Well Jetta and XOM are O&G so any new white collar position created is either filled with current available talent or one is brought in from outside the city.  O&G jobs are never going to be open long in FW as there is depth here to fill those openings.  Frost is consolidation of spaces that will open more class B spaces on Hulen for example.

 

What the city needs is to attract companies that are not O&G.  Hard to do with a lack of depth in the talent available that are not O&G positions and poor performing ISD's.  FW has all the land and necessities to make people want to live here. 

 

Add it the fact that local developers are not know for going out on a limb to build ambitious local projects outside warehouses and infill projects.  Most of the development from West 7th and other areas are outside developers.  There is a reason that City Place is hurting, lack of tenants.  The city has plenty of class A leasing available.  What separates us from Dallas is the mindset not to build till the need arises and in corporate relocations, time is usually not on the side of builders, unless it is a massive relocation like Toyota.

 

There is no easy answer to this problem.  It takes time to develop that talent base.  Having more college graduates stay in the city is a start.  Having places like near southside and magnolia, etc is a good start to make a recent college graduate stay versus moving to Dallas because they have something to do like their neighbors to the East.

 

It is certainly the chicken and egg problem.

bingo ..... toyota moved to frisco in part because of the isd, north fort worth (northwest isd) and prosper and celina and lovejoy and westlake  are blowing up in part because of the isd. when our politicians understand that we'll start to see some corporate interest in moving into our city.

I'm wondering if the dismissal of the deal, should it not go through, was due to a lack of an agreement with Westin:City of Fort Worth or is this an economic decision?  Would another hotel chain take this project up?

The developer couldn't get the financing together. It sounds like another potential buyer is in place for the property, but no word if that buyer is planning a hotel.

Instead of this hotel deal coming about via market forces, it came about, like so many of Fort Worth's boondoggles do, by the city offering an incentive to a developer to develop something which the developer would not develop, unless, well, bribed.

In this case, in August, the Fort Worth City Council approved a 10 year deal where up to $7.8 million collected in city hotel taxes would be returned to the developer.

That deal was not sweet enough to make the project work.

So, the developer tried to get the city to increase the incentive, in other words, tried to increase the shakedown. The city said no. And then the developer also said no to building the hotel."

I like how he mentions the convention center hotel and points to Dallas as a city that can court development without incentives. I guess he forgot that the city of Dallas owns their convention center hotel and paid in full for the construction costs.

Our convention center hotel is so successful that it wants to expand. Durango apparently doesn't see that.

 

That said, I will agree that losing the Tandy subway to RadioShack is a disapointment considering the outcome of what happened.

Dos Gringos has been demolished. Garrett Demolition was out their on Saturday flattening the place. All that is left are the oak trees on the south side of the building and a pile of rubble. I'll grab pics this evening.

From what I understand, only the developer that was initially involved has pulled out.  I believe that there is a deal for that developer to sell their interest in the project to another developer.  I know that some of the behind the scenes action was still going forward before Christmas, and as far as I know a hotel is still planned for the site.

There's just something extra annoying about someone who moves from somewhere and seemingly does nothing but complain about the new place he or she currently resides. Bad enough we have people born and/or raised here doing it with no real solution or suggestions to fix whatever they're complaining about.

Clay Mazur (Magnolia Motor Lounge, Capital Bar, new owner of the MCM former S&L across from the Convention Center Arena) got the former hotel site, and The Carlyle Group (co-developer of the west 7th district adjacent to the properties) bought the land across Morton Street.

The demo company was out this morning demoing the auto shop behind Dos Gringos (not sure it was purchased by Mazur) but I noticed on google maps Mazur Capital is at 3012 Bledsoe. Only one lot sits between the properties and is owned by an individual owner of a heating and cooling company. Just speculating a larger land acquisition strategy may be in play here since the lots were immediately turned into parking lots.

I meant to comment on this a couple days ago. I received a notice in the mail they are re-platting the Dos Gringos lots for a hotel. So apparently their is still a hotel planned? I will attach my docs (if I can remember) when I get home.

I've heard rumors that Salsa Limon's land has sold and it will be closed, rumor is another hotel, possibly an extended stay type, is being planned over there. Not sure how accurate any of this is, just a through the grapevine thing.

That would be terrible if the Topsy's building were demolished.  Surely a forward thinking owner could think of a way to wrap a hotel around it, but I wouldn't count on it since it's demolition delay only.

Since I have been out of commission, I haven't been keeping up with as many meetings going on at the city.  On Sunday, I was reminded about the Historic and Cultural Landmarks Commission meeting that was held yesterday.  I should have posted the agenda, but I didn't.  There are several historic structures on that agenda where the owners are seeking demolition.  One of these is the former Topsy's Cafe, which is now Salsa Limon.  The link to the agenda is posted below.

However, there may be some good news.  Some interested parties have been involved with seeking a way to relocate the building since the hotel project was announced.  That hasn't happened yet, but there is a possibility the building can be saved.  Here is a link to Fort Worth Business where more details on the development are provided.
