I don't have any solid information on this, just a rumor. The land is across Main from the new UTSW center and diagonally across from the Highpoint apartments.

If this rumor turns out to be true, it is both surprising and is more positive news for this stretch of South Main Street.

Not sure if this is going to be a hotel now. But I did find that whatever is planned here now will be 22k sqft, ground level retail and offices on 2nd floor. BBP is architect, Greenstar is developer.

Info from Fort Construction. I've updated thread title to reflect changes.

We are partnering with Greenstar Development out of Austin, Texas, to build a two-story mixed-use project in Near Southside.

 
The 25,225 SF building will be located at 601 S. Main Street. A retail space will be on the ground floor with an office on the second floor.
 
We are currently in the pre-construction phase with the owner and architect, so there may be a couple of changes to the design. Bennett Benner Partners designed this beautiful building – and we thank them for sharing their rendering.
 
We are hoping to start moving dirt by early July.

not thrilled about the design, but I guess it's saving grace is that it is taking the place of an empty lot. Let hope this is an early rendering and the final design is a bit more interesting that this.

I agree the artist's drawing is not awe-inspiring.  But what can you do architecturally to draw attention to a 2-story commercial building if it's going to be one of many such along South Main?

I agree the artist's drawing is not awe-inspiring.  But what can you do architecturally to draw attention to a 2-story commercial building if it's going to be one of many such along South Main?

I'm not saying it's hideous, however a design in this part of town that doesn't look like all the other buildings that have recently been built or currently being built and/or proposed wouldn't be too much to ask. It looks just like a wooden box with some lame window overhangs that's trying to disguise itself as cutting edge.

I think we've set the bar pretty low if we are trying to give the architect an out by hinting that a 2-story building doesn't merit any uniqueness or creative thought to the final product.

Just my opinion.

Taco Taco! I see that the graphic artist shares my hopes that my favorite restaurant in San Antonio will open an outpost in FW.

Taco Taco could be located in a cardboard box and I would still go. It being the anchor tenant would have nothing to do with my opinion on the proposed design or lack thereof on this project. Again, it will probably get built and if it has a successful anchor tenant I will be overjoyed, but ultimately I was just hoping for a bit more variety and diversity in the designs being proposed. In the end my opinion really has no bearing on what will be built.

"Lack of" like you stated is what my issue is. No I don't love it (because there's not much there to love), but in the end it will serve it's purpose Which is to cover up a vacant lot on S. Main. I just think it's completely boring and unimaginative and it's using extremely juvenile tricks to make itself seem aesthetically interesting.

In the end it boils down to personal preference.

The cantilevered glass area reminds me of Sears Tower's Skydeck, just minus 102 floors.

From this perspective I like the design a bit more now. Seeing the trees and also the cantilevered section makes it more interesting than what I imagined from the rendering that was first released.

Yeah, we're doing WA Powers renovation and Park and we are bidding on one other near it.

A construction fence is up. Silt fences are in place and earth moving equipment was on the site when I drove by this morning.

That mound was twice as high this morning. They were also putting some water into it too. I guess site treating the soil was cheaper than hauling it off and bringing in select fill.

I've also noticed that the developer has bought land on the block to the east. Not sure if they plan to build there or use it as parking or something.

They have many tall two story steel columns up now. You can get a feel of the building massing.

Passed by this recently.  This is a GREAT looking building IMO. 

Love the mix of steel, brick, transparent ground floor, etc. 

Very nice.
