Why not use if for something it was designed for: storage?

 

Seems to me that, until something more glamorous becomes feasible it would make a great self-storage facility.  And it could offer something that most traditional self-storage places do not: loading docks.  Having access to a loading dock can be advantageous because if you are shipping something that is palletized from a place that does not have a loading dock or having a pallet delivered to a facility that does not have a loading dock, there is usually a surcharge for the extra labor of loading/removing it from a large truck.   And, since there would be customers who would want to bring/pick up items from vehicles such as cars, vans, pickups, etc, one could also build on the back of the building a ramp that those types of vehicles can drive up and be on the same level as the first floor.

 

My guess is that it wouldn't cost all that much to convert the building to self storage - just build temporary walls inside to whatever configuration makes sense.   The building is large enough that one could offer a very wide rage of storage space sizes.  Obviously the building's freight elevators would either need to be brought back to life or replaced.  And given how thick the buildings walls are and the fact that a large portion of it was originally designed for refrigerated storage, I suspect there would be a cost advantage in terms of utility bills when it comes to offering climate controlled storage.   And such a use wouldn't require too much in the way of parking.  And since self-storage contracts tend to be short-term, should a better or more profitable use for the building come along down the road, it wouldn't be too difficult to get the tenants out.

 

Of course, I have no idea whether this would make business sense or not.   But it strikes me as something someone ought to look into.  It might be a way to bring the building back into productive use and generate some money rather than sitting empty and costing money.    My hunch is that there are companies in the office buildings in the downtown area that have occasional need for temporary storage space.   This would be a convenient location - and, again, it would be able to offer the use of loading docks.

That's a good idea, not very glamorous as a cool mixed use adaptation though. They wouldn't have any parking issues with it being storage either.

People seem to forget that this building had a freeway running about 20 feet from its front door less than a decade ago and the economy has taken a crap a couple of times since then. 

 

I-30 running by it helped ingrain all three of the Lancaster structures into my consciousness forever, as we whirred by them countless times.  As a small child, it was fun to find the triangles and circles on the warehouse and post office.  As I grew older I remained fascinated with them as relics from another time.

If not for the freeway, they wouldn't mean anything to me. 

 

And yet, when I saw Brian's picture I began to wonder if it is really just a huge eyesore.

But is it shallow to give up on it for aesthetic reasons, which could probably be addressed?

 

 

At any rate,  it definitely needs more windows.

Interesting update (of sorts):

 

My company was approached by a local agent about leasing space in this building.  It looks like Cleopatra has GD&A doing design work on converting the building into mixed use (Ground Floor Retail, Commercial and mostly Residential).  From the elevation we were given it looks like the exterior would stay largely the same.  Existing windows would be replaced with aluminum double-hung windows.  Most of the redevelopment work would take place on the first floor where today there are just a bunch of roll-up garage doors.

 

No idea on timing, cost, or probability of successful completion, but it's the first concrete steps I've seen taken on the building in some time.

That's good to hear! From what I can tell on their site, they normally do new buildings, but I saw one project somewhere where they said they renovated an 80-something year old building.

This dilapidated building is a disgrace.

Well when you neglect a building for so long, that's what happens. 

Sure you'll see graffiti (or some gang tags) on buildings that are being used, but it's typically the ones that haven't been used in a long time that turn into a canvas.

So as you know, the Hemphill-Lamar proect is now confirmed, but this is also interesting, 

 

But while browsing Reddit I came across an album of in the interior. When another member asked the poster about how he got in he replied that he was an architect who was given access and couldn't really talk about what he was doing. Here's the thread

Neat photos....I've always wondered what the inside looked like.....wonder what the motors and tanks were for? Also, wonder what the ceiling height is since the windows headers look like they are the same height as the underside of the floor slabs. Definitely a project, but those columns make it look like a very sturdy structure.

I have been inside twice when the owner was considering hiring us to do the measuring and renovation work.  The bottom of the windows are 6'-0" above the floor and I think the distance from the floor to the underside of the floor slabs on the upper levels is 10'-0".

I feel like I've seen those pics or some very similar at some point or another. It certainly needs a great deal of work, but that looks like a pretty sturdy building that some on this forum have advocated being condemned and demolished by the city.

Someone has been in the building recently, though.  From the south, you can look up and see that someone has put graffiti on the roof...says "Many" and "Slavery".

This sounds like a promotional written by Cleopatra. PRWeb, go figure... I was unaware that a "Montgomery-Style hole" had been approved for the first floor. Doesn't sound good on first hear. I am siding with Fort Worthology that nothing is going to happen until title to the property changes hands.

I tell ya what... IF this does happen (big emphasis on "if") I actually wouldn't mind the whole "motor & pedestrian plaza" thing.

 

I understand how people here might feel about it but if that's the only thing some find wrong with it, just looking at how it's designed, I say it's fine. Besides, this building seriously needs a shot in the arm.

 

At least it's not taking out an entire chunk out of the building. Could be much, MUCH worse than this.

Wow those rendering look awesome. The hole is not bad at all. The rooftop looks way cool. The "B" building is well done to but kinda an odd style. Really impressed by the whole thing.

July 2016 is the expected completion of Hemphill-Lamar. Let's see what happens then.

Looks like a nice plan. I like the idea of a hole in the middle, as it breaks up what would otherwise be a long wall of nothing but windows and doors.

That's some of the most promising news we've heard yet about the project: the current owner has a plan, the city is concerned about the property, the city is confident that someone can get the job done if the current owner can't.

We did see a bunch of really in depth plans and renderings posted by Dave higher up. They seem to have a pretty solid plan in place. And it looked pretty good to.

Staying hopeful on this one.

 

I thought the idea of a storage facility as a "better than nothing" approach was a good idea: Loading dock accessible storage close to downtown demands almost as much as downtown rentals.

 

I thought the idea of a drive through ground floor was flawed, nothing like exposing your 2nd floor residents to MORE Carbon-monoxide exhaust, as well as removing your highest rent square footage. 

 

I will give them an A for effort.

 

You "could" fit 600 to 1,000 micro apartments in there, put community oriented subsidized businesses on the lower levels targeted to residents. Charge for parking to entice residents looking for low cost walkable housing.


Better Business Bureau:  A place to find or post valid complaints for auto delerships and maintenance facilities. (New Features) If you have a valid gripe about auto dealerships, this is the place to voice it.

I really don't see the need for the drive through.  There should be plenty of access from the east and west for cars to get to the garage/parking.  The drive through just seems like a gimmick to me.

The FWBP article left me discouraged about the pace of progress, but that's not surprising for a building that's been vacant for many years.  The city is "frustrated" and the owner is complaining about having to comply with historical preservation guidelines.   Unfortunately, she'll be facing more pace-slowing guidelines dealing with providing affordable housing under the auspices of TDHCA bond financing.  And there's the issue of having to coordinate her schedule with that of the road connector project's.  One hopeful development may be bringing aboard Atlantic Pacific Companies as a "co-developer."  They manage some high-quality properties, judging from their website,  http://r.search.yaho...GlfzqFCENBagKA-

I'm shocked - *shocked!* - that this person who has never done anything with the building in 16 years (!) of owning it is making excuses about not doing anything with it again.

 

And yeah, the driveway through the middle is completely unnecessary.  Make a pedestrian passage through it and keep the sidewalk clear of curb cuts and cars speeding through (as they'll inevitably do).

 

Also, the name mentioned in the article for the development - "Artist Loft at Fort Worth Town Square" - might be the goofiest name for a central city development I've heard in a long time.  This is a building with actual history, and an actual name, on a street with actual history - why on earth would you jettison all the actual history and the building's name for a generic "artist loft" name with an utterly generic, completely inaccurate "Fort Worth Town Square" thing stuck on the end?  It sounds like a development that would be out by Hulen Mall, not a historic building redevelopment in downtown.

Is the "driveway through the middle" thing a current architectural design fad?  I agree, I think it would look nutty on this structure at this location.  Also, let us hope that greater sensibility prevails in the naming of the newly refurbished building.  "Artist Loft..." sounds like it belongs on West Magnolia.

"Artist Loft at Fort Worth Town Square" - This caught my eye but I don't see any more detail on it; Artists Lofts are typically the type with living / work / retail options or variations of those choices, which is the style I've been "whining" about for the last decade+. ...am curious if that's what they're referring to.

 

"Assem’s plan today, according to the state filing, calls for a development of the entire building into 500 efficiency, one-, two- and three- bedroom apartments with rents aimed at people who make 60 percent of area median income or less. The apartments would be targeted at artists, and the development would be called Artist Loft at Fort Worth Town Square. The development would include ground-floor commercial and potentially a boutique hotel, Assem says in the filing."

 

They could call it (Artist Lofts in Hells Half Acre).

I'll believe it when I see it.  I fear it's only headed into another round of Cleopatra stalling and stalling and making excuses and trying to get an extension.  If the city actually holds them to the deal I'll be pleasantly surprised.

I've noticed that plastic fencing has been erected on the south and west of the Warehouse site.  Is this part of the Hemphill-Lamar project?

I would guess so, there is fencing up on the Vickery side door that project.

WFAA just ran a quick blurb on today's scheduled Lancaster TIF board meeting with the developers. Everyone grab your knickers and pretend to be shocked: the developers didn't show up. Now looks like a good time for another developer to enter the picture.
