T&P Warehouse redevelopment:
Mixed-use development of 450,000 square feet. Approx. 300 apartments, 52,000 square feet of retail (street level) and office (2 floors). Total project cost approx. $54 million, in design phase, construction expected to start 2008.
Also some details on the "Avenue of Light" sculptures for Lancaster:
As for the Plaza Hotel:
"The City Council has executed an agreement with Presidio Hotel Group on renovation of the Plaza Hotel as a Sheraton Grande. The new hotel is scheduled to open in the spring of 2008."
Will have 430 rooms.

The proposed cut through design of the T&P Warehouse is the most egregious violation of the laws of nature since someone agreed to marry Rodney Dangerfield. No one in Dallas would cut a hole through a beautiful building like this. I propose we designate the building the 8th wonder of the ancient world and take advantage of the 12 day partial demolition delay that accompanies such a designation. If we don't demand better projects, we will continue to get what we have here today. I oppose the architect, the builder, the financing, the permitting and the now poluted air surrounding the building and even this entire thread.
Unless they put in an IKEA. That would be ok then.

I thought the redevelopment of Lancaster called for a tree-lined, park-like boulevard. What's with that huge concrete plaza? Not much fun in the over 100 degree summers . And I'm with CB, although I like hole in Montgomery P. (I never thought the building was interesting before), to tunnel through the T&P is insane!!

I think some confusion has arisen here.
Lancaster is going to be a tree-lined, park-like boulevard. The plaza is *behind* the T&P Warehouse. I know the image stinks, but that's what is being shown. Behind the warehouse, according to the image, would be a fountain, plaza, smaller buildings & what looks like a parking structure. The only view of the front is on the left, and shows ground-floor retail with sidewalk dining and a row of trees. *That* is the Lancaster side of the project. As I understand it.
Also, there is nothing in the plan about carving a hole through the T&P. I believe that was introduced as a joke by another poster. It is not in those plans.
As for the real/fantasy nature of the project, this was a City of Fort Worth presentation, and apparently the city is in talks with various firms and there are already plans being drawn up (as seen in the images). Don't know much beyond that.

Thanks AG for clearing that up. I couldn't tell the rear from the front of the T&P from that image. If this comes to fruition, the fountain is awesome. But I would rather see a fountain like that in front of the building.

So would I, but with a fountain that size in the front, you'd have to divert Lancaster around it - the new Lancaster is going to run pretty close in front of the warehouse.
Big, impressive fountains are something I want to see a lot more of in Fort Worth.

FRIGGIN HILARIOUS!
So why don't these MW Plaza like GENIUSES put a big BUCKINGHAM style friggin fountain in the smack dab middle of Lancaster Ave? That way if you choose to wade in it, you have to "FROGGER" it and fight off LAve. traffic. Then and only then have you EARNED the right to WADE ON.
Yes, the cut through idea was pure foolishness. But the rendering is still WHIGGITYx2 WHACK! Looks like that old " Money for Nothing... words words words, Microwave Oven" (Dire Straits) MTV video back in the parachute pant 80's. Hated that video, cool song though.

safly, just calm down, not every topic requires your level of drama. I'm just glad something is finally, maybe, possibly happening with that building. Not that paintball or haunted houses aren't loads of fun! And the fountain would be awesome, although I think the sizeof it is going a little overboard. Anyone care to guess what prices will be for the apartments?

For years, most of the growth in downtown Fort Worth has been on the north end.
But now that growth is reaching to the south end and east of I-35.
This concentration of redevelopment is along Lancaster Avenue.
West Lancaster today is relatively quiet - there are no shops, no restaurants, there is only a subtle buzz from construction taking place along the street.
But in January, the street should look completely different - there will be ornate light poles that punctuate the refurbishment of the historic buildings along the street.
"If you look at those buildings, they are the 20's art deco. There's something so beautiful and long-lasting about the artistic design in those structures," said Wendy Davis, a Fort Worth City Councilwoman.
One structure in particular, is the old T&P warehouse that has been empty for years. But a developer got the green light on Tuesday to transform the historic building into high-end apartments or condos. This activity is helping a renaissance on East Lancaster. A $1.5 million project is also underway at Oakland and Lancaster - a new grocery store and there are talks of a Starbucks.
"I think when I-30 came in it really was a detriment to that corridor, and it has really suffered in recent years," said Mayor Pro-Term, Kathleen Hicks.
Marshall Grain Pet and Plant has been on Lancaster for 60 years and withstood the economic blight that has taken place in the area. Jim Connelley bought the business two years ago.
"A lot of people in Fort Worth perceive this as a high-crime area," he said.
That's because of the three homeless shelters on Lancasters. Connelley has even considered closing shop. But not yet, not with the new growth that's coming in.
"I think that's great. The more that's done, the better it will be," Connelley said.

At Lancaster and Oakland,there used to be Oakland Thrift Store at the NE corner,now that whole strip has been re-done.And is now a Dollar Tree.I believe theres some action at the spot where Grandys used to be.Theres a CVS (of course)where an Eckerds used to be.A Wallgreens(of course) right across Oakland.Theres definately room for street improvements.Sorry, that was for the City.

I don't know about that. Timelines change. The sculptures are definitely still in progress, though. Expect to hear more in the not-too-distant future. They're going to look great.

I believe that there is a transfer station for the T East of that intersection, maybe less than a block away, next to the CVS or Walgreens. Lots of traffic for a good business. The Walmart on Beach & 121 needs some relief and a big box on Lancaster would fit the bill perfectly.
