I think this is a great move for the shop the old one was very cramped. It's also nice that they may include a gallery or something, that arts district will have several galleries now, along the easy access to the museums. I imagine the location will be more visible to, especially once the new arena is up and running.

The street frontage along Montgomery is a made up of a very large arena surrounded by about 50 acres of surface parking lots. Not very pedestrian scaled. So the building doesn't focus on  Montgomery street. It does allow for pedestrian traffic to find its way to the building from the rest of The Cultural District. The siting also acknowledges the scale of the bungalows along Crestline Road and places the parking field along the alley at the south side of the site.

Here is a video by Bart Shaw showing the installation of what they've deemed the "Aperture Wall"

 

 

I expect that wall will become a local landmark, it will definitely be the subject of many photos.

The store opens March 1st. They have been sharing photos on facebook and it looks fabulous. Architecture and Photography gear, what's not to love?

Let's be honest.  That building cost an absolute fortune on a per-foot basis.  Did anyone really think it made sense for a camera store to be located there?

I think it is a cool enough building that some business will move in to.  Also, I haven't seen it mentioned on the forums yet, but there is another concrete building currently under construction just neat this building... looks very similar to this building.   I think it's going to be an eye wear business.

The building is also for lease which does not sound good for FW Camera unless they might be able to afford a higher lease payment.

Still for lease....there were contractors onsite appeared to be doing electrical work around back possibly adding cameras, access control or lighting, one of them was an electrician.

My kneejerk reaction when they built this building or leased this building was "too much overhead for a camera shop" and "have fun being a showroom for Amazon and B&H."  Cool spot though.

Art Space or restaurant... that's still my pick for replacement. 

 

I agree 100% Jeriat, that would make a lovely gallery or restaurant if they could retrofit with kitchen equipment.  The parking ratio seems off a bit but I think there's on-street parking nearby as well.  Some patio space would be nice.  I could also see an architecture firm in there as well.  Such a cool design.  

 
$30.00 /SF/YR x 10,000 SQFT = $300,000 / year
 
Might be a little high for office space, but you're paying a premium for the cachet and frontage to Montgomery / Dickies so probably not out of line considering the location.  I'd say it's $8-14 higher per SQFT than regular old office space somewhere plus considering the buildout costs on the interior would run a pretty penny no matter what.

I'm not sure what possessed them to build this at that location for a camera shop, which is a niche (and slowly dying) business.  Art Gallery sounds like the best fit but again is that something that can survive at this location with the rental rates they are commanding?

Every so often I catch a local auction that deals in business liquidations.  I happened to score a really good deal on some Emeco 1104 chairs likely from a closed restaurant and was shocked when I looked up the new / retail value was over $1,000/each on this particular chair.  It reminds me of the struggle that business owners face pouring their heart and soul into building a company or store only to fold a few years later and sell everything at auction for pennies on the dollar.   Maybe FW Camera is doing just fine, I don't really know but draw your own conclusions or none at all.

 

Point being, that I respect the intentions of business owners to do things with class and sophistication, but I don't always think that makes good business sense.  For every dollar of rent you pay a month, that is a dollar's worth of profit that goes out the door until you reach your break even point on your SG&A costs.  When you add in rent, utilities, payroll, insurance that's an absolute ton of product to sell just to break even.  You figure the margins on a camera bodies and lenses are I'm guessing 10-45% you'd need to move a couple hundred units to just cover rent. 

 

I'm just as guilty as the next guy about shopping online or from big retailers but this really puts into perspective the impact of big business has on the small / local shops.  The advantage with local shops being personalized sales and service and ready-on-demand products as well as free loaners, rentals, better buy back programs and resale opportunities / consignment.  That's fine if you really got beat their price by $15 online but you'll never see retailers like these again.  Some of them can't even list prices anymore it's gotten so bad.  A buddy that shoots professionally uses Competitive Camera in Dallas and not uncommon for them to loan him a unit if he has one in repair or even do some direct to manufacturer trials on newer bodies to get some early feedback and generate some buzz.  You'll never get that with an online retailer.

Yes, it is.  I finished the drawings 10 days ago, and I now have City Comments back on the building permit.  I am needing to address only one item, and hopefully, the city will approve the permit.  M-E-P has additional comments.  At one time, this space was going to be the new home of Colonel's Bicycles, but that didn't happen.

 

Even though we have filled the building, this new space for them is a serious downgrade from their current location.

 

If you go into any of these spaces within the building, you will see a wide range of finsh-outs.  Some are utilitarian warehouse spaces, some are nice office spaces, one is a gym, another is a manufacturing facility, and then there's Wild Acre and Lazy Daisy Coffee, which are quite nice, and of a completely different use.

 

On another note, we did not do the redesign of the exterior of the old Kroger/Winn-Dixie/Albertson's/Jewel Osco/Skaggs Alberstons store.

When I did the drawings, I was told that it was an office finish-out.  I also did not fill out the building permit application.

"This is why zoning is important! We worked very hard to limit the zoning for this property for this very reason.

Thanks to our hard word, the current zoning for 1600 Montgomery is Camera store, Art Gallery, Professional office and Museum.

Nothing else.

I am hopeful there will not be a zoning change request, but if there is, I will fight it again as I did before."

I very much do not understand why residents don't expect best-use commercial entities on an obviously commercially developed street.   It has a huge new arena, and we just spent a fortune making the street look nicer for the good of all of the city and our visitors.  It doesn't even seem like it should be considered as a part of their neighborhood, since it clearly has much more in common with the east side of the street.  If they are so worried about through traffic, perhaps all of those streets should have barricades and a fence put up some 400 feet off of Montgomery.

NIMBY activists are worried about virtually everything. 

Are typically retired, have tons of free time to try to disrupt progress, regardless of its merits.

Nextdoor is closed-loop network that facilitates (by people who are inclined to) spreading misinformation (often inflating the risk of change) among residents.

The property is being marketed as Retail/Office, so if the use is for office space, it looks like there shouldn't be any opposition from the neighborhood.  If it stays retail, and is within the uses prescribed, there shouldn't be any objections.

Nitixope, a restaurant was not allowed in the original zoning to build this building.  However, a professional office was, and I think a real estate office (or two) qualifies as a professional office.  Therefore, it appears there will not be a zoning change made to this property.
