Baker St. Pub Inks 10-Year Lease for Village at Camp Bowie

FORT WORTH-The Houston owner of Baker St. Pub & Grill has inked a 10-year lease for the Village at Camp Bowie, a 350,000-sf redevelopment of a key retail corridor in West Fort Worth. The English pub concept, marking its third location in North Texas, will open doors in the fall.
The Baker St. Pub venue took down 6,500 sf in the 6333 Camp Bowie Blvd. center, where an end cap and inline space were teamed to get enough space for the operation, Mitch Traub, senior vice president with Dallas-based Retail Connection, tells GlobeSt.com. He says Hospitality USA has spent about a year looking for the right Fort Worth site. "We've been looking for this type of redevelopment," he adds.
Trophy Investments of Dallas bought the five-block foothold in June 2004, undertaking a $20-million overhaul of a landmark property and conversion into a class A mix of eclectic retail, restaurants and entertainment venues. The Baker St. lease was negotiated by Traub and Retail Connection senior vice president Dennis Leibovitz and former leasing agents, Lynn Dowdle and Elizabeth Farrell with Dallas-based Staubach Co. The Village at Camp Bowie's leasing contract was turned over to Venture Commercial Real Estate LLC in Dallas midway through the Baker St. negotiations.
Hospitality USA has Baker St. pubs in Arlington and Plano, but is in talks for a spot near NorthPark Mall in Dallas, Traub says. The expansion play includes the sister concept, Sherlock's Pub, which averages 8,500 sf versus Baker St.'s 6,500 sf. A Sherlock's Pub recently opened in Austin and two more will land at Quail Springs Mall in northwest Oklahoma City and Belmar near Denver. Next year brings a Sherlock's opening at Perkins Rowe in Baton Rouge, LA. Traub says Hospitality USA's expansion plan calls for five openings per year for several years.

That's great but...gah, I really wish they would tell us who else is joining the tenant list! The suspense is killing me.
Well, the developer is no longer working with Staubach to re-tenant the center. Venture Commercial is now the leasing company so I am not sure what that says about the project.

Not that the leasing agents or even the landlords are 100% in control of what tenants they wind up enlisting, however their initial plans/goals/expectations for the type of tenants greatly guides what ultimately happens as retail tenants tend to follow what is expected.
I will bet that they tried for a Crate & Barrell, it didn't work out (out of town retailers look at a demographic map of FW and are baffled). Such a junior anchor would have generated all the buzz the would have needed to get a few others to follow.
Isn't there a Tim Love restaurant going in there?
Interesting they dropped Staubach. You just cannot lease a building from 50 miles away.

Baker Bros. is going in next door.
Baker St. Pub around the corner by the fountain, Martin & Co. being forced out and possibly replaced by Taco Diner or some sort of other rest.
Once all in, this will be another destination spot for Fort Worth rest. and bar areas.

Anyone know in which space Tim Love's new restaurant, Deuce, is supposed to go?
This leasing pace must be a serious disappointment for the investors. Upon close inspection, I realized that the actual storefront facades have only been painted and only minor cosmetic improvements have been made. I would guess that the investors at some point scaled back their improvements, leaving existing store fronts, 1970s era rough synthetic stucco, veneer ledge stone. These improvements will not stand the test of time, but rather act as an update that should grow tired in 10-15 years.
I wonder if the developer was unable to access as much capital as required to do the tenant improvements as well as the renovation properly and that is the cause for the lack of leases (i.e. limited to doing deals with tenants who are willing to pay for their own finish out or to retaining existing tenants).
I would love to see this project as well as the ones on 7th St (Museum Place, So7, and Montgomery Plaza) lease more than half of their spaces to locally-based, independent, unique retailers rather than the usual cast of national retailers.

I was hoping to hang out in there tonight (the 23rd) as there was a great crowd and I had 30 minutes to kill. Alas, it was a private gig, so I had to settle for Starbucks down the street.
But in my few minutes inside I felt very comfortable and welcome, in an "it's by invitation only" sort of way. I think this will be a great addition. Next to Ridglea Music.

Not sure if anyone noticed it but the ST had a blip about Multi-Family/ Retail and Parking Garage. The ST reported it was near Alta Meere but it was really this project. The developer appears to have lined up some supporter for an abatement for a garage to be built on the backside so they can develop more surface lots into retail w/ loft apts above.
I hope it works and does not end up like the Alta Apts across the street very surburban. They talked about it as a walkable development. Let's hope so.

Been a while since we talked about this development. I am sure they are struggling with their goal of "only" in fort worth retailers, especially, with the W 7th area heating up. They continue to fill spots, still a nice center compared to what was there and some nice shops.
Not sure if anyone noticed it but the ST had a blip about Multi-Family/ Retail and Parking Garage. The ST reported it was near Alta Meere but it was really this project. The developer appears to have lined up some supporter for an abatement for a garage to be built on the backside so they can develop more surface lots into retail w/ loft apts above.
I hope it works and does not end up like the Alta Apts across the street very surburban. They talked about it as a walkable development. Let's hope so.
Baker Street has a great patio and $6 pitchers!!!

There will soon be new construction at the Village at Camp Bowie. Sprouts Farmers Market will be constructing a new grocery store along Sunset Drive, I think. In addition to this, there will be a new freestanding building of approximately 9,000 square feet at 6324 Sunset and an infill building built between the new Sprouts and the existing retail strip at 6201 Sunset.

I'm sure Sprouts wanted to be at the Village at Camp Bowie rather than inside an older grocery building that had unsuccessfully been nearly every chain in the Fort Worth area. Let's see, it has been Kroger, Winn-Dixie, Albertson's, Max, Jewel Osco, Skaggs Food and Drug Center, Skaggs Alpha Beta, and Skaggs Albertsons. Those are the ones that I can remember.

Sprouts location will be from the ground up. The multi-store list that I went through earlier today was for the abandoned store at Clayton Road East and Camp Bowie.
Going back to the Village at Camp Bowie, that strip along Sunset used to have more buildings and stores, but gradually those buildings were demolished.

Oh, I don't doubt the location they chose will be a better fit for them. I'd just like to see someone do SOMETHING with that eye-sore at Camp Bowie & Clayton. Yuck.
