Stumbled across this by accident. No idea what it'll be, some sort of retail. That's a happening corner lately with the Cooks expansion, Jimmy Johns, residential project and now this. I guess Rosebud cafe is going to get booted.

Yep... which is across the street from a Subway. The 3 shops are about 8,000 inches (600 feet) apart. lol. 

 

 

what's proposed on the opposite corner ... i like it. better than empty lot

Yes, there is even a sign on the property advertising the Jimmy John's that will be coming.  Maybe Jimmy John's is trying the CVS/Walgreen's approach.  At City Place, Subway and Jimmy John's are around the corner from each other on opposite streets. 

 

I hate to see the Rosebud Cafe go away.  In my earlier years, I ate many meals there.

I probably haven't been to Rosebud in 5 years, but on that last visit, I spent a lot of time trying to figure out how it had never been shut down by the health department.  But the food was great.  :)

I probably haven't been to Rosebud in 5 years, but on that last visit, I spent a lot of time trying to figure out how it had never been shut down by the health department.  But the food was great.   :)

 

It was much better about ten years ago. Last time I tried it was around 08 or so, and the quality had gone way down. But yes, dingy hole in the wall place usually equals great food.

Anyone know what's going on with Paco & John? I only got a glance of it from afar, but it looked like it was a bit boarded up.

Yes, I think they have closed, as well.  I had known about this ahead of time.  I believe that site is also scheduled for new development.

The Chipotle is actually using two full walls (rear and east side) and part of the other two walls for the new building.  I have found that the scheduled completion date for the restaurant is April 2016.

Yes, this is the Chipotle.  If you notice, there is already a sign at the busy intersection.  They reused two walls (east and south) of the old Rosebud Cafe and then built the new structure off of those walls.

i've been meaning to take a pic of this building -- how did fort worth south and form based code allow this unsightly thing get build? this entire corner from the monolithic pre-fab constructed parking garage to this building has become an eye sore.

This building is considered by the City as a remodel project.  Two walls of the old Rosebud Cafe (south and east) were retained and the rest built off of that.  I checked the building permits with the City of Fort Worth and no new construction permits were issued for this site.  It has been a while since I have done a project in Fort Worth South, but I do remember that the remodeling a building had fewer requirements than "New Construction".

 

As for the Cook Children's project across the street, I believe they asked all of their properties to be removed from the Form Based Codes Zoning.  I checked the zoning on their property and the new Chipotle.  The new Cook Children's building is zoned "G" Commercial, and the Chipotle is zoned for the Form Based Codes.

I don't mind the facade design, but it would have looked MUCH better if it were pushed to the corner of the street, with windows/doors all along Rosedale. 

Also, I hope they plan to install a substantial amount of landscaping.  It looks really bare in that photo.

Well if they did that, it would have been New Construction with more requirements.

 

I passed by it recently; it doesn't look that bad in person.  And the both 8th Avenue and Rosedale already have so many styles of construction that I don't mind letting this one get away.  It's no worse than the strip mall south on the 8th where the Subway (formerly City Pig BBQ) is.
