garage to store the dealership's cars. It seems a little out of the way from the Don Davis dealerships so I'm sure it was a scare tactic but I actually prefer the idea over more density without adequate parking.

I started to nod along with that, but has it really happened that fast?  Talk of lots being purchased in bulk and mass redevelopment started shortly after the tornado in 2000.  That was ample time to get things lined up.
