I had'nt even realized this one had broken ground, went by after Arts Goggle and whaddaya know, it's half done! The wood paneling on the roof is a nice look.

The glass paneling on the windows and the roof woodwork looks a bit different from the art rendering; otherwise, looks to be classy-designed apartments.

There seems to be some development on the block of Rosedale between Washington & Adams.
The old Rosedale Cardiology is set up to become a restaurant designed by 97w

The existing strip mall at Hemphill and Rosedale is getting a new look.
(personally I think the best look would be a wrecking ball, but I'll take this for now)

This is located on an important north to south and east to west intersection which has been characterized by "fringe" businesses; so any aesthetic changes such as trees, lights, traffic calming tools are welcomed at this site. If the developer is discriminating as to they kind(s) of lessee(s), then this can be yet another great addition to the ongoing improvement of Rosedale Street.

Near Southside is proposing new amendments to the design guidelines.
Recommended Amendments to Near Southside Development Standards
- Establishing a new maximum for parking lot frontage along public streets.
- Applying architectural standards to highly visible facades that do not front public streets and are currently not subject to those standards.
- Updating sign standards to prohibit internally lit cabinet signs and to require Urban Design Commission (UDC) approval of monument signs.
- Establishing guidelines and requiring UDC approval for sky bridges over public streets.
- Expanding administrative flexibility to approve entrances from sides of buildings on sloped sites.
All sounds positive to me.

Several demolition permits have been filed for every building within the block West of 9th, North of Pruitt and South and East of Pennsylvania. Not seen anything on what might be going in there, if anything at all, but tearing down such a large swath would leave a lot of room for something pretty big. Owner of all the parcels is listed on tad as "700 NINTH AVENUE LLC". Maybe still demand for something like the failed 424 Summit Proposal. Maybe just a parking lot.

I would hope the residential part of this development would be well above the noise of the rail lines right next door. My guess is this this is going to be cheaply-built conventional apartments.

any update on how this is supposed to look? elevation or front rendering? The current state of it is just sad. And is that a green house in the middle of the building jutting out towards Rosedale? It's metal framed and they are insetting wood framing. And the wood composite decking being mounted vertically on the building facade looks out of place. I'm hoping the overall comes together, but right now it's a mash up.

Demo existing structure onsite, rough grade all 3 lots to bare dirt. bring in cushion sand for final grade, build 2 separate structures on 1 common slab with a corridor splitting down the middle. Will be total of 12, 2-story condo units, 6 on each side of the corridor.

Near South has a redesigned website. It seems to put a heavy focus on subdividing the area as a whole into more compact neighborhoods. We've talked about how each area definatly has it's own feel and character, but cohesive overall, so it's good to see a more offical look at it. https://www.nearsouthsidefw.org/home

Some news from the TIF
Discussion and Consideration of a Resolution to Amend Resolution No. 2015-9 to Approve a TIF Funding Agreement with the City of Fort Worth to purchase property located at 1616 Hemphill, Bellevue Hill Addition, Lot 1R, Blk S, to be used as public park land, (Paul Paine, TIF Administrator)
This park looks like it would essentially be an expansion of the existing Fire Station park which occupies the western half of the block.

That is interesting. A retail strip center with a grocery store used to be on the site. The grocery was originally an A&P. It was built without fire walls between the businesses, and one night it caught fire and was destroyed. The owner at the time stated they were going to rebuild, but that never happened.

That is a great location for an urban park, several community service organizations have facilities close by and it seems that there are several plans for medium density multifamily coming to fruition in the area. How about a climbing wall? With a waterfall down the other side?

The old blighted buildings on the land south of Pouring Glory are coming down. Looking at tad most of that land is owned by the same group, "VOTRE SANTE DEVELOPMENT GROUP LLC", so that may be something to watch out for, with how hot both S. Main and Rosedale have been. Pretty sizable plot of land.

If the current trend of development along Jennings Street continues, it bolsters my idea that this corridor should be high on the list for the southern streetcar/light rail line.

In other news, there seems to be some sort of mixed use project planned at 911 Cannon, a block east of Trimble Tech. Not a very large plot of land. That's about all I know. Something to keep an eye on.

The space will feature 4 micro retail spaces with prime South Main frontage, our own 2,600 square foot design and furniture store (in the style of Magnolia Market in Waco), a 4,000 square foot restaurant, and a 5,000 square foot event space that will cater to parties, weddings, receptions and also serve as a Farmers Market on Saturday and Sundays. Each space will be surrounded by beautiful shared courtyards

Don't have a pic, but that Church's Chicken on the corner of Rosedale and Jennings is shut down and boarded up. Seeing how it's the only building on the block, I'd say that makes for another grand opportunity for mixed use...

Church's chicken has had demolition permits filed. That will leave an entire block completely empty, on Rosedale. Not sure if anything is being planned here, but it would be nice to see a large infill project.

It's pretty amazing how the south side is starting to fill in. I never imagined 10 years ago that it would pick up the momentum that it has. It's amazing to see that there's big development happening or planned on all 4 sides of downtown.

A 4 story cancer treatment center with med offices and 5 level garage is planned at 500 S. Henderson, planned to start Feb next year and be completed summer 2018. Perkins + Will is the architect.
