Despite the name, this is not on Penn street downtown, but Pennsylvania in the Med district in Near South.

The proposed structure is designed by Huitt-Zolars with Hasen Build and Development doing some work on it as well. It's proposed to be 5 or 6 floors of medical office, but I believe there may be some residences included. The rendering shows "PPG", but I'm pretty sure this is not related to the paint company.

Austin, the address of 1111 Pennsylvania puts the building on the south side of the street.  Your description sounds like you are placing it on the north side of the street.

I just realized I'd already talked about this on the forum. This is definitely an intimidating neighbor for the Oxshear House.

A 6 story medical office is planned at 1,111 Pennsylvania, adjacent to the Oxshear House. There is an existing MCM building there, which will likely be torn down.

Even though earlier today, I looked it up on Google Maps and I realized it would be next door to the Oxsheer House, I did drive by there this afternoon.  I do agree with you in that it will be intimidating to the historic home.  However, our Preservation Ordinance does not prescribe a buffer for historic buildings.  The only relief that is there legally, is what is laid out by the Zoning Ordinance.  Deed restrictions, easements, and other elements may provide some buffers, but that would be based on the individual property.

So would it replace just the current 1111 Pennsylvania, or the adjacent buildings as well?  EDIT:  Looks like it would take out 1101-1115

I'm thinking it will take out 1101-1115, which is everything on the block facing Pennsylvania, except the Oxsheer House.

The scale of the concept would almost require that.  Too bad, I kind of like those mid-century medical offices (although they're not very striking for people driving by I suppose).

I do like this building but I do agree it is out of place in the location they are proposing. I do believe it would look great somewhere in the area

I don't know... it's closer to 30. I believe they're working to have that stretch of the Near Southside build bigger and taller in the future.

It's on a block adjacent to Harris Methodist which has several buildings over 6 floors.

Drove by this address earlier today and I noticed that all the buildings sans the Oxsheer House have a temporary metal fence around them. I suppose that means they will be demolished sometime in the near future.

PAS, you are one of my favorites. Often when designs do not line up harmoniously, you point them out to all of us. :)

However, this building can be appreciated for being artistically interesting.  I am not particularly learned in architecture; but, for me, this building has the feel of a Frank Lloyd Wright piece.  Just my personal opinion.

Don't worry- I'm not an expert in architecture, either.

I took an architecture class in high school, but my teacher hardly knew anything about architecture. He was not an architect. Most class days consisted of designing things using architecture software.

High school level classes are going to be more about the lower level processes of design (like drafting/CAD) and not so much the grand, sweeping high-level aspects of aesthetics and design.

This is going before urban design commission for a waiver to allow the garage to face a street.

Whenever you can make parking inconspicuous, you already should have a winning presentation before the UDC.

I thought this design was for the new building on Henderson.

This design improves upon that (I think Oncology building) on Henderson just north of Pennsylvania in a major way:  blank walls at the ground floor.

This one at 1111 Pennsylvania appears to have good glazing and transparency at the ground floor.

Yes, its the of-the-moment box-on-box design.  And yes, it will presumably loom over the beautiful old house on the corner.

Does the building really need a sign that reads "Parking"?

Guessing this project is dead as the land has been listed for sale.

Was it because of the luke-warm reception here? Or did they realize it wasn't going to fit between 1109 and 1115?

I mean... it's an infill project.

Those don't typically get a lot of buzz unless it's like really special (i.e. the Sundance Square projects in 2012).

Yeah I was thinking that after 4 years with no movement that this one was probably dead when they proposed it.  The building wasn't bad but I though it was a bad location

I'm guessing the demo is in preparation of a prospective sale.  Most likely to a buyer planning a six-floor medical building, similar to the one proposed three years ago.

Maybe I should change the name of the threat to 1111 Penn(sylvania), so that people can find it easier.

Sounds good.  I took a shot in the dark with the Southside Developments thread hoping someone would point me in the right direction if there was a better spot for it.

Drove by yesterday and all the buildings on the site have been demolished.  Sign on the property says it's for sale so not sure if they are just clearing the property for sale or if this means they are possibly moving forward with the project

I noticed that a temp construction office is on the site and there were several workers in hard hats and it seemed like they were doing site prep or something.

Wondering if this is the continuation of the proposal or something completely different.
