Let's all hope this one works out better for the city than the Mercado.  I believe they took a bath to the tune of $2.5 mil (about half of their investment) on that one.

I hope it's not just bars and restaurants. I mean, those are good, but I would like to see honest-to-goodness retail shops go in there. Maybe a 7-11, a dry cleaner, to support the neighborhood, but also maybe some apparel shops.

I hope it's not just bars and restaurants. I mean, those are good, but I would like to see honest-to-goodness retail shops go in there. Maybe a 7-11, a dry cleaner, to support the neighborhood, but also maybe some apparel shops.

 

I agree, but it's tough to predict or mandate.  Look at how long it took to get any kind of grocery downtown.  I don't know why people seem perfectly willing to throw money at opening a restaurant (one of the most likely to fail entrepreneurial ventures), but unlikely to try out other small businesses.  The area could actually use a few restaurants, but I agree that other retail would be better.  Here's a list of things I wouldn't mind seeing:

 

- Convenience store

- Bank

- Dry Cleaner

- Salon

- Bakery

- Financial Services

- Specialty Services (wedding planning, interior design, tailor, etc.)

- Home Decor

- Retail Clothing

- Specialty Retail (stationary, florist, shoe store, gallery, etc.)

 

I'm sure I'm missing a few.

A (small) hardware store would be good. A True Value squeezed into the old CVS building near me; it does rather well, even though ere are a couple of Home Depots about 5 miles away.

In fact, maybe a CVS would be good. There's a Walgreens downtown but no CVS. It's not uncommon for those two to locate near each other.

These are good suggestions.  But I work in an office not far to the west of Lancaster and would like to see another restaurant in that area other than the Santa Fe Depot eatery.  A nice all-purpose restaurant, not another taco or hamburger place.  Also, it looks from the artist's rendering to have a bit of the West 7th modern look, which I like.  Anyone know what the latest is on the T&P Warehouse?  Everytime I walk by there it seems somebody's talking a photo of a cute little girl sitting against a wall or a few teen-age girls doing an ad photo shoot.

I said "not just bars & restaurants." I think they should be part of the mix, but other stuff would be cool, too. Have you eaten at T&P Tavern? Not a huge menu, but very tasty.

Yes, T&P Tavern has pretty good food, though I don't care for the "sports bar" atmosphere in the interior and the metallic "picnic" tables and seating.  But I'm not sure it's always open; I went over there for a noon-time lunch recently and it was closed.

I could go for a Home Depot or Lowes anywhere inside the loop. I think (pretty sure) the only one that technically is is the HD over by Hulen. Every single other one is outside the loop. HD has done some "urban" stores, and I think it's a huge unmet need here in Fort Worth.

There needs to be another drug store within the CORE of downtown (east of Henderson), but I think it should be in that lot next to the Kress Building. Perfect if you ask me, considering how many people visiting Sundance Square ask where the nearest drug store is.

 

As for the Lancaster Corridor, I pretty much agree with everything else that was listed above. Most importantly, though, the T&P Warehouse and Post Office needs just as much attention.

Well with 130 new units, however may condos and hotel rooms (and visitors) the Omni has, I'd bet a fair amount a CVS or similar will pop up down here someplace.

My initial reaction to that was eww, but it grew on me. Something like that would be pretty fun in funkytown. Lancaster seems a bit of an odd spot to me, but it would look dead sexy in the hospital district or 7th or maybe north downtown along belknap someplace, in my opinion. 

It sort of looks like a staked up TCC campus haha.

What's the name of that ?

 

Looks like Austin55 answered that.  I just saw the picture on another website, blipfoto.com, where members post up to 1 photo per day.  I participate on that site.  Their landing page shows the most recent photos, and the pic I linked happened to be on the landing page.

 

I love the art deco look that dominates downtown's architecture, but I think sprinkling in some ultra-modern buildings (TCC, Omin) complements the more traditional architecture.

If I am not mistaking, did the TIF 8 Board members or some developer say that this downtown Lancaster project will move forward as planned even without the church's participation in the project? soooo... what's going on here?

With the bulk of Sundance wrapping up soon, this should be the biggest project going on in DT, which is why I'm very excited about it. Lancaster's massive sidewalks and existing art and architecture would really make a beautiful and walkable street. I'd love to eventually see the T&P stations lot made into something for people. The Porch at 30th street station in Philly would be great for inspiration.

I really hope this project comes together.  That would be a huge shot in the arm for that area.

 

Am I seeing correctly that the south side of the zipper building will be blocked?  That will certainly be the end of an era for FW as far as I'm concerned.

Oh believe me, I'm happy about this project.  Just having a moment of nostalgia.  Seeing the zipper building while riding by on the old freeway overhead is one of my first memories of downtown as a kid.

Lancaster from I-35 to Lamar is really Fort Worth's best shot at a grand boulevard, Champ-Elysees style.  Perhaps grand works of public art at the West end (in the grassy area in the middle of the Macon and Cherry St. on-ramps) and on the East end (Haynes memorial triangle).  Something really tall.

I agree.  Lancaster Avenue is along the south periphery of downtown (as of the present age, of course).  Lesser density generally begets lower-profile structures.  But, correct me if I'm wrong, doesn't it seem like downtown FW developers are fixated with 6-story building projects?  The last and most recent "skyscrapers" were the Carnegie Building and the Omni hotel.  I believe that any vibrant metropolis needs to flex its architectural muscles every now and then and go big.  Look, Oklahoma City went big with its energy tower downtown, and OKC is smaller population-wise than Fort Worth.  Other than that, I won't believe this Lancaster residential/retail project until I actually see it (and every time I've walked along Lancaster from my Macon Street law office to mail a letter at the post office, I've seen the same depressing-looking row of parking lots and dilapidated structures).

The Omni wasn't even that long ago... And I think the Omni looks better in FW's existing context than Devon does in OKC'S.

It's supposed to break ground January. We'll see. I think it'll happen, but I'm usually over optimistic about stuff getting done here.

I'm a skyscraper fanatic, myself. But anything over 15 floors on Lancaster shouldn't happen. Those surface lots on the east side along Jones and Calhoun are perfect sites.

 

 

I will be pleasantly suprised if this project ever happens.

 

Why? 

It's not like it's a BIG project. Those are typically the ones that get axed in this town.

Now that Fort Worthians are proud of their new public plaza in the heart of downtown, we need to turn our attention back to the dilapidated Santa Fe warehouse.  For shame on the City Council or whoever is responsibility for this long-running embarrassment!   If it's not the owner's fault for the current stalemate, then our council needs to find out what's going on and how to get this building back on track for rehabilitation.  I usually don't sign petitions, but I'd sign one circulated by concerned downtown property owners (among others) to put the public spotlight on this.  Have we just become resigned to this multi-story blighted structure with its broken windows, weathered exterior, flooded basement, and potential public safety hazard?

Another reason this development on Lancaster is good. Might be a jump start to getting that fixed up. "Growth is contagious" as Mayor Price said today.

More delays, but hopefully progress in the future. Construction slated to start this fall, completion by 2016.

Here's a page talking about Lancaster's Request for Qualifications. I'm not sure what exactly that entails, but the PDF lists the Lancaster Place as starting Q4 and goes a bit in depth about the Lancaster corridor as a whole, along with the development poential of the street.

I don't receive Downtown Design Review Board notices and packets any more since the planner involved with the DDRB left.  However, I was wondering what was on the May agenda and I checked the city's website.  The meeting was on May 1st and the Lancaster project submitted the garage for approval.
