 This is probably trivial but it seems to me that it would be a good idea if commercial landlords were required in a reasonable amount of time to remove the signs of tenants whose businesses folded.As things are shoppers may turn into a center looking for a business that vacated years earlier.

The city has restrictions on signage, but I don't believe they address your concern.  The Texas Property Code, Chapter 93, Commercial Tenancies, provides landlords the right to remove tenant property from the premises provided the tenant has abandoned the premises.  The code is silent regarding most issues related to commercial tenancies, which are largely governed by the terms of the commercial lease.  My thought on this is that a prospective tenant concerned about leftover signage might negotiate a provision in the draft lease requiring the landlord to remove the leftover signage within a specified time after the tenancy commences.

Unless it's something like a McD's, leaving signs intact prevents their damage from exposure and the next tennants may be able to repurpose them.
