So now I'm confused as the story seems to have shifted. Earlier there was the "HUGE screwup by Wells-Fargo," but now it seems they had the best rate and it was the builder that filed incorrectly with the city regarding ownership issues? Where was the delay origin, truly? (My bet would be it was whoever picked up the tab at the Worthington)
Neither .. family hookup at Marriott Corp made the arrangements ..
The HUGE screwup was a miscommunication on the bank's part, but my point in my later post was to say that regardless, in the onset, it made more sense to go with them because they are our bank and we did get a better rate than what Benchmark was offering.. that's what it all comes down to.. so in that regard, no regrets..

LOBS, GROW UP! Chris at Benchmark is an excellent professional at what he does, there is nothing wrong with giving him or getting him some business over his way. He and the BIG guy at Benchamark are very cordial and do whatever is necessary to ensure a succesful and timely move into a property. I would build on that relationship and have a couple of beers with him over business and family at anytime and anyplace, rather than be a number with WFargo. Chris is that GREAT of a guy and we always appreciate he and his wifes company and support at the symphony events and get togethers.
Safly, honey, if you're going to chime in on this you should know a little more background. I've known Chris for a couple of years now, he's a very nice guy indeed, and I've had drinks, lunch with him and his wife a few times.. very very nice people to hang out with indeed... This is completely separate from the fact that we were just not interested in his offer. There were more competitive deals out there than his "Locking in at 6%" at the time, and so we chose to go elsewhere with a seemingly better incentive. Because you hang out at the Symphony with them means that I don't have the right to pick who I get my mortgage with?? huh?
He is all business for you and for the right price. Bottom line is you can take your Argentina trip and reenact scenes from "Starship Troopers" til the cows come home for all I care. But for some of us here, friendship and a lasting business relationship trumps AA miles and a lower rate any day. Chris at Benchmark Mortgage is the real deal, with his get-the-job-done attitude (from his former military background) mixed in with his accomadating mid-west charm, why go elsewhere?
(I don't get the Starship Troopers refrence, sorry.. did they shoot on-location in Argentina? And if so, is that your funniest anti-Argentina barb?) And you know, I didn't ask your opinion on what I want out of a mortgage agreement... My wife and I enjoy travelling and therefore the extra miles and better rate were an incentive that he just couldn't compete with. Why do I need to defend this to YOU? Bottom line, we got the better deal.

Well, "furiate" all you'd like -- I suppose what made me "call him out" as you say, is the fact that he apparently mocked to one of his clients about how we didn't use his services because we wanted the miles -- prompting her to come on HERE and post a lil' PUBLIC JAB at us for doing so, however cute. It makes me wonder what other personal or financial information we've shared with him he's told her that might wash ashore on here. I don't care if you and him have season tickets to the London Symphony Orchestra and sip Mint Juleps at the Kentucky Derby together, we found it to be a little low-handed... and I would hope he doesn't endorse his client indicating in a public forum about how he leaks details about other people's morgage situations. Bad for business where trust is earned and privacy should be respected. But all that is irrelevant to you because YOU and HIM have TICKETS TO A POLO MATCH!
Again, I've hung with Chris many times and I've always enjoyed his presence, and that is why this surprises me. Now go back to arranging Manchuwok to anchor the Rail Market bldg.

One of my early jobs in the industry was workin' for the AAEFCU .. but our sole intl first class experience came with a bump-up to business class from Zurich to DFW on a Delta flight .. it was a fine treat.. alas *sniff* .. Terminal 4E looks so empty nowadays...

-As for the symphony comment, I could understand your backlash, I am just implying that he has been very interested and active in the downtown community for quite a while. Mint Juleps are not my thing, prefer Jameson on the rocks, sometimes a sweet minty mojito on a hot summers day, but never MJ's especially at a derby, how tradi and pretentious.
-BTW the whole STroopers thing was a little bit jabbish but yes, the movie was set in Buenos Aires, the NEW CAPITOL of the WORLD. Every time I hear of Argentina I think of 2 very disturbing and clueless films pertaining the place, one being Evita and the other being STroopers. Diego Maradona was the most interesting being about Argentina for some time, but we all know of his story as of late. No hard feelings. Happy travels.

Gotta go watch "Queer Eye" in Dallas, maybe check out some good architecture or a place to shop for furniture.
I prefer to spend my money in Tarrant County, if I have the option. For some good options for furniture though:
Sofa Web ...more than just leather sofas.
If they don't have a store in Tarrant county but do business in Texas then you might as well go to Dallas for places like Eurway.

Your determined specultion that Chris was divulging pertinent info. to his potential clients is a reach. Anyone can walk into a WF and see that AA miles are going to be incentives to retain their business, you put the whole WF brand out there yourself. Somebody tapping in to the forum should be able to put 2 and 2 together.
Yes, but I guess you are unaware that the day before closing we say Chris himself with our aforementioned new neighbor that you saw post earlier at the title company and spoke briefly.. We did stress to Chris many times that the miles were the main reason we were choosing WF despite his many good-natured attempts to win our business. It is for those reasons that make this little breach of trust a little more obvious..
How coincidental that I've been telling Chris to check out this board for over a year, and out of nowhere this chick comes on here and her very first and only post is her opinionated remark about US and our motives? She doesn't even know us but from the 30 seconds we met her @ the title company when Chris was with her. Put THAT 2 and 2 together...
Annnyyyywayyyy, it's all under the bridge now, we're moved in, Tower is great, we don't care about that delay poop anymore, we'll still let ol' neighbor girl borrow sugar or flour or whatever if the occasion arises, and I'm sure I'll still get Chris his Y Membership I've been promising him and one day we'll all laugh over a racquetball game..

Safly -- My first taste of a mojito was at Versailles on Calle Ocho in Miami's Little Havana (whilst trying to locate Elian Gonzales's "Miami Relatives") and I was hooked -- loaded with sugar, and all this crazy stuff was sticking out of it... Sugar cane stick, mint leaves, etc ... (we actually saw former TX gov. candidate Tony Gonzales & family there -- he suggested it!) so when I went to Cuba Libre last summer in Dallas, we got a pitcher thinking it'd be the same.. that poop was so sour and bland I asked 'em if perhaps they made it wrong? Manager sipped it and said "Nope, it's right!".. $25/pitcher and it was vile.. who makes a good one around here?

Having just visited, let me tell you that Argentina is not the best place for beaches. The Argentines all head over to Punta del Est in Uruguay. Also, if you go "later in the year," make sure that "later" is after October.
Yessa, as a matter of fact, my wife's folks who live in Naples Fla are close to a couple who have some sort of significant stake in the Conrad Punta del Este
and we were invited to be their guests whenever they're down there, so that is on the agenda... and indeed, the goal is to visit during their summertime so it will probably be around Thanksgiving..

well I tried @ Texas de Brazil (which actually does make a very decent caipirinha -- as they should if they expect to pass off the Brazilian theme) but their mojitos seem a little off .. at least they know what one is, but yeah, I don't think too many places even carry mint sprigs
one time last year I asked the bartendress/bartendrix (?) at Mambo if she could make one, and she tried to improvise one w/ creme de menthe... bad idea ...

I've noticed most American recipes don't include angostura bitters, just 2 or 3 drops.

Lane's proposal for The Tower

Councilman Jim Lane went on KRLD/1080 AM radio Friday proclaiming that -- in the spirit of Cowtown -- the city should put up large longhorns that light up on top of The Tower downtown.
He even said he would have a resolution Tuesday at City Hall to rename the building the "Molly Tower," a tip of the hat to the city's longhorn logo.
It was a joke, he said, that some have taken to heart.
"People have been coming up hugging me," said Lane, known as a jester. "Everyone has gone crazy."
TV crews showed up seeking interviews, and local and state officials called Lane in a panic. The radio station didn't announce that Lane's proposal was a joke until after 5 p.m. Friday.
Lane wanted to set the record straight.
"There are not any plans to change the name of the building or put giant longhorns on top of the building," Lane said with a chuckle. "It was an April Fools' joke that has been very successful."
FORT WORTH - It was an April Fools' joke that was just too good.

I get so sick of everyone having to be so serious all the time and to me the worst thing ever is being "politically correct". I hate that. Don't get me wrong, there is always a place for tactfulness and diplomacy... But, humor is what saves this world from being overbearing and oppressive. One of my favorite movie lines is "this town needs an enema" from Batman. That line rings so true only on a more global scale... THIS WORLD NEEDS AN ENEMA!

We just toured BA for a few days and then headed over to the new 4Seasons resort in Carmelo, Uruguay for some golf and shooting (and polo - but just to watch practices). Next trip I would like to hit Bariloche in the Andes - not really interested in much cooler climes. But that will have to wait until after Rio (next winter) and a garden tour of Japan in the fall.

very nice.. if I may suggest, if you have time, you must take a little side trip out to Easter Island... I proposed to me wife out there and it was just magical.. Once back in Santiago our friends we were staying with took us to Valparaiso... both cities surprisingly very cool... Chile .. a truly awesome place -- who knew?
We did Rio the week before 9/11/2001 .. our friends who travelled with us actually got stuck out there because all inbound US flights were halted for a week.. can you believe they had a Churrascuria set up EXACTLY the same as you see at Texas de Brazil, 'cept it cost $4 US per person??
Our first international trip together was to Tokyo during "Golden Week" (May I think?) when all the Japanese take a week off to enjoy the newly-bloomed Cherry Blossoms.. seemed like we had the whole place to ourselves

I guess all the new Tower residents are enjoying their view(s) too much to give us “soon to be’s” or “wanna-be’s” an update. Okay… they don’t have internet yet or haven’t discovered wireless LANs (see other thread), perhaps they have too may magnets stuck to their walls to receive a signal.
How bout some news Towerinians?
internet is back .. but even before that, wireless LAN just wasn't possible here.. I thought MAYBE we could gank off the Zoë hotspot signal but it's apparently too far away.. Hm.. only new stuff I know of so far is that the main lobby will be opened by April 30, they say, so no more meeting people on the street and leading them through the tunnel.. We were told the 5th floor deck will be opened "in a month" (putting that at around May 10) but this little "newsletter" we just received about 15 minutes ago says it'll be May 30. .. poop.
I don't know about the units above 11 but at least on 6-10 they came with these really really cheap default track lights.. looks like they cost $4/can .. everyone seems to be swapping them out .. (we went to HD and got four of those cool lil' halogen hanging track lights w/ the glass globes -- what a difference!) .. I met a dentist on 10 who had an electrician up there doing all this crazy light work in his kitchen -- it looks phenomenal... He had one of those xmas rope lights hidden on top of his cabinets controlled by a dimmer, to create this indirect glow... very creative.
Anything you'd like for me to try to answer, Dave?

I'm curious about the effect of the rentals on the overall value of the property. I know that in single family residential neighborhoods and in suburban townhome projects, rental properties generally drive values downward. Does this hold true in urban highrise projects as well? Anyone have data on rental vs. owner-occupied values in Dallas or Houston?

I plan to do some light modifications as well, don’t have a choice since they’re to leave the wires hanging, guess I could go for the Spartan look and just solder a bulb to the bare wires, or maybe not.
Once all the building basics are completed, "the poop deck" and being able to walk in from the street; do you think it’s much different from your old address? I mean you’re still in 76102, just curious if anything is drastically different or much of the same.
For me it’s going to be a drastic change, I’ll get my weekends back, no more mowing, sneezing, trimming trees, no screaming kids in the park across the street, no outside painting, no more kill or be killed wasp missions in the attic. AND I’ll never have to play the who’s driving game when I go out with friends; I’ll just say “I’ll see you when you get here.”

Next trip I would like to hit Bariloche in the Andes - not really interested in much cooler climes. But that will have to wait until after Rio (next winter) and a garden tour of Japan in the fall.
very nice.. if I may suggest, if you have time, you must take a little side trip out to Easter Island... I proposed to me wife out there and it was just magical.. Once back in Santiago our friends we were staying with took us to Valparaiso... both cities surprisingly very cool... Chile .. a truly awesome place -- who knew?
We did Rio the week before 9/11/2001 .. our friends who travelled with us actually got stuck out there because all inbound US flights were halted for a week.. can you believe they had a Churrascuria set up EXACTLY the same as you see at Texas de Brazil, 'cept it cost $4 US per person??
Our first international trip together was to Tokyo during "Golden Week" (May I think?) when all the Japanese take a week off to enjoy the newly-bloomed Cherry Blossoms.. seemed like we had the whole place to ourselves
Japan sounds cool for the cherry blossom festivals. DC has that too, it was very delightful to see, then hang out at Georgetown pubs.
Did you visit the wonderful vineyards while in Chile near the coastline and Valparaiso? Any restaurants in town that carry A+ Chilean wine?
For my money I would visit back to Barbados in December, the Gold Coast part, very tranquil especially when you swim with the sea turtles. A place that I have been planning to see is Croatia, near Hvar and Dalmatia Islands. G-friend says it is absolutely AMAZING and inexpensive too. Their gastronomy is similiar to Texas BBQ, and of course their seafood/lamb meals have hints of Greek in it. Very old and beautiful architecture to be amazed with. Laters.

weeel, since our "last place" was the electric bldg, things are indeed definitely DRASTICALLY different -- things are getting pretty miserable over there (much more on that in a later thread when I collect my thoughts.. that place is a total FWW-style or Becky Oliver exposé waiting to happen) .. of course the excitement of coming over here tops just about any other place I've lived... I ain't lyin when I said this fulfills a childhood dream, and even after 3 weeks of being here it's still as exciting as the first day.. I don't expect it to ever get old.. finally having a balcony is really cool too..

yeah, that whole "owning a house" scene never appealed to me for some reason.. maybe i'm just lazy .. i'd rather take the time gained from not having to mow/paint/tar rooftops and spend it training my dog to sniff out silver.. ... I know Mr Waggoner left a stash of Walking Liberties around here somewhere!

IF TRUE, WHAT A SHOCKER! It seems that my early posts from 2 months ago have found light. Investors buying multiple units to live and lease out. TLandrum and crew telling FWST and the WORLD that all units below the penthouse are "spoken" for. OH MY! FWST doing a "puff piece" of an article on the Tower, thus promoting it's hype to unfound status.I keep meeting people who have purchased residences in the Tower and bought additional units to lease, including one investor I just heard about who has purchased SIX! Of the thirteen owners I know personally, four have purchased more than one. Two units are advertised for lease on rent.com.
I'm curious about the effect of the rentals on the overall value of the property. I know that in single family residential neighborhoods and in suburban townhome projects, rental properties generally drive values downward. Does this hold true in urban highrise projects as well? Anyone have data on rental vs. owner-occupied values in Dallas or Houston?
Once again TLC and FWST marrying their version of the ACTUAL TRUTH. As if to say that all the 290 units of the Tower will have 290 owners living in it. These "reported" prices and half truths were a stretch from the get go.

Congratulations to the hard working folks who bought their units at "market value". Just think, if you could have afford to buy 2 or more, they would have gladly knocked off $20-60K each. Just a thought.
Irregardless of high rise situation or not you can expect a dip in RE market values from rental prices on the market leasing low for a while or not at all, while other competitive properties are being built up in the surrounding area. Some people were asking for $2500/month for a "1000sqft." 1/2 unit, just because others were first listed at that price on May 28th, BUT NONE HAD TAKERS. Hmmm. I know of people buying up units with no intentions of actually living in them and wanting to play the LANDLORD game. Risky stuff, but buyer beware. You're not going to believe this but we met someone who bought a joint on 6 and told us she wants to try leasing it at .... $1000/MO.. while her neighbors are asking $2000+ .. Unless her strategy is to get someone all moved in and cozy and then triple the rent a year later, I don't understand how that's even worth the trouble.. It seems some people might make easier money just turning around and selling the unit the moment they close. Hooked is right though -- out of the 15 or so people we've met in the bldg so far, about 8 of them bought multiple units..
I feel so uncultured only owning one

And EVERYONE remembers their first.
I'm quite sure the people moving in and buying multiple units have done so to provide their lower level maids quarters.
Isn't that the kind of "clientele" TLC was searching for all along?
I also heard from a RE agent encounter that FHA loans were not on the "PRIORITY LIST" or not available/valid for use in purchasing a Tower unit. The person was told by a Tower group that they were not interested in "that kind of clientele". Hmmmmm.
Sidenote: Does anyone know of an informative website on Renter Rights or Equal Housing info. ? Looking into a claim.

Potbelly's is supposed to start construction on the first floor in June and be finished with construction by the end of August. From the information I have been able to gather, it definitely looks as if they will be a retail tenant. They have filed the paperwork with the Texas Department of Licensing and Regulation for accessibility review of the drawings.
John -- I forgot to mention I checked out Pootbelly yesterday... (your mention of the vanilla malt was 80% of the motivation.. I caved as well) .. was good food and I will visit again (had the chicken salad sandwich), but the one thing that struck me was their interior and how it is going to fit in .. it looks like the guy who designs the interiors of Razzoos and the guy who designs the interiors of Fridays had a love child with a small budget and was told to go to town.. There's just crap everywhere .. but late 70s americana crap specifically
Not that I care one way or another what street level spaces in the tower do w/ their interiors, but I can envision already the pretentious types walking in and thinking it was a little lower class just by appearance..
