Separately, the board voted unanimously to approve a $1.475 million incentive for a $28 million, 217-unit, five-story apartment complex at 400 S. Jennings to be developed by Rob McConnell, one of the development partners in The Phoenix, a new apartment property on the Near Southside. Construction on that project is expected to start in July next year, with completion in two years.

For comparison, Phoenix is 170 units, so this will be larger, and one story taller.

 

Site as of now, with a couple of steel warehouses and a brick on on the corner. 

 

 

There's a lot planned for Southside right now, If this project is anything like Phoenix it should be great. Would love to see some retail come along on Jennings, Vickery or Hemphill, as not much is nearby.

I do wonder if some of these projects might be more efficient if the were more vertical.  Could you get the same amount of units if it were, say, a 20-story tower?  I think it is being done that way in Dallas a whole lot lately.

Why go up when there's more than enough room to go out and save money at this point? When the space gets scarce, the incentive to go up will be there.

About 1,800 apartments proposed or U/C right not in Southside. Just in April, ST was running articles talking about 575 apartments being proposed. FWBP reports total demand is around 4,000. Make it 4,001, I want to get in on this.

I do wonder if some of these projects might be more efficient if the were more vertical.  Could you get the same amount of units if it were, say, a 20-story tower?  I think it is being done that way in Dallas a whole lot lately.

 

 

That's because Dallas has spent years building developments like this first, and in those areas where the density has already been increased, the new developments are now taking even denser/taller forms.  (You'll notice that the real large, taller developments you're speaking of are mainly happening in Uptown and surroundings, where there has been years and years of 3-5 story development already - there are still plenty of 3-5 story developments happening in the less-dense/less-redeveloped parts of Dallas.)

 

(Not to mention that Dallas has better transit - you'd be seeing these developments take a different form if Fort Worth had effective central-city transit.  Not necessarily taller - though perhaps - but denser, higher unit-to-parking ratios, etc.)

 

No need to jump straight from 1-2 story buildings or vacant lots to 20 story towers.  There's a world between the two that Fort Worth is only now starting to get into.

What happened to the simpler looking buildings shown in the Sept. 2014 rendering? I was going to say how nice those looked in their simplicity compared to the Coca Cola project and now this one has changed to the multi facade / too many materials look.

After comparing the two renderings, I think you have a good point.  Personally, I would prefer the rendering circa September 2014 because its simplicity in design is more classy.  But at least modernity is returning to South Jennings.

Yeah, but modernity for modernity's sake is not necessarily a good thing. Think of all the late 50s - early 60s 'Googie' architecture....we may look at it nostalgically and kinda cool now, but most of it was really bad design. When you look at old or new design simpler form w/ a few choice details / motifs always makes for better architecture as opposed to a hodgepodge of stuff no matter how well arranged IMHO.

FWBP has a new article on the building, but not much new news. They have poured much of the parking garage lower level and ramp now.

A couple of people mentioned or wondered why we havent had much high rise residential development in Fort Worth.

The answer is that it is extremely expensive to build a building that way. 

 

While somoene might plan and design a very luxurious condo or apartment project for that - one with really superior views and location, it is still possible for developers to build these 4-7 story projects using low rise construction types in many places around central Fort Worth.

 

For high rise to become more common, those developers (and their lenders and investors) will want to see evidence that 1) apartment rents have risen to a level that can support that additional cost, and 2) sites for the 4-7 story buildings to run out or get priced sky high.

Was'nt expecting a tower crane for this. Not very tall but VERY long, could'nt even get the whole thing into the viewfinder!

Large-scale modern cosmopolitan projects such as this are transforming the Fort Worth landscape!  Large crane?  I also wondered about that, given the low-rise structure being built and the fact that there are no adjoining properties that might cause interference with construction.  I suppose construction engineers know when a crane is called for, and know when not.  Incidentally, I also wondered why those two low-rise office building projects over at Clearfork required four tall cranes.

There are a lot of reasons why cranes are used to construct buildings.  Contractors usually know best when to use one or not. At Clearfork, the four cranes that you see, are building the shopping center called the Shops at Clearfork.  The fifth crane is for one of the two new 6 story office buildings being constructed on the west side of the Chisholm Trail Parkway.    I could be wrong, but the construction schedule on the shops might have influenced the use of the cranes to build that center.  We are drifting off the topic, so I suggest that we go back to the development in Fort Worth South.

The electrical transmission towers in close proximity to the site might have influenced the type of crane needed too.

Just about done. I really like the looks of this one. They've put in a ton of landscaping and it looks really nice. It's hard to see in my pics, but the wavy bits of metal over the staircases look really cool too. One of the better looking multifamily projects to go up.

I like that one a lot.  I think the angled windows are particularly cool- they will cut down on the amount of sun that goes into those windows, plus it almost gives you a peek at downtown.

They did a good job with this development. Definitely better than some of the other stucco people boxes.

District Barbershop (currently in the former Melt space at 954 Rosedale) is moving into the retail space.
