That nice-looking red brick office building with the shade trees in front at Weatherford between Pecan and Grove is being demolished today. Anyone have any idea what's going to replace it (hopefully not a parking lot)?

This one? It's in a critical spot between downtown and a dense residential area. Let's hope it's replacment is walkable oriented. That northeast downtown area has so much potential.
Is it perhaps owned by the city?

If you all would have checked the Downtown Design Review Board agenda, you would have known. I was the applicant for the owner on this case. The owner is Fine Line Diversified Realty, one of Ed Bass' companies. My firm was acting on behalf of Sundance Square. Unfortunately, I have bad news. The parking lot is being expanded to take over the area where the building was located. It was a nice little Mid-Century Modern building, but Sundance had been trying to lease it ever since the VFW post moved out. They didn't have any luck. Our parking lot will provide a total of 131 spaces and will match the other Sundance Square parking lots. It will be lighted at night and new sidewalks with pedestrian lighting will be constructed on the south and east sides of the lot. Street trees will be placed along Weatherford and First Streets. Ultimately, a new building will be constructed on this site.

i happened upon this work on saturday. they've got a really cool pile of steel in the parking lot. those bar joists/joist girders look really sad bent about their weak axis.

Besides, for now (and just FOR NOW), that would be good for parking until they figure out what's best for that spot.
It's right on a major street between residential/small offices and courthouses, so there's MUCH potential for this site.

Well, since this is the first time I've ever heard of the "Downtown Design Review Board," it's unlikely that I would know. I think you forget sometimes that a lot of the people on this board are "laymen" from outside the architecture and planning community.

Doohickie, I'm sorry. I have posted every Downtown Design Review Board, Zoning Commission, and Historic & Cultural Landmark Commission meetings in the forum calendar. When I get the opportunity, I either post the agenda, or the link to the agenda on the city's website. I also put a notice on each forum stating that City Council meets every Tuesday and their location. Since the Council Meeting times change depending on the week, I put a generalized schedule for them on that notice. For all city meetings and agendas, you can go to the City's home page at http://www.fortworthtexas.gov. The city also has a calendar on their website with all of the Boards, Commissions, and Committee meeting dates and times.

I think what he is saying is that many of us aren't architects, regional planners or developers and are primarily here to see what's going on in the city we love.

I realize that most people visiting are not design professionals. So, my best advice is that if you want to know what is going on in the city that relates to public hearings, then I would suggest that you look at the city's website and to periodically check their public events calendar. All city meetings are posted there and then if you want to review the agenda, then you can follow the links. The Downtown Design Review Board meets monthly to hear cases that relate to new construction or remodeling of a building that is within Downtown. The Historic and Cultural Landmarks Commission hear cases dealing with historic buildings and historic districts all over the city. They meet monthly. The Zoning Commission hears cases dealing with changes in zoning all over the city on a monthly basis. Finally, all kinds of issues relating to the running of city government are heard by City Council. Because they have so much to review and vote upon, they meet every week. If you want to know what is going on in the city, then you should check out the agendas on a weekly basis.

I check this board on a regular basis. That's as deep as I go. I depend on you and the other professionals on this board to bubble the important issues up to the top. Hopefully the issues important to you are important to me and none of the ones I care about are missed. With that lazy approach, I bet I still more about what's going on in this city than 97% of the other residents here. Kind of sad, I know.
I hope you realize, after reading that, how vitally important you are to me.

Doohickie, I appreciate your comments, and I will agree with you that you are probably more informed than 97% of the public in Fort Worth. Unfortunately, some things slip by me.
Going back on topic to the parking lot, this was the only case heard this month by the DDRB and they were looking at ways to avoid hearing the case and getting it approved administratively. They finally decided that it was best to hear the case in a public hearing.

I guess a parking lot is a necessary stop-gap development and that ultimately a building will be erected at the site. After all, recent developments have shown that downtown parking lots are expendable--lots are being replaced by the Sundance Square plaza and by the new civil courthouse. And that Lancaster commercial-residential project, when and if it comes to fruition, will replace that unsightly covered parking lot, at least I hope it will.
All damn good signs, if you ask me.

Believe me, I HATE the amount of surface lots we have in downtown...
However, for the time being, this is ok. There will be something built there again, eventually. But because of its location, I actually wouldn't mind that being a surface lot for at least a decade.
Now the ones just east of the Bass Towers and that strip along Commerce and Jones, THOSE need development more than anything.

I really hope it takes less than 10 years to develop that area. It's a huge gateway between the core and a lot of dense residential on that part of downtown (Trinity Bluff/Samuels Ave./ Lincoln Park/The Depot) Some mixed use developments would really tie together all of northeast downtown. Personally I imagine it being like Dallas's West End.

I think the Sundance Square Master Plan calls for low to mid rise buildings in this area. Also, there are view corridors set up for the Courthouse and I think any high rise would block the view of the dome.

While we're on this... any thoughts on what may happen to the old houses on the block north of it?
They've been there forever, I know, but I think eventually they'll see the wrecking ball as well.
