I'm out at the site several times a week, and the only times the streets seem really busy is around 5:00 for the end of day exodus from downtown. I usually don't get there that early in the morning, but I would assume 6th St. is just as bad for the morning inflow.

It's looking like it will be completed by mid May.

The only detractor from the looks of the place, IMO, is the those power lines. wacko.gif . Is FW the only DT that has above-ground utility lines?

Getting those lines into the ground would have been about next to impossible around there. Doing so involves switching stations, vaults and a lot of room that we didn't have. That doesn't even take in the cost of doing it.

Just relocating the transformers for the Granger building, and getting the lines away from the condos was no small task. It was also a good chunk of change too.

Williams Trew had someone out at the DTFW Inc. tenst at the Arts Festival. She's repping the Pallisades, but she said she understood that more than one of the Le Bijou units had been sold. No definite numbers, though.

I wish she had told me that she repped the Pallisades before I started railing on it as the least attractive of the condo projects downtown.

I dunno - I didn't care for the Palisades at first, but now that they're finishing some and have some of the landscaping done they look a lot better.

From the "Better Late Than Never" file: The correct pronunciation would be pretty close to "Lay Bezhue." In French, long e's are pronounced like long a's in English, and long i's like our long e's.

I have to say that I like what I am seeing. This is exactly what Ft. Worth needs. Lots of this buildings of this kind will build an amazing downtown with culture, not just a bunch of tall buildings. Keep'em Coming!

Great job A/G with the pics of Le Bijou. As usual. Missed the tour again. Cripes.

Really like Le Bijou. I have three concerns. (This is after pretending I could afford one).

1. I don't want to live low enough downtown where I have to wonder when a beer bottle is coming through my window. and,

2. I think it would be too noisy to live that close to the streets and other buildings. (Reverberation.) Though I bet for the kind of $ asked, they are premiumly insulated.

3. Association dues will have to be very high. (At least after the marketing honeymoon.)
When you need to add a security guard where one did not previously exist, you pay 10% out of your pocket for him. etc... I have always wanted to spread management costs among many. Like 292 at the Tower.

I definitely do salivate over the large amount of space considering the downtown location.

I like the interior much better than the exterior.

It may be that the project just enough off the Square to spare some of the street level noise? By that I mean the late night club closing screams.

Just based on the fact that there are window treatments in one of the west facing units, and a Lamborgini Gallardo Spyder parked in the inner court as we speak. Check it out (the car...).

From the department of anal retentiveness, we're all wrong on pronunciation of "le". The closest way to describe it to an English speaker is "luh", but that really doesn't get it either.

If you want to know how to pronounce the whole name, it is "Luh Bee$zhoo"

I try to stay away from the sales part, that's not my cup of tea. I believe there are several contracts signed, but no final closings.

From what I hear from upstairs there is a really big market for $450k condos.

Sure, but the relevant question is how big is the market for $800k+.

I know it is a completely different ballgame as far as how fast units will move at this price range, but even my most pessimistic guess would have at least a couple sold and moved into by now. The interior layout/materials and price range are similar to what is by Southlake T-S. Le Bijou might be a little higher, but not much. Different market aspects/yadayadayada aside, those units are (or at least were at the beginning of the year) selling. I'm surprised Le Bijou just sits.

Just hearsay, but a friend of my said one has been sold and another was under contract, but it fell through. Surely someone shoud have moved in by now.

Any update on this one? Their website says 3 sold and 2 'reserved' but it still looks deserted to me.

We walk by there regularly, to and from the ITC, and it's hard to imagine paying that much for street-level townhomes in that location.

They're painting inside some of the sold ones, I believe.

There's nothing wrong with expensive street-level townhomes. Doesn't get much more genuinely urban than a nice rowhouse, whatever the cost.

I'd think the underlying cost of the location is what adds to the overall cost of each unit, I don't think there's a lot big enough to build something on located downtown that isn't going to nearly double the cost of the same sized structure out in the burbs, add in other factors like the number of jobs, cost of gas and walking distance to a plethora of entertainment options, I expect some will think back and wonder why they didn't take the plunge.

Personally, I like the floor plans, they're well thought out, which will make each place easy to live in but in a way that most would probably not notice it until they moved elsewhere.

I'd also think those residential elevators can't be that cheap.

I know a guy who bought one of these. Plans to move in the fall. Former top exec of a tech company. Was sold on the quality of workmanship, and walking to his office.

Going back on the thread it looks like they've been availiable for puchase since July of '06, and the completed units have been on the market for a year now... and only three have sold?? That doesn't sound like people are lining up to purchase these homes. Maybe the askings prices are too high for DTFW. They look wonderful and well designed. It's a shame they're not moving well.

Was very surprised that it has been 9 months since a post on this Town-home project on the East side of Downtown.
Went through most of the units still available (most of the units) the other day as I have a friend considering a purchase of one. (I was the wingman taking pictures for him.)

No doubt. This place is nice. This units are big and they are well done in my opinion. Very large spaces with huge closets and plenty of room everywhere. I think they are very well constructed. (Not that I would necessarily know by walking through them) but I do know this... They are quiet and there has to be plenty quality involved to make quite on 6th street downtown.

These place are selling at a discount (Der, we are in a near depression) and I think they are good value now. I do dream of a 4,000 square feet home again. (BTW I have never had a home over 2700 square ft.) Extra rooms? Extra closets? Wow. And Downtown. Here are a few shots I took. Mostly roof views, my deal.

Thanks for the update. They are nice, how much have they come down on the price? For my 2 cents, you live in the best DTFW location. Even though there are some nice places like this, the Omni and along the bluffs they don't have as good a location as the Tower does, being in the center of the action.

Le Bijou downtown housing project foreclosed on

Le Bijou, put on the market in 2007 during the push to bring much-wanted residential living to downtown Fort Worth, is now in the hands of the Fort Worth lender that financed the project.

OmniAmerican Bank foreclosed on the property Sept. 1 and the sale recorded with Tarrant County on Monday, according to deed records.

The bank loaned Le Bijou's developer, Fort Worth architect Ken Schaumburg, $9.4 million in April 2006 to finance construction of the 14-unit project on downtown’s east side, between Sixth and Seventh and Jones and Grove streets.

The bank has hired the Williams Trew real estate firm to sell the remaining nine townhouses, said Randi Mitchell, OmniAmerican’s vice president of marketing. Mitchell declined to discuss the details that led to the foreclosure.

“We really want to emphasize that the Schaumburg Architects built a magnificent property,” Mitchell said. “It’s just unfortunate that the current economic environment affected their ability to market the available units. We are cautiously optimistic about the market and believe it will recover.”

Schaumburg did not return phone calls seeking comment on the foreclosure.

The foreclosure in not a setback to the momentum of downtown residential development, said Andy Taft, president of Downtown Fort Worth Inc., a nonprofit advocacy organization that has supported marketing efforts to bring urban living to the city’s core.

“No one likes to see a foreclosure,” Taft said. “But this one will restructure the project in such a way that it will meet the market.”

When it hit the market, Le Bijou boasted the most units priced at more than $1 million and the largest units, between 3,000 square feet and 5,000 square feet. But only five of the townhouses sold between December 2007 and June, deed records show.

Recent deeply discounts weren't enough to turn more sales. Prices on some townhouses were lowered to $680,000, according to Schaumburg Architect’s Web site.

The three-story townhouses feature luxury amenities and some of the highest homeowners' association fees in the market. Each unit has an elevator and grand staircase, European cabinetry and Viking appliances. Each unit also has private entrances and garages.

Not entirely surprising.

This is the definetly the best looking new urban housing project in FW, IMO. I like it more than Villa DeLeon. BTW, I wonder what this says about sales there.

Well, they're pretty radically different forms - one is a series of townhomes, one is a midrise condo building.

FWIW, after longer looks at Le Bijou my fondness for them wore off. I really don't like the stucco finish they used. In terms of nice townhomes, I think that the Village Homes development at Magnolia Green in the Near Southside is a lot more attractive.

Did you see the FWST article today saying the development has been foreclosed on?
It said they had only sold five units and Williams Trew has been hired to sell the remaining.

I heard they are going to restructure it into another foreclosure in about 10 months. I wouldn't buy one for $500k. It's all about location and that location LeBlows. Who would pay that to wake to the sunrise and a view of a hobo taking a pee? Come on, this ain't New York City.
