Hoya Korean Kitchen is either taking a break or closed. When I drove past today it was not open with signs on the door.

Changes are coming to Hoya, as well.

I wonder if it's the old Starbucks space on Houston?
That could work.

Thought this was interesting. Not really a point to be made or anything, but some good data. A&M Article.

Bank of America has relocated it's offices to Sundance Square. The ground floor banking center is yet to be completed. The Fort Worth Business Press has a story on the move.

I find a bit of hypocrisy for Sundance Square to voice concerns about "tradition" when it is entering into an agreement with Nissan to sponsor Sundance Square including the plastering of Nissan Signs all over their property.

Well it was a bit of hyperbole; I think the notion that that old traditions are to be preserved rings hollow coming from SS.

The plaza celebrates its 4th anniversary today. I went down to the plaza at lunch and walked around, then I went back that evening and on Saturday and on Sunday. We also had a forum meeting on opening weekend.

"Nissan is a perfect fit – they have a focus on community and providing exciting moments."
A more generic statement is not possible.

Its not the Nissan Corporations that is the source of hypocrisy; it is Sundance Square that recently suggested that its competitor, City Place, should be sensitive to signage. SS will be presumably allowing illuminating signage on its property. It will be interesting to see how sensitive the Nissan signage and branding will towards Downtown's tradition.

I'm willing to bet that any signage that Sundance puts up with the Nissan name will be very discrete and subtle. There also may be very few things that show the Nissan name. The DDRB hears all cases regarding signage, so I'm sure that if there are signs that will be placed, it will go before the DDRB in a public hearing where anyone, including member of this forum may express their opinions.

I think that is an interesting bet; though the proof will be in the "pudding". However, why would Nissan ink an marketing agreement if it does not want its brand displayed often and prominently?

In these type of marketing sponsorship arrangements, eyeball (impressions) are often activated through marketing channels, collateral and temporary event setups. It isn't like naming rights in an arena or other facility. Permanent signage is simply not as effective or desirable (for either side). Green Mountain Energy is another example that has been around for 10 years or more but no signs are hanging on buildings. There is not really a corollary between a marketing sponsorship and building signage. At least in this type of case.

So they can park a truck on the square with some advertising signage. I have to admit that it caught my attention the first time I saw it.

Indeed we did.
Does this put Sundance's retail at 100% leased? I cant think of any gaps.

I've heard rumors the building's facade is in need of extensive repairs. Much of the building has been empty for months now as leases expire.
I heard they are Not renewing leases at a Sundance West preparing for closed remodel. Last of residents out by New Years.
Condos conversion is my bet anyone?
Little more info on this. Work suppossed to start in March and last through June 2019. Scope of work is described as "Remove existing exterior veneer, windows, doors and roofing and replace new", and costs at $24 million. That is pricey.

Should makes them want to rethink their decision to build Cassidy at 6-story instead of topping out at 21/25-story.

As an architect, I had noticed problems with the masonry veneer had started not too long after the building was completed.

Yes, I have, and I think a lot of others have noticed. I think we should all be in the Christmas Spirit and we should celebrate the season and not worry about a tree that leans a little bit. Nothing is perfect.

Do members of the forum think they will continue to operate this as an office building, or do you think they will convert it to another use? What do you think they will do with the 1/4 block vacant parcel on the block?

Parking garage, parking lot, bank, QT.
In order of priority.

I had guess that if the building was going resi or hotel the small block would have an area with amenities built on to it, a couple of floors of meeting rooms, spa and gym, ground level restaurant, and pool space. If the building remains office I have no idea but would'nt be surprised to see it stay a lot.
I'm really curious about the retail section of the garage. Sundance retail is near 100% leased and the "mall" could provide some interesting new options for space.
Posted 30 January 2018 - 11:52 PM
It's interesting to walk along the garage base and look down into offices. That said, I'm thinking it would be even more interesting to look down into retail.

The weird split-level mall thing is so very '70s in a not great way. I can imagine Sundance wanting to redesign it to be more conventional street-level retail spaces, if that's doable engineering-wise.

Second location, right? I'm interested in seeing what kind of hours they run. There's a specialty doughnut shop in Southlake that has longer hours and they do pretty good after school business.
