Looks like the Texas Wesleyan University campus is upgrading itself and its reputation, along with big changes for East Rosedale. Check out this Diane Smith article in the Star-Telegram.

Pretty fancy.

My son is a senior there, and I really thought I'd see the rebuilt Rosedale open between the campus and I-35W by the time he graduates. I think they were just starting when we did our campus visit. Now I'm not so sure. I was there for a concert this week and it occurred to me that the campus could really use a facelift.

Construction is ready to begin on the 'Rosedale Resaissance' project in and around the TWU campus. Sure hope to see some local private investment to assure businesses that cater to the student population are included as part of the area's upgrade.

This student hopes so too!!  Rent can't be *that* high in the strip center across the street.  Maybe even a perfect place for a local independent retailer to sprout.  :swg:

If you mean the existing strip mall, don't be so sure, avvy.  Trinity Bicycles paid a premium at their original South Main location (just south of Daggett - where the salon is now) because it was and old building that's been renovated.  They lowered their rent by moving to a premium downtown location.  Once an older building is restored, owners ask for the most they think they can get.  On the other hand, there's been a lot of empty space there for a while on Rosedale, so maybe they will be more realistic.

 

I would love to see TWU be a catalyst for eastside development.

They lowered their rent by moving to a premium downtown location.

 

Wasn't there a story about DFWI specifically offering them a sweet deal to lure them to downtown?

The university originally planned a business accelerator in the renovated firehouse, but now intends to put that in one of the strip centers, Frederick G. Slabach, Texas Wesleyan president, said in an interview.

It also plans to move its Glick House Community Counseling Center into the same strip center. Those two could fill the currently vacant center and help fulfill Texas Wesleyan’s push to create a critical thinking hub, Slabach said.

 

Meh.  I am not in favor of the college claiming retail space before giving businesses a chance to occupy.

Yeah, I had the same thought.  Especially when they say they have a list of people that want to be over there.  I haven't been out to the campus in a while; my son is now at grad school at UNT.  But I hope Wesleyan does well.  I'm surprised they have an enrollment of 2600 in that small campus; I went to a school of 5000 and the campus was many times that size (even when adjusting for a higher percentage of resident students).

The "Rosedale Renaissance" tower on the Texas Wesleyan University campus is going up. The 83 foot clock tower is set to become the tallest structure in the neighborhood.

Nice.

 

I drove from east loop 820 to the west side on Rosedale a week or two ago.  The makeover is pretty nice.  It's obvious that Rosedale is the "boulevard" and Lancaster is the "highway" in that part of town, with a few traffic circles (done right, by the way) on Rosedale.  The circles are already functioning even though construction continues.

I drove past the Poly Neighborhood last week on US287/MLK and was a little disappointed the way the new tower stands in the skyline of the neighborhood. It appears completely overwhelmed by the copula of Poly High School from the point of view I was able to look at it from; from what I saw it would have made 300% more of an impact if only 20 or 30 feet higher. Of course, that was the far view, I will reserve my own judgement until I see how it looks sitting in the campus/streetscape setting from ground level.

I had to go to a job site off of East Rosedale yesterday and I drove down the street.  I agree with Doohickie.  I think the height is appropriate.  I wish that I would have had the time to walk around a little bit.

I've driven past the site almost weekly for over a year now. The new clock tower looks really good, it provides just the sort of "you have arrived" statement the university was looking for. Besides the new tower, I've noticed a lot of little improvements on the campus as well.

 

On the other hand, the city's reconstruction of Rosedale has got to be one of the slowest construction projects in modern history.

The first part of the project (from I-35 to the train tracks I think) started just before my son entered TWU as a student in 2009.  The project still isn't done yet.

Ok. I was familiar with that one...it happened to have been a historical bridge before it was replaced.

In the eyes of the city, it is not "historic".  It has no designations on it.  The old Safeway store across Binkley has a Demolition Delay designation and the other structures on the block east of this building are also Demolition Delay.

Nice looking building.  Shame that they won't do to it what was done to the surrounding buildings.  Last time I drove through the area pretty much everything was in poor condition. Seeing the google street view it looks very nice now - precisely because the other buildings with a similar style were brought back.

Glad to see the addition of more residential for students there.  I hope I'm wrong but based on rendering am not sure that corner will age gracefully. 

They got the major parts right though so if it looks tired in 30 yrs a minor facelift would do it. 

 

Are they tearing down an old building to build this?  The address listed appears to have a historic two story building on it.  Hope they are not tearing it down.  They've been really good so far about incorporating old buildings into the new buildings. 

 

Nice to see TWU progress and on East Side.

It appears the old building on the site will be coming down.  It is actually two stories with a basement.  I'm glad you say the building "appears to be historic", because it is not designated as such by the City of Fort Worth.  Therefore, all TWU would need is a demolition permit.  As for your comment about incorporating the old buildings with the new, they have a mixed track record on that.  They have actually demolished the entire Rosedale Street frontage on that block.  Previously demolished structures include the S.S. Dillow Grocery Store at the corner of Vaughn & Rosedale, and the City of Fort Worth Historic & Cultural Landmark Dillow House next door.  The Dillow House spontaneously combusted in the middle of the night while Historic Fort Worth was suing the university over the removal of the historic designation on the property.
