I'm not sure anyone here has seen or heard of this, but apparently there has been a suggestion of a 5 story hotel (and looks like other infill buildings on the other side) on Henderson between Mag. Ave. and Oleander from BBP Architects.

If this was thrown out and rejected or the project fell dead, that would be a disappointment. 
But if this concept is still alive, then I can't wait to see it become a reality.

BBP's Idea Notebook section does have some interesting things.

 

The Mansfield Mixed use one appears to be at 287 and Broad which is about 50ft from where I work. The plans for that evidently fell through, but recently a sign from UCR/CBRE retail has popped back up on the site. 

 

The carwash looks like the one designed for forum member DFWERDOC if I remember correctly?

 

The Musical Instrument museum is rather interesting to, that would surely have been an interesting collection. 

 

The Clearfork office concepts look like they were put together for Smith+Nephew

 

And the TV museum looks... interesting. Would be a nice fit on the strip for sure.

Ofcourse this could be part of a new project now, but I've noticed several of the existing houses (1201-1205) on Henderson between Magnolia and Oleander have had demolition permits filed.

This entire strip, all the way up Henderson from Magnolia to Oleander has been cleared. There's a backhoe sitting on site at the Magnolia corner. I've not heard of anything actually coming, but maybe this is something to look out for. 

 

BTW, all these lots have the same owner, "Dolabi Family".

Just gotta be patient. The park isn't going to be there forever.

That hotel I posted was a concept... still on the drawing board. So I'd just give it time.

I've long the city should require all bus stops to be built with shelter. This could curb costs!

Some deets - Hotel will have 138 rooms, 28 residential units. 459 parking spaces. 5,315sqft of retail. The exisitng suburban style building SW of Oleander and 5th will be demo'd. Henderson street will be shrunk and sidewalks enlarged.

This may answer your question.  In the Fort Worth Texas Magazine  reporting of the planned hotel, there is mentioned the name of a firm, Bond Partners, California-based.  It seems that BPCA is not associated with a national or multinational hospitality company; but is its own boutique hospitality business as is becoming the trend in the distillery, brewing and coffee industry of today. Apparently there is a trend in the hospitality industry too.

This project is getting a lot of "stink" on the Fairmount Facebook page. The owners want a change in zoning to allow a hotel. The maps are inconsistent to whether the site is within the historic district or not. The hotel will be 6 stories and 138 rooms, not exactly a "boutique hotel" (more the size of the Hilton Garden Inn at Forest Park and that's only 4 floors) and the hotel is situated between the historic Mehl and Schaefer buildings. Henderson is a major intersection w/ Magnolia for traffic in and out of the area and there are concerns for increased traffic. While people acknowledge the city is growing, most are concerned w/ the density of the structure and wish it would happen on 8th or Hemphill. IMHO if the project continues forward as planned the architecture should be impeccable as it sits between 2 historic structures. I know the architect is supposed to be one of the best in Fort Worth, but from personal experience I also know owners usually want the cheapest possible build for max. return....always a dilemma for architects.....this can't be a cheap multicolored, multi-facade, Dryvit structure that I see being built all over south Fort Worth now.

This project is getting a lot of "stink" on the Fairmount Facebook page......this can't be a cheap multicolored, multi-facade, Dryvit structure that I see being built all over south Fort Worth now.

 

Facebook is really  the "wild west social media" soapbox.

 

When you look at the portfolio of the company that wants to build this hotel/residential project; and you look at the portfolio of BB&P Architectural firm and its track record in Fort Worth, you can be confident that this project will be of great quality.  The same cannot be said of the a lot of the projects taking place in this area.

 

IMO, the concerns of the Fairmount neighborhoods is premature and unwarranted.  As a practical matter, I do not see it as being much different than the slew of apartment structures that have been built and are planned in the Near South.

The neighborhood fought pretty hard to get the Wal-Mart Neighborhood Market to conform to standards and failed.  That was for a building outside of the immediate historic area.  I expect them to fight pretty hard on this one which is right on Fairmount's doorstep with significant visibility from Magnolia.  I hope it goes forward but I expect the Fairmount neighbors will be adamant that it lives up to standards.

 I believe that standards should be lived up to.  As to the neighbors concerns, the preliminary plans look to be very high in standards, quality and stewardship.

Yeah, he was being sarcastic.  There's an underlying current in the city that all development is good, regardless of the quality, appearance, location, neighborhood impact, what codes and historic designations have to be compromised, etc.  It was a common thread of discussion when the Hemphill Wal Mart issue came up because the city seemed scared to death that it wouldn't happen if the codes weren't relaxed.

The characterization of this proposed hotel as "Hilton Garden like" is at this juncture is premature.  I don't believe based upon what I am discovering of the owners that they would not engage BB&P if they only wanted to build something cheap.

Reading Bond Partners' Purpose/Mission is a must to really appreciate what may happen along the Magnolia Corridor and to the City at large.  According to their website, there is a West Texas project, the Hotel Santa Rita.

 

Wow, I am so excited about this; what a fantastic way to be ending this year.

I'm not quite sure how I feel about it. It's great to see density, but it does seem a bit overwhelming for Magnolia, especially the height. The Old Masonic lodge being right nearby maybe helps, being a larger building itself. The design and materials seem up to par. I do really like the setback of the upper floor, which makes it feel smaller than it is. Reminds me of the Cassidy. 

 

The Western half also strikes me as unusual that the residences are facing Oleander rather than Henderson or 5th, which would also shield the garage better. I'm sure there's reasons for all this, but I'd be curious to hear them.

 What does "Fairmount" mean; is it an active verb?

 

 I would presume that having the residences face Oleander rather than Henderson or 5th is both a marketing and amenity feature that will provide residents a view of Downtown from their apartment.
