That area could use a dessert place. My wife and I took the bikes up to the Press Cafe. We ate dinner there, then rode off hoping to find some dessert. The food truck park was already closed, no dessert places in University Park Village or West Bend. A little gellato or frozen yogurt place would do well there, I think, especially if it had trail access.

Actually, the chain is closing all their Texas stores. They were bought out and the new ownership wants them to concentrate on their core areas, so they're closing off the recent expansion of Texas.

I was looking for an opening date on HG Supply Co (now "mid '16") and I came across prints showing what will go in place of the Hawthorn Suites.
Looks like 3 multi-story buildings, at least two with parking garages above, so I'm assuming the building in the back will be a tower for either residential or a hotel.
They are also putting in a light at Riverfront Dr.

Awesome find! A very dense area, there's no surface parking lots besides on street areas. Like that a lot.
It will go before the zoning commission next month so we should know more by then.
Edit- noticed there were some renderings in the leasing packet.
This looks VERY nice to me, Westbend will really start to feel like another proper urban neighborhood once this phase 2 is done. Really high quality looking development. I'm thinking it's actually only 2 buildings, the on at the back on the river and the one on university is a single building that spans over the street. The building at the back says "hotel" and the one along university, I assume, is apartments.

I noticed some text flicker in the retail spaces as I zoomed in and out...so with a little patience I was able to screenshot the proposed tenants for the new retail spaces. And let me say, if they can get half of these tenants, I'll be super stoked.

I'm not familar with everyone of them but I believe so.
West Elm is a trendy mid-century modern furniture store. Club Monaco is a high-end clothing story. Warby Parker is an affordable designer eyewear store. Kit and Ace is a british clothing store, if not sure if they actually have brick and mortar stores here in the states though. Same with Fabletics, a line of athleticwear by Kate Hudson, not sure about brick and mortars though.
I'm willing to bet the gourmet burger joint could possible attract Hopdoddy. It seems like an ideal location.
I like the direction they are going but I keep wondering - If they build it, will they come? It seems like Fort Worth is adding a large amount of retail to the market but also, they are adding quite a bit of density too.

Some of it will fail and most will not---the attitude that it will fail because it is in Fort Worth and high end sounds a little jealous to me. Plus, that attitude is what kept developers, mostly from out of town, from coming here for so long. In fact, plenty of local developers still have the opinion doohickie shares and how has that worked out so far?
I remember back in the day that Mac from Mac's house was telling anyone that would listen that FW wouldn't support a place like Del Frisco's cause it was too expensive and FW folks did not do al la carte menus. How that work out for the departed soul and his opinion? FW is full of restaurants like that. some fail and most succeed.
Time to ditch the old FW cannot do this or that as it is outdated thinking for the 16th largest city in the country!!!

I would love to see Hopdoddy end up here. Their burgers are great and the local beer selection at the Preston location is top notch. I see Sprinkles on there as well. That would be a great high-traffic tenant, especially since they only have 20 locations across the country. I've been to the Dallas location a couple of times and it was very busy both times.

A lot of high end retailers are located across the street in UPV... Why would you think others would not work on the other side of the street?

I didn't think Chili's (as a chain) was dying.
But I'd propose to move it to that spot where Einstein Bros. was. It could take up a much larger space and give that section of West 7th some much needed life.
Sure it's a chain, but hey, so is Movie Tavern....

Well even if it would be for a short time and it would be replaced by something better, I'd want SOMETHING to occupy that space, and I'd believe a restaurant would be best.
But going back to West Bend, sort of, I think we could see this moving across the street, replacing UPV as new phases for West Bend. May not be for another decade or so, but I could see it happening.

I think it's only a matter of time before that eventually happens. Those old wooden office buildings along the river are occupying some prime real estate so I won't be surprised if/when they eventually get demolished. I also think a lot of it depends on the success of the West Bend development. Along the riverfrint is where things are going to happen here.
I know we all want more skyscrapers and high rise developments Downtown, but as the inner city and urban villages develop Then I think we'll see a shift towards high rise residential towers. It will definitely take some time and several years for this to come to fruition.

I have to wonder if the massive gas well pad in the middle of the area just to the north of West Bend isn't making that area hard to develop.
I could see the massive parking area in front of UPV being redeveloped into a garage surrounded by mixed use. I don't necessarily think that it needs to be demolished as much as it needs to be adapted.

Any responsible zoning and use plan is going to prohibit residential and public use within several hundred feet, even up to a thousand, from the gas pad perimeter. Yeah, that will definitely put a damper on dense development any where near one of these toxic and potential violently dangerous sites, but an ounce of prevention... Fort Worth is going to encounter negative effects from the urban drilling orgy well out into the future, long after those who profited have gone strategically bankrupt and directed their windfall off into other ventures in other states. The taxpayers will be left to foot the cost of cleanup and other mitigation; this is the lesson of the past our generation failed to quite grasp.

Sorry, didn't finish my answer. Dean and Deluca is the Colonial sponsor that is expanding into our area. They have high end groceries and pre-made foods. There is one in Rockerfeller Plaza that has all kinds of tasty treats. I think the success of one in Fort Worth quite frankly will depend on easy access, and being in the right place. I thought for sure one would go in the new Clearfork Center on Edward's Ranch. I was surprised to see it possibly going in West Bend.

I drove by the development last night to see if any progress had been made on this and HG Sply Co. There were a lot of people inside HGS, I assumed it was a staff meeting/training session and it seems like they are getting closer to opening. the space looks pretty awesome BTW.
However, there are no signs of life in any of the spaces along the river which is a bit disappointing, not to mention troubling. I thought work on Ascension would have began by now. I hope they haven't had second thoughts about opening a location here. Also, the lack of pedestrian traffic within the development has me worried about the future of the Hawthorne site as well.

I think it will be fine. Once HG Supply opens, it will draw some foot traffic in. I'd love to have a coffee shop at that point on the trail so I'm looking forward to Ascension. I think losing the grocery was a blow but they'll overcome that.

If one or more of those new buildings are hotels that should help somewhat by generating more diners on site.
Hotels are what have been desperately missing from the Cultural District to help support all the restaurants there on slower evenings (Sunday - Wednesday).

While riding my bike along the Trails past this development in recent days I've noticed that some wood-planked patios, with chairs and tables, have been constructed overlooking the river. Looks nice, but I'm not sure if this is the outdoor part of a restaurant or if it's just for employees on break. More interior construction is taking place on the bottom floor of the parking garage, but not sure what that will turn out to be, either.

HG SPLY is similar in nature (if not style) to The Press Cafe. Good food, a little over-priced, but hey, you're on the river. I think it's probably a bit cheaper than The Press. They're already doing a lively business (and will probably serve as a draw for the rest of the development) and it will only ramp up when the expanded patio opens. I like both places, probably won't eat at either one frequently, but once in a while is alright.

It appears the winner for Dean & Deluca store really came with an offer the company couldn't refuse cause they were set to open at Westbend.

From what I have been told, the patio construction is for HG Sply Co., which is already open. I haven't eaten there yet, but a co-worker highly recommends it.
I've been there a couple of times and it is definitely worth multiple visits. Good food, great location, great vibe, awesome happy hour and it's on the trails and the river. I mean what more could I ask for.
