Seen on the website for Hudgins Co, who are developing Mag & May, also in Near Southside.

 

 

Sited on 1.7 acres of land in the midst of the vibrant Near Southside, Rosedale will consist of approximately 215 units of Class A+ multifamily housing. The area is historically underserved, so timing is right for such housing. Near Southside is home to five regional hospitals and numerous medical office buildings and adjacent to Magnolia Village, a historic street lined with popular restaurants, bars, and entertainment.

The website does'nt mention an exact location, but I think I tracked it down. 1.7 acres is a pretty average size for most blocks between Rosedale and Oleander. For example, the the block bounded by Jennings and Grainger is ~1.73. This plot is owned by Rosedale Acquisitions LP which uses 722 N Main as an address. Guess who else is at that address? Hudgins Co.

 

This block is completely empty. Until it's demolition last year, a Church's Chicken stood on that site.

 

This will be the 3rd large apartment in recent years on Rosedale. Currently, the Monarch is U/C with 322 units and the Oleander II is in site prep with 390 units. In total, Rosedale is looking at 932 new units of apartments.

Went by the QT off of Rosedale and Hemphill today and noticed several cement mixers and a couple of dump trucks on the property. Noticed some dirt hills building up the past few weeks as well. Assuming this area is the same as mentioned.


The trucks were on the southeast corner of said property, not that that means anything, haha

I think they've been using the site as a staging area for roadwork on the surrounding streets.

Most likely all the street north of Pennsylvania and west of Hemphill

I like these tall multifamily strutures because they stand out in the neighborhood.  The design, judging by the drawing, is not terribly impressive, though.  I hope they get rid of the yellow-colored trim.  The color doesn't seem to fit the rest of the building.

I'd want them to keep the yellow. Sticks out in a good way, IMO.

The on site facade display thing has been painted various shades of blue insted of yellow. I wonder if they'll change the look of this.

Yeah the blue is a lot nicer looking than the yellow. Although their other project looks decent with the yellow.

I doubt it is going to happen but is this complex going to have ground floor retail? The ground floor looks much different than typical Pancake-plexes with all the large windows below

I haven't looked carefully at the ground floor but from a block away, I think it is one of the better apartment development designs recently. 

 

I like the blue - a nice departure from the tans and browns that seem to be often used recently.   I think the west side is better organized than the north.  I like the rhythm created on the west side by balconies and color changes.  It doesn't look arbitrarily complicated like Cadillac and Broadstone Southside buildings.
