Near Southside sent out an email regarding a development tour going to several new developments along S Main and area, inlcuding this one. 

 

 

804 S. Main built in 1952 as a "dance hall".  During the 1980's until 2016, "Labor Ready", an organization that provided day labor resources, occupied the 1st floor.  During the same time frame, the former "Bunk House" occupied the 2nd floor as a housing alternative for the homeless. Restoration and re-purpose plans for the 1st floor include "mixed-use" commercial and for the  2nd floor propose "mixed-use" commercial with "live-work" opportunity. Project Partners, Owners, Developer, Architect, Contractors:  804 S. Main, LLC & F5designBUILD, LLC (Jennifer Neil & Robb Farmer partners in each LLC) Current tenant negotiation (still confidential) & spaces available for lease represented by Jeff Marek, Vision Commercial

I'm on their e-mail list and I saw all of the buildings they had on the tour in the e-mail.  However, I was too busy at work to take off to go on the tour.

There was a tractor pushing dirt around at this site on Thursday.

Before, I never thought twice of this building. It was very unremarkable. It still is, but now looks like it is contributing to the beauty of the street. An excellent job.

I'm perplexed as to why there are going to add that wood fence around the property. I don't think it is going to look right as you are going down an urban inner city street and then all of a sudden a tract home fence pops up on S. main. I would think that the people patronizing whatever business goes into the space would prefer to see street energy and movement not some wood fence blocking their view and shutting them in.

Is this the new trend? The medical building on Henderson near Pennsylvania is doing something similar. It seems like they are trying to make urban outdoor spaces but concealing the energy. Very strange approach to me.

I have been impressed with the transformation. It was quite striking how some black framed windows and paint could drastically change the look.

I rode by there yesterday and it was like a new building was there, I honestly couldn't remember what it used to look like.  Big transformation.

A way of beautifying a parking lot I guess?

 If I recall it was some sort of half way house/shelter. There were some scary looking guys that were always hanging out there.

If the fence does get built I would think it would be for secure parking for the tenants. Most all of the currently used properties along that stretch of S Main have fences.

According to the Near Southside Development Standards and Guidelines, any parking lot that fronts a street shall be separated from the sidewalk by a decorative and durable screen at least 4 feet in height.

I've always thought many of the screening standards for parking in zoning codes are overly cumbersome and not necessary. Fort worth isn't too bad, but some jurisdictions can really over do it.

CRUDE Craft Coffee has announced plans to be a tenant at this space.
