#150026 FW's Next Area to Revitalize?
Posted by McHand on 31 December 2023 - 04:10 PM in Urban Design and Planning
It is interesting that Freds Texas Cafe and Magnolia Motor Lounge both decamped to roughly this area.Maybe this thread should read the next area of Fort Worth that should be revitalized. My choice would be the west Camp Bowie Boulevard strip from, maybe, Alta Mere to 820. Of course, this kind of dismal-looking commercial strip is not unique in Fort Worth. But the same could have been said about West Seventh before its 2010-era renaissance. What brought this to mind was the other day when my client and I had lunch in the vicinity. My client owns commercial property in the area and he was looking to buy a building for sale. I showed him the old Gentleman's Cabaret & Restaurant. He wasn't impressed.
It was never built to be walkable, so a revitalization to its midcentury car-centric glory would be interesting.
#149929 HEB Considering Site for New Store

Reminds me of an HEB Pantry. Those came before regular sized HEB in Houston by like 2-3 years.
The first HEB I ever went to was a Pantry store in Crockett, TX. As a kid, I never understood the pantry part because they of course carried all the categories. Later learned (in employee orientation) that Pantry referred to the smaller selection of feesh foods compared to their main brand.

The project is tied to funding from the American Rescue Plan Act, which must be allocated by Dec. 31, 2024, and spent by Dec. 31, 2026. The mayor and council still plan to use the federal funds for the Evans and Rosedale Redevelopment project, Nettles said. The city hopes to get a new partner involved in the project by early 2024, he added.
Is the federal funding the reason that individual businesses can't develop parts of the land piecemeal? For example, if Aldi wanted to construct on the south side of Rosedale across from the plaza, would the federal grant prohibit that?

Sprouts is way too overpriced, Aldi would be nice. I don't ever see Aldi stores pop up in urban areas though.
Maybe H-E-B could amass small cheap lots and build down there, like how they built in the third ward across 288 from the Med Center in Houston.
Aldi would be a good candidate. It has a smaller footprint, which I think would be better for the area.

I feel that I replied in good faith with my doubts as to a Central Market in that location. Would you be so kind as to reply in good faith your reasons why there would be one at Rosedale & 35?
You can't see it. I can.
Then why is the only other Central market in Tarrant County in Southlake?
The Real Deal has published an article on this project.

Article links to a piece on HEB. I don't see HEB putting another Central Market six miles away from an existing one.
I can
I'm not saying HEB wouldn't build there, but I guarantee you it won't be a Central Market. It doesn't match their growth pattern in Tarrant County.
Edit: I do see three in proximity Dallas County where there is an extremely high tax base, and near the division offices. My gut still says it won't be CM. It would be fun to be wrong. We'll see.
I'll leave it at that . . .
It's really not that serious.
This is from months ago.
We have discussions on this forum that are years old.
I'll put it to the rest of the forum - what is the luxury grocery store that would be the best candidate for the corner of Rosedale & 35?

"The city is looking to lure a premiere grocer to the project. The closest grocery store to the Evans/Rosedale area is a Walmart nearly 3 miles away. "

I think it's more likely that a Kroger or Tom Thumb build one of their high-end brands.
Google Earth view shows several vacant lots fronting Rosedale, so the space is there.

I wish them luck, and more importantly, common sense with fixing the various leaks all over the building.

All of those extensions and connections were in the City's Master Thoroughfare Plan even before you moved here. I remember talk about making McPherson and Risinger major east/west roads and taking McCart all the way to Burleson when I was much younger.
If you want to see the current Master Thoroughfare Plan on the City's Interactive Website, you can go to this link and then click on the Master Thoroughfare Plan button to turn on the streets and their future locations. https://mapit.fortwo.../?viewer=zoning
Cool tool!
I'm relieved to see that a McPherson connector is part of the master plan. For right now, it's a perfect dead end street for our teenager to practice left turns!
