I'm not too disappointed that this more than likely won't be mixed-use development, now, even though I really wish it would be.

I can understand Cooks taking it given the area, though. 

Now, if someone bought this land to build a storage facility, THEN I'd be pissed...

I would not be surprised if it ends up as another parking garage. It's a large, highly visible space. I was hoping for something more imaginative than what they will likely do with it, parking or otherwise.

 

 

I'm not too disappointed that this more than likely won't be mixed-use development, now, even though I really wish it would be.....

 

Here is a quote reported in FWBP -

 

“When the Westchester Plaza property became available, it presented a unique opportunity to purchase property in close proximity to the medical center while at the same time giving us a chance to look toward the future,” Spencer Seals, Vice President of Construction and Real Estate for Cook Children’s said in a statement.   “Our projected growth over the next few years indicates securing this property is a prudent and pragmatic move that could be very beneficial as we continue to serve our patient families,” the statement said.

 

I think the garage comment here was said in jest.  The site could become anything and it is too early to rule out mixed-use that would also include a medical component, perhaps a Pediatric Research Center; or something that in the words of Mr. Seals "to serve our patient families", with families as a possible hint.  I suspect that children being their primary patient, those children do better when a family member spends the night with them; that would suggest something for family/child stay.

As we know acquiring property for future expansion most often means the property will not be developed anytime soon.

I don't know about that.  Cook's has been pretty aggressive in the redevelopment of their campus.

I think this parking lot is only temporary.  I'm sure they will build something of significance on that site at a later date, or as soon as an immediate need arises.

The better temporary option would be a green space instead of a parking lot that a.) will generate a new heat source; b.) create additional runoff to our strained sewer and water treatment infrastructure, c.) require petroleum based material; and d.) increases carbon in the atmosphere rather than absorb it.

 

We, and cities across the world, should be restraining the proliferation of the already over bloated parking infrastructure instead of issuing open ended temporary parking lots, etc.

 

How about a urban garden that provides fresh vegetables for the hospital?

Cooks just recently broke ground on a new parking garage, but before that the site was a surface lot. According to Streetview, there was about a 3-4 year gap between the demolition before that lot until the construction of the garage.

That's possible.  Note what TDLR stated (bold-face mine):  "Restriping an existing parking lot, repaving a small area for parking, preparing the site for a construction trailer lay-down area, and beautification of the existing site."

 

Restriping an existing lot and repaving a "small area" for parking does sound like a temporary move. This makes me more, not less, sanguine about prospects for future development.

I saw a billboard on or near this site with a proposed building that said "for lease".  I was driving by and couldn't stop to take a photo but it may be something planned for this location.

The owner of the site North of Peter Smith has been trying to get something there. It's separate from the Cooks land. I don't remember if that land was part of Westchester.

It never was a part of Westchester.  Their property was located on the block bounded by Summit, Pennsylvania, 8th Ave., and Peter Smith.

I think your guess is a sound one.  Harris Methodist Hospital is clearly in the background renderings and the Summit Curve is evident too when examined closely.  This site is awesome; not only do you get a Downtown view, you also get a view of near West Side (Arena, Pioneer Tower, museums). 

 

IbanezShaw does really exciting things (Fort Worth Camera).

Actually I drive by this site several times a week so I don't believe it has been up for months...  I do commercial real estate; I look for signs like this all the time and would have noticed it several months ago.

Wow.  That was 3 years ago??  Time sure does fly but how did I miss the fun?
