Developers for a new hotel went before City Council today to close the alley between North Main Street and Ellis Avenue from NW 25th Street to NW 26th Street. They are doing this in conjunction with construction of a new hotel and parking garage on this site. Marine Creek and the bike trail runs through this block.

The creek lies in a hundred-year floodplain so the design of a hotel is going to have to take that into account. There is a small detention lake just upstream from Lincoln Park that is being worked on now, perhaps if done properly that could mitigate peak flash floods...

That sounds more like something finally being done with the old Swift-Armor property than just a hotel on that one block. Unless the hotel is part of a larger project on the west side of Main.
While the Swift/Armor area would be nice, in this particular case I'd turn your eyes toward the large parking lot adjacent to Billy Bobs.

From simply reading the "tea leaves", it sounds like it will not be another Hyatt Place given that the proposal includes a garage. It would be great if the proposed hotel takes on a profile of the Stockyards Hotel and the existing street scape of Main@Exchange

This in no way is a slam on the HP-Stockyards. Tourists from as far away as England and South Africa and as close as East Texas have posted excellent reviews of their overall stay in the hotel. Only one very negative review was posted; and wouldn't one guess, it was posted by a guest from Dallas.

A few weeks ago, I had a chance to quickly view a rendering of the new hotel. Unfortunately, it looks like the Hyatt Place.

This is pretty much framed up and nearly done, so I'm a bit late, but here's a rendering of the final look.
I think they did a decent job of making look like it fits into the area.

I think they did a really good job on it. I like that they cleaned up the area around Marine Creek as well.
I wonder if there will be a ground floor restaurant with a patio that fronts Main St. It would be a great spot for one.

This kind of architecture is exactly what I was afraid of when it came to new development in the stockyards! Same tired plan as any suburban hotel; EIFS with some added mission style parapets. Are architects afraid of architecture w/ simple slab sides, 1-2 colors max and a few nice details? Very few buildings in the Stockyards area are in the mission style. Most are in an early 20th century commercial style. The Stockyards hotel is a nice simple building in brick w/ some great detailing towards the top. If one has to do it in EIFS on several floors how about something like the Sanger Building?...simple form, 2 colors and some nice detailing...you could put just ONE mission style parapet on it if need be and change the details to fit w/ that style......I just don't get all these convoluted forms / colors (and many times too many materials) on these new buildings. They look like overblown suburban retail strip centers.

I was going to post something on the design several days ago, but I forgot about doing it. I also don't like to pass judgment on a building until it is complete or open. However, I must say that I am in agreement with Zetna and Renamerusk. I was at the Stockyards today and I had a chance to look at the building.

This is a good example of a project that was started before any controls were in place. The construction of the building was started before the approval of the design district and the new zoning requirements. The local Stockyards Historic District was also approved after the hotel started construction, but the property is just outside of the boundaries. (across Main Street) The form based codes will eventually cover the site, but they also have not been adopted.
