This project is looking good.  Visited this weekend (REI) for the first time. 

Appears Taco Diner is open too.   While unfortunately set back from the main street (Bryant Irvin) - making it less pedestrian accessible from the nearby residential neighborhoods, they have done a good job with the facade design, preservation of mature trees, landscaping, and I understand will do a good job of connecting with the Trinity Hike and Bike Trails.

The contractor has started laying the base for the bike trail along the river.

Went to Taco Diner Saturday--placed was packed with a 20 minute wait. 

 

Walked around and development looks good.  Did not realize they have underground parking till Saturday.  I do have to say parking is very, very tight in the development.  If you drive a truck/Suburban, etc. be prepared for door dings from smaller vehicles.

Just heard they were putting a Steel City Pops in this location too. If I remember correctly, there were a few 300-400 sq. ft. retail spaces for rent to add diversity to the types of stores and restaurants development.

I corrected your error.  (It's not the small vehicles creating the door ding hazard.)

Tried new taco diner tonight. Not bad still has some kinks to work out but I will be back. Sat on patio. Saw then"grove" we will saw how it turns out. 50/ 50 in my opinion on if they get the sense of place they were shooting for.

For those of you who used to go to LMRA, the Grove is the area of remaining trees that were once on the north side of the swimming pool.

Form work is in place to build the Trinity Trail under the Bryant Irvin Road Bridge on the south side.  This will make a good connection point.  Let's hope that the trail will be completed across the CERA property.

 

I also ate at Taco Diner yesterday afternoon.  The service was slow, but the food was good.

How would one go about campaigning for a pedestrian bridge near the Bryant Irvin Bridge similar to the pedestrian bridge by the Lancaster St Bridge?

 

I think this would definitely encourage more pedestrian engagement with the Waterside development from the residents on the north side of the river.

There's the low water crossing just upstream of Waterside.  I think a path to that crossing is the best to hope for.

The trail that is being built is shown on their site plans to run the full length of Waterside's property along the Trinity River.  This will mean a new trail will be built from TX 183 to nearly Bryant Irvin Road.  As I mentioned previously, the form work is in place to construct the trail under the south side of the Bryant Irvin Road bridge.  I don't know what party will be building the section along the CERA property, but if it is constructed, then this trail will connect to the existing crushed limestone trail on the south side of the river.  This will mean that there will be a trail on each side of the river from the western edge of Colonial Country Club to TX 183.  Another low water crossing is located at the Clearfork Trailhead/Mellow Johnny's.  You also have a crossing of the creek nearby on Bellaire Drive South, and a bridge at Clearfork Main Street.

On my Black Friday ride, I tried out the new trail into Waterside, starting from the low water crossing near Mellow Johnny's and following the south bank of the river.

Spoiler:  Most of the trail has been there for some time.  It's packed gravel and except for one or two spots, in very good shape.  Just prior to Bryant Irvin, it's apparent that the trail's been newly graded.  The trail under the Bryant Irvin bridges is paved, then becomes packed gravel again on the other side.  the trail stops just short of the end of Arborlawn.  It's rideable, but you have to go through grass, mud and loose stone.  Before the end of the trail, there's a spot to get off that leads to the CERA parking lot which connects to Waterside which would be the recommended route for getting there until either the trail or Arborlawn is extended to the other.

Original length of ride was about 10 minutes.  By speeding up the uneventful sections to 4X, I got it down to under 5.

It's at the other end of the building next to Whole Foods that forms the passageway to the apartments I mentioned above.  The restaurants on the ends of the buildings (such as Taco Diner) actually have entrances facing both the retail parking and residential buildings (you can see the unfinished apartments at the back of the alley in this pic).  I think that's pretty cool.

One more thought:  We see these buildings as in the western end of Fort Worth, but with all the planned development west of the loop I wouldn't be surprised if Waterside/Edwards Ranch and the undeveloped area between them (which will no doubt soon be developed between Overton Woods and Bryant Irvin Road) evolves into something we think of as "mid-town" or some other central sounding name.  The areas are being developed with multi-story residential and integrated retail; it kind of reminds me of Crystal City and Pentagon City in Arlington, VA.

So in the site plan above, yellow = residential (I assume the smaller buildings to the left are the townhouses), green is hotel, red is office, tan is retail. Not sure where the oxbow restaurants are unless they're in the ground floors of the office buildings?

I believe the Oxbow restaurants are the blue north of the Oxbow but south of Arbor lawn. The site plan does not seem to convey that very well.

I thought I would mention.... Piattello is in the brown building behind Steel City Pops and Taco Diner in the pic below. The part closest to the parking lot is the coffee bar.

I rode this route again on Monday afternoon after the heavy rain in the morning.  I will say this:  the crushed stone trail is *not* an all weather trail.  There were a few flooded spots that were navigable by going around on the grass, but long stretches were just soggy.  The trail will need some improvement before it can be considered adequate under wet conditions. 

 

If riding a bicycle, another way into Waterside until the trails are ironed out would be Arborlawn Drive from Bellaire Woods/Overton Park area.  Arborlawn crosses Bryant Irvin at a traffic light and goes directly into the development.

Doohickie, I worked at a place with a large campus that had crushed red rock trails. Rains certainly cause problems for that kind of surface; they eventually replaced problem sections with concrete.

 

Also, we need to get you a GoPro, brother, before you hurt yourself.

Other portions of the Trinity Trails with crushed stone do better in wet conditions.  Ultimately I think this section will be paved but I doubt it will happen any time soon.

No.  I had the camera in hand, resting on the handlebar, talking to someone else and didn't realize there was a speed bump in the parking lot.  When I hit the bump the hand holding the camera slipped off the handlebar and then things happened pretty fast.

Okay.  So.

 

My wife and I were interested in a little light dinner on Thursday and I suggested popping over to Taco Diner at Waterside.  When we got there we walked around and checked out The Grove (the public space between the two apartment buildings) and unlike the last time I was there, there was life in the place.  There were several young families playing.  In one corner apartment a family lives with several dogs and they had their doors open to the balcony with the dogs going in and out, along with their son (who was about 8).  There were probably a couple dozen people just kind of hanging out in The Grove.  It has a very pleasant vibe to it.  It's almost like a miniature version of Sundance Plaza, in terms of the feel of the place.  Each time I go to Waterside, I'm more impressed with the job they did, and continue to do, with that development.  I wouldn't mind seeing more stuff like that in Fort Worth.

 

We ended up going to Zoe's Kitchen which was a pleasant surprise; the food was very good and there were several vegetarian/gluten free options for my wife.

I'm impressed there were that many people out.  I sat outside for 45 minutes tonight while she played in the yard and I thought I was going to melt.

 

We like Zoe's too.  There's one a 5 minute drive from our house and we always forget about it when we're looking for somewhere for dinner.

My office went to the Taco Diner for lunch a couple of weeks ago, and we walked around The Grove for a few minutes after we ate, and there were a lot of people in the space.  There were many kids playing and there was a couple just sitting under one of the large trees, just talking.  The Grove brings back a lot of memories, since the trees preserved were the ones that sat at the northern end of the swimming pool.  Many of my high school friends parents worked at General Dynamics and we were always going to the pool in my high school and college days.

Bentley's, the excellent hot dog/crepes restaurant on Magnolia, is opening in Waterside. It's between Piattello and Steel City Pops on the developer's master plan.

The next apartments are going up. The parking garage is up. The bridge over the oxbow is under construction connecting the apartments to the rest of the development

Seems like it now, but please wait awhile.  "Very timid engagements," over the span of years, add up to a whole lot of urban-style communities.  Mixed use projects, if they continue to be built, may eventually eliminate most of the "secluded" stretches of the river from the Southwest Boulevard bridge to downtown.

Rendering of new Courtyard Hotel they are asking for site plan change taking out the oxbow restaurants to put this. http://files.constan...5b11020d4a4.pdf


As much as I would like to see the oxbow restaurants, which all could potentially be pretty cool setting-wise, I think this hotel makes more sense. I think the development needs people right now much more than it needs additional restaurants.

I wasn’t aware that the site plan had 2 hotels already proposed so maybe a 3rd was unnecessary.
