With vision, the City of Fort Worth could capitalize from the Hurricane Katrina tragedy by marketing a community revitalization project that is already in place on the city’s near southeast side. Fort Worth should welcome and encourage displaced New Orleaneans to relocate and establish a New Orleanesque community replete with cafes, music and culture to the Evans and Rosedale Enterprise Zone.

I believe that the establishment of Fort Worth’s “Little New Orleans” would be a tremendous asset to Fort Worth. As I see it now, the Evans and Rosedale Enterprise Zone is languishing and this could certainly become a catalyst for creating something dynamic for a depressed sector of the city.

As the article states Christo Rey is a nationwide project that originated, serves students of all denominations, and stresses college readiness over the standardized testing that drives most public schools. Work-study internships are an integral part of the program and the school is looking for local businesses to partner with.

Zoning change clears way for planned luxury apartments in Fort Worths south side

Two zoning changes: For the Evans & Rosedale Urban Village, a 7.5-acre project that will include apartments, office/retail space, green space, a playground and "efforts to attract a grocer."

The 251-unit luxury apartment complex will be two miles away between Logan and McCurdy streets, still in 76104.

Another food hall that I like is the Minneapolis Midtown Exchange Global Market on Lake Street in the renovated Sears Bldg....tons of variety of cuisine from all over the world.  It has a similar feel to Reading Terminal Market in Philly.

Evans & Rosedale: On October 19, 2021, the City Council approved an allocation of up to $4,245,533.42 from the American Rescue Plan Act Funds, a 15-year Chapter 380 Economic Development Program Agreement for up to $9,000,000 and an additional $7,000,000 committed by TIF 4 for the Evans and Rosedale Redevelopment and Affordable Housing Project. The ARPA funding will pay the fair market value of thirty-six properties being acquired and contributed to the Project, consisting of thirty Fort Worth Housing Finance Corporation properties, five Fort Worth Local Development Corporation properties and one City property. The properties were part of the December 2018 Request for Expressions of Interest (RFEI) in which the City of Fort Worth, the Fort Worth Housing Finance Corporation (HFC), and the Fort Worth Local Development Corporation (LDC) sought a Master Developer arrangement in and near the historic Evans & Rosedale Urban Village. Hoque Global Properties is proposing a two-phased redevelopment that will result in a total of at least $70 million worth of investment; approximately 292 multifamily units, 20 townhomes, and 28 live work units, with at least 20% of the total number of units being affordable; a cultural square; parks, and other public spaces. In April 2022, the City entered into multiple definitive agreements with Hoque Global Development for the project. Currently, the developers are in the pre-development stage with Development Services and seek to close on the properties by December 14, 2022. The developer expects to break ground on Phase I in March or April of 2023.

I'm glad to see this little church is getting some love.  It is also plain to see from the photographs that it was not built in 1962.  It was actually constructed in 1929.  It also has two individual designations and is located in a National Register Historic District.

1104 Evans was the parsonage.  You also may be correct about the bricks.  They are definitely not original on the parsonage.

I agree.  And I would much rather see the millions of dollars this would cost put toward a real public transit system.  We've put enough money into freeways in the last 25 years.

I think it's more likely that a Kroger or Tom Thumb build one of their high-end brands. 

Google Earth view shows several vacant lots fronting Rosedale, so the space is there.

Edit: I do see three in proximity Dallas County where there is an extremely high tax base, and near the division offices.  My gut still says it won't be CM.  It would be fun to be wrong.  We'll see.

Yeah you can't compare any area in FW to North Dallas as far as being able to sustain 3 Central Markets being so closely located.

I'll put it to the rest of the forum - what is the luxury grocery store that would be the best candidate for the corner of Rosedale & 35?

I'm not sure I would consider either to be "luxury", but I would think that Sprouts or Aldi would do well there.  I would like to see Trader Joe's open more locations in this area.  While I'm close enough to Southlake and drive through there enough that I can make it there when I need to, it would be nice if there were more locations around.

Sprouts is way too overpriced, Aldi would be nice. I don't ever see Aldi stores pop up in urban areas though.

 

Maybe H-E-B could amass small cheap lots and build down there, like how they built in the third ward across 288 from the Med Center in Houston.

The City of Fort Worth has determined the need to terminate its contracts with Hoque Global related to the Evans and Rosedale redevelopment project. Inflation, interest rate increases and cooling of commercial development have contributed to unacceptable delays, and key deadlines have not been met — even following extensions.
