2 phases, 346 units, first between Race & Plumwood, phase 2 between Plumwood and Belknap. $49 million total, 2.4 in incentives.

Here's an article including a small rendering and siteplan. I really love the sound of this project. Phase 1 will have 156 units and 10 live/work spaces. It will also have heavy orientation towards cyclists. There will also be a retail slot. Building will be 4 floors total. 

 

 

 

The apartment community will have a bike room where cyclists can store and work on their bicycles. In addition, Criterion will have a bike share station on its site and is in talks with other businesses to get them to allow bike share stations on their property, particularly in the direction of Sundance Square.

Sounds like a great place to begin with improving the pedestrian traffic along Race. The area has tons of possibilities and in some ways it reminds me of what East Austin was like before the area took off. I wouldn't mind seeing this area turn into something like that.

I also think this could tie into the trails and help the area near Martin House and Top Golf get a boost. That of course depends on both phases coming to fruition.

I also think this could tie into the trails and help the area near Martin House and Top Golf get a boost.

 

Race goes down to Oakhurst Scenic Drive and Riverside Park, which connects to the trails.  Adding some infrastructure to make that connection easier at the foot of Race Street would facilitate bicycle traffic going toward the river.  That's a pretty steep climb up from the river though, I would would also look into a road diet/bike lane/sharrows along Sylvania, all the way down to 4th St.  The tricky part is getting past both Belknap and 121.  I personally have done it and don't think it's too bad for a bicycle, but more timid riders would probably not attempt that, nor would they be able to climb Sylvania up from the river.

Demolition permits have been filed for all the buildings in the way of this project. Some of them had some interesting paint jobs. Hopefully the new construction doesnt detract from the interesting character of the area.

yeah I drove by Race street today and all but 1 of the buildings on the south side of the street that had graffiti on them are already demolished and that last one won't be standing for long. I was kind of torn that they were demolished because I have always thought the added some character and urbanism to the area.

Looking forward to what the new development will bring, but wish the ugly building to it's west was being razed as well.

Nice to see another large urban project in this city. That said, I'm also a little concerned about how this will change the feel of the area.

one thing I find strange about this is the reverse angle parking on Race Street... is this a new thing? it seems like a strange concept to me

They did it on Jennings in the block where City Hall is (reversing the one-way direction of Jennings).  With more cars having backup cameras and even auto parking, it kind of makes sense.

I have a page on Facebook called Fort Worth Bicycle Picture Tag.  The idea is to take a picture of your bicycle in front of a piece of art somewhere in the city.  Then other people ride out to the site and take a picture of their bike in front of the art.  Whoever gets there first and posts a picture of their bike with the art is "it" and then they can post their bike in a new location in front of a new piece of art for others to find.  The current picture up until today was this:

But based on this thread I feared that mural is no longer there.  I rode out there today; I was right:

The mural was on the last building before the one with the green wall that still stands.  So I changed the picture to one at the other end of the block.  It's being used as part of the construction perimeter so it's probably not going anywhere soon.

A real loss.  I hope that Six Points can continue to be a "Mural-hood" and that there will be new murals dotting the area.

Pretty steep. Rentcafe says the citywide averge is $1.16 per sqft in Fort Worth, but of course that doesn't take into account age or amenities.

These developers are nuts.  Someone is going to be holding the bag when Class A multi-family rolls over, and I wouldn't want to own anything that isn't in the best locations.  It wasn't long ago that $1.75 was prime W. 7th St. rents.  Now it's Race Street?

I think when Firestone opened around 1999 rents were just under $1/SF and people were saying that seemed high at the time.  Has been almost 20 years, so seems reasonable for new construction Downtown to be around $2/SF today.

Union River East Phase II will be in the cleared lot to the south (pictured in post above) according to the River East leasing packet.
