The subject property is currently zoned H – Central Business, which allows for a multitude of commercial uses to service the immediate area, with no height restrictions.
Sounds like they're marketing it as a knock-down.

They were kind of destructive with it after the first sale -- having been in a few times it was frozen in time before that -- but it sure would have been a great place of the style of 61 Osteria.
Although it might be a wonderful investment for the future, I would be cautious to open it as a restaurant right now -- the demolition of the arena and construction of the new convention space across the street could really affect it for a while -- hurting access, and big beautiful windows looking at a construction site does not make for an elegant evening.
But it is well positioned to be something special after the convention center is revitalized.
(We had the building pretty well checked out 10 years ago -- it was structurally in great shape, I remember checking the level of the mezzanine and it was just near perfect... The HVAC was of an old style of chiller of the nature where there was probably a nearly full time person tending to it -- that would all have to be replaced. An elevator would have to be fit in. If I recall correctly, there was some minor asbestos in the adhesive of the tile in the basement.)

You are right about the Convention Center construction being a factor for converting it into a restaurant. I completely forgot about the project being across the street. I guess I'm so used to the Arena being in place, that I didn't think about the expansion.
