It's only been rumored for 3 or 4 years now, think most stopped paying attention a couple years back. ...and what would be the likelihood of something going in during a recession when we couldn't get anyone to bite during the fat years.

I'll believe it when I'm shopping there, if they do open, they'll get my business simply because I want them to stay, not because this meat and tater guy prefers gourmet spuds, it's because he's thankful they're opening up a block away.

This thread started my brothers and me discussing the last real grocery store in downtown proper. We all remember the Leonards/Everybody complex on the north end, but both brothers claim to have a recollection of a working grocery store on the south end up into the 1980's. They both worked on a drive-in bank somewhere around the Burnett Plaza and recall this grocery. Ring any bells for anyone?

I can't speak to the rumors of the past few years, not sure of their origins. We prefer to announce imminent construction.

Hahahaha... trust me I do not think that Oliver's will be a duplicate of the Courthouse Market, even though they had great burgers.

I remember a grocery store in the buildings demolished for surface parking to be used by 1st United Methodist Church of Fort Worth. The grocery store and lunch place was called Turner and Dingee Grocery Store according to:

First allow me to be on record for being supportive and happy that Downtown Fort Worth is getting a grocery store. I support local projects.

But is this approval of a TIF use for Sundance Square/Oliver's Grocery similar to the use of a TIF denied to Fort Worth South-Trinity Vision/Streetcar? I recall one prominently repeated criticism of the Streetcar TIF was that it would serve only one or at most two districts. In all candor, how many constituents beyond downtown can be expected to benefited from having an Oliver's Grocery?

I'm a novice in the TIF arena, not sure how it relates or if it relates to PIDs on my yearly property taxes but I thought a lot of it was based on taxes in the 76102 area. I just know I pay a lot more than I care to when it comes to taxes and even more so due to my downtown address.

Even though a downtown market is the first item I'd say I'm 100% behind when it comes to where my taxes go, the StarTelegram has some info on it as downtown development funds: http://www.star-tele...hould-be-a.html Looks like the provisions stipulate local jobs and encourage using locally grown products.

I'm just hoping with some development funds helping to pave the way for a market, there will be some transparency to who's making what and once everyone realizes one niche market does gang busters business, perhaps that will entice some expansion into other market type niches.

I'm not sure how a streetcar would impact downtown business but markets are anchor businesses you have to have them.

I am always glad to hear of a new business opening in Fort Worth. However, I can not for the life of me imagine what business the city has financing a grocery store. Honestly, with a huge budget deficit looming and a multi-million dollar shortfall in the city's pension fund, small business financing is an essential city service? I wish Oliver's much success in their new location. But really, if they need a loan to do some remodeling, let them go to a bank. This is yet another example of how the City Council has lost sight of what is truly important in city government.

I am always glad to hear of a new business opening in Fort Worth. However, I can not for the life of me imagine what business the city has financing a grocery store.


The loan for construction purposes is coming from the Fort Worth Local Development Corporation, a non-profit created by the city in 1987. It is funded by rents and natural gas revenues on city-owned property, not from any sort of taxes or the city's general fund and thus has nothing to do with the general fund budget issues. Oliver's sales tax pays it back, and if they don't make it, Sundance Square has to pay it back in full.

In these sorts of economic times, I feel that helping small businesses invest in our central city is exactly the sort of thing these sorts of loans should be doing. We can either just slash everything to the bone, or invest and innovate our way forward - I believe the latter is far healthier than the former. When combined with the fact that the LDC funds likely can't be used for the general fund anyway, I can't see how this is anything but a positive.

I couldn't agree more. Look at what the current business lending climate is doing to the economy. It's silly. And you can blame the FDIC if you really want to point a finger. Banks are afraid to even do a lot of deals that they know are solid because no one wants to draw any attention to their books.

I heard a CEO say somewhere along the way that a company can't save its way into profitability. You have to invest your way to profitability. Now is exactly the time for it.

Long Time Coming

I think this is the first step in the next and long over due phase of downtown Fort Worth. With the Hell's Half Acre's trinity of power brokers that have sculpted Sundance Square into the Real Estate and Corporate oasis that it is, I truly do not understand what took so long to implement this crucial step.

I believe it's become painfully clear that Sundance has stagnated for a while now, even begun to contract, I'd hate to see what we'd look like had we not had the Super Bowl and ESPN here a few months ago, I've half expected to see seedier types of establishments popping up as they did in the 70's and 80's.

You can only eat out and meet your friends over drinks for so long, you eventually have to return to or visit some form of normalcy on a regular basis by shopping, cooking, just regular living in your downtown home, to do so up until now the first step was to hop in a vehicle to leave Sundance Island to go get your stuff.

City Data, building permits, existing home sales, sales tax revenue, sales tax delinquencies, foreclosures, store vacancies and turn overs, and the most technical of all, I look out my window over Sundance several times a day and notice the changes year over year.

The items off that list that are actually relevant to SSQ, are all positive and have been for decades. Since Sundance has not never developed any for sale residential product, existing home sales are not a direct measure, but in the context of condo sales downtown, I would suggest that the recession of the last 2+ years is temporary (though we have managed to string it out to record length). There has never been even one foreclosure in Sundance. And there has certainly never been any risk of repeating the seedy 70's.

The risk of history repeating itself is always there, given a long enough time line anything is possible. I do find it amusing that some of what many would qualify as seedy in the 70’s is now readily available in many American households, and on rare occasion, visible on downtown streets, the risk is always there, hence all the officers and private security 2 to 3 of every 7 nights downtown.

I think it’s become obvious you and I are focusing on two totally different layers of downtown and more than likely different areas, perhaps a micro vs macro approach. As for stats that stand up 20 years plus, that’s too broad to be useful to anything other than census types of generalizations. I lean more towards linear dynamics myself.

I like your Sundance, I truly do, unfortunately the one I’ve called my front yard going on 7 years now is not quite as rosy but I love it just the same, blemishes and all. I plan to always have it as one of my residences even though it may not always be the primary, it will always be my home.

I think the addition of Oliver’s is going to make downtown incredibly more livable and finally put that last piece in the puzzle that many of us had begun to assume was lost for some unknown reason.

Thank you, I was never looking to debate, just to offer the facts that might counter the notion of decline. And, more importantly to learn what might be creating the impression.

I also appreciate your posting the Oliver's info from the Manfield location. That was a category that was beyond difficult to fill, and it is critical that he finds support from the downtown neighborhood.

Oh, boy! Out shooting this morning (photos) and see lots of progress inside Oliver's. I resisted taking through the window shots at the new freezers, coolers etc..., but it is looking great. I am so excited. My wife has been using Oliver's as an excuse not to grocery shop for about a year. "I don't want to fill the pantry before Oliver's opens up!" Needless to say, I have been doing a lot of shopping this last year.

Was looking over my balcony at Oliver's grocery store construction. I was thinking to myself, "I hope it is still on track to open", and then a big truck pulled up with new Oliver's awnings. That was the only think that could for sure answer my question. Seemed like a real coincidence.

I really don't think so. They will have prepared foods but I think will focus on groceries and raw stuff. BTW I seldom get on an elevator that somebody doesn't say, "I just can't wait for Oliver's to open." I was unaware of the pent up demand. (Including from my wife.)

My new diet (for life) emphasizes fruits and vegetables. Makes it perfect to buy that stuff frequently which make for perfect timing for this store to open. Rather than buy a weeks worth of fruit at Target we can be what we need every couple of days.

The awnings are made from a vinyl fabric with an acrylic coating on both sides. This usually keeps them from fading significantly.

Absolutely there will be outdoor seating. You can see from the photographs that the sidewalk is being reworked to allow for new outdoor seating areas.

I couldn't help but laugh after that story ran on WFAA last night. They went to all of the trouble to have a reporter do a live shot for a story that ran all of 50 seconds. Not sure if it was a lack of content or if it was sacrificed for other news.

That being said, I can't wait to try out Oliver's. Their deli menu looks great.

Wife and I saw the story on Channel 8 as well. We looked over the balcony below and saw them shooting. (was live) Was excited to see the story. My wife is still on a hunger strike waiting for them to open. (I told her if it doesn't open until 2013 she will wind up the perfect weight...)

My wife and I wandered in Saturday for lunch. The food was good, not great, but the prices are quite reasonable. Seemed like pure chaos behind the counter with (I assume) the manager barking commands like a drill sergeant, but I imagine that's to be expected on opening day. We'd go back, although I'd try something different next time (I had the chicken cordon bleu on flatbread - more rabiit food than substance (aka meat))

Tonight I tried to swing by on my way home to Trinity Bluffs. I wrongly assumed that the lot adjacent to Oliver's would be available for patrons and was waved away by a very stern booth attendant. Since there was no street parking available and I wasn't in a walking mood I gave it a pass. Am I missing something with the parking?

The parking garage at 3rd and Taylor (just around the corner from Oliver's at 4th and Throckmorton) is free after 5 weekdays and all day on weekends. Just remember which floor you're on - I've been left wandering there many times! :)

I am always glad to hear of a new business opening in Fort Worth. However, I can not for the life of me imagine what business the city has financing a grocery store. Honestly, with a huge budget deficit looming and a multi-million dollar shortfall in the city's pension fund, small business financing is an essential city service? I wish Oliver's much success in their new location. But really, if they need a loan to do some remodeling, let them go to a bank. This is yet another example of how the City Council has lost sight of what is truly important in city government.


Fortworthology already replied to this but I will also point out that it is exceptionally difficult for downtown areas in most cities to recruit grocery markets. In Los Angeles, a similar "rabit out of a hat" arrangement had to be made to recruit Ralph's to Downtown, despite a large number of residential condo units.

I visited Oliver's over the weekend during the film festival and was delighted.

They had a fire in a motor within a piece of equipment and this prompted evacuation of the store this morning.
