I wonder if the 27k number includes Trinity Upton and W7th area.  A lot of people who are not from the close-in areas of Fort Worth think downtown is practically anything inside the loop.

For some reason, web sites selling houseplans were showing up in my Facebook feed for a few months over the summer.  I was amazed at the size of the master bathrooms and walk in closets in many of the houses.  In many cases, the combined square footage of the master bath and closets was larger than the master bedroom itself.

What struck me on this particular plan is how much of the square footage is in the narrow entry hall.

Any ideas on who the renters might be? I mean, what kind of person is willing to drop several thou a month on rent rather than buy a house? Are there really that many people like thati n this area? We shall see, I suppose.

 

We lived in the Samuels Ave are for 16 years but left as downtown fizzled out and the rents got too high (our 2 bedroom was getting close to $2K/mo), bought a house in SW Fort Worth.

Between these penthouses, the luxury hotels opening, and the many private flights flying over my head towards Meacham I think there is stealth wealth in Fort Worth. We fly under the radar next to Dallas and comparable cities.

Im guessing these are geared towards:
- execs in-town part of the year or moving into town waiting for the right house
- people not wanting to buy a 2.5m house with high interest rates?
- wealthy down sizers
- couples doing fully renovations of their Crestline home
- wealthy people with ties to the area and want to stay downtown

Very interesting take on all those.  We have two acquaintances who are currently renting high end downtown places awaiting the completion of their Rivercrest new build/renovation.  Also, I would bet all these high profile projects rolling out downtown in the next couple of years will bring in highly paid managers and consultants who will be here only part-time, or are new to Fort Worth and don't know what part of town they want to land in yet.

I was taking a look at the construction progress today and I noticed something that Austin did not pick up from his 15mm photograph.  Some of the lighting on the facade has been installed.  It appears that all of the uplighting on the penthouse has been placed, and some of the decorative lights on the lower floors have been installed.  Here is today's photograph.

The big art deco element is now in place. I caught it at probably the worst lighting but you can tell it will look nice. Interested to see it lit.

I'm also interested in seeing the Art Deco element illuminated.  It will also be interesting to see the entire building illuminated.  Your photographs capture several other lights on the facade and I noticed that there are several lights on the penthouse element, as well.

I swung by last night, there was no decorative lighting on in any part of the building. Though several rooms had lights on inside. Same with the Le Meridian next door. Just not done yet Im sure.

Broadway 10 out of OKC to open on the ground floor. Sounds like they are taking the whole retail space. Steakhouse food plus Asian inspired dishes. They will crush it during conventions.

Agreed.  Looking forward to this!  Living on the south end of downtown I am struck daily at the large number of people wandering the streets in the area wearing lanyards.

Street trees have been planted along Commerce and 9th Streets.  My photographs through the fence didn't work out very well, so I have a view showing some of them on Commerce Street.

Nitixope, I really don't know what is going on at that balcony.  Austin, I have been thinking the same thing ever since the roof screen was installed.  From the DDRB drawings, it appears that it is supposed to be a solid material.

So a patio for cats? A catio?

 

You can buy them in pieces on Amazon and they don't really look like that, though.

It looks like it may be a false ceiling.  I think because that unit is a transition between the apartment tower and the amenities section.  It look like they are trying to keep the ceiling height the same as the units below it.  However if it isn't for that then maybe it is a catio.  :laugh:

Great observation -- it lines up with the dark band on the southern face (it will be interesting to see if they do it to the balconies) and the western balconies already have a kind of similar structure.  It also reconciles the diagonal bracing through the void space.

 

It feels like it is coming in a little late to the project, but maybe someone made a design change.

There is a big silver stripe on the southern elevation of the building.  Looks like repairing something. 

I think the silver color looks much better than the chocolate brown they chose to use (that will presumably be the color that covers the silver, which I think is just exposed buildign material). 

 

They really should have chosen lighter colors and a simpler color pattern.  As someone noted on the A&M FW thread, there is already so much beige in southern downtown, brown was not the color that was needed.

I have the answers to both questions.  rriojas71 is correct.  This is a furring to drop the soffit (ceiling) over the balcony down to the same level as all of the other balconies and windows on that level.  The reason for this is twofold.  Remember when they were pouring the floor slabs and we noticed this floor was taller?  It is being done to fill in the "gap" between the difference in heights of the floors.  Also, if you remember, they poured a lower slab to form the bottom of the swimming pool on the roof.  The bottom of the pool slab aligns roughly with the top of the window and balconies on that level.  To maintain that line on the facade, all of the balconies should have that line for their soffits. 

 

The left out section on the southern facade is where the construction elevator was located.  They are simply filling in the area where it was used and attached to the building.  What you are seeing in that area are the last pieces of the facade being installed at that location.  When they first started installing the chocolate brown metal panels, I thought that they were a little too dark, myself. I did go back to look at the DDRB drawings, and those panels were intended to be that color.

I noticed on their dinner menu "All Sides served Family Style."


I'm not a fan of family style sides.  It's basically a money grab for something that should be included with the meal, and if you have a small party it's a waste.

Barricades are still up, but the sidewalk is open and parking has been striped along Commerce Street.

The daylighting was nice on the artwork at the entrance, and some of the exterior lights on the base were turned on.

Great photos! The streetscape turned out well. Those trees are taller than I would expect to see for newly planted, what a nice addition.
