Being located in Downtown must be fairly pricey, especially for a specialty ministry one would imagine; and to do so probably means very favorable leasing terms.  Common Ground is currently located in the space once leased and eventually vacated by Trinity Bicycle.

A question comes to mind: I can think of many offshoot ministries leasing space in distressed shopping centers along with nail salons, tatoo and vapor shops; and wonder are Sundance West and Cowtown Garage displaying a bit of desperation by leasing to tenants doing borderline retailing?  Could more satellite gypsy ministries and their like be  coming to Downtown?  If so, this would be unnerving.

I'd rather one big tenant fill the XTO garage retail space than a bunch of small tenants.

 

The XTO garage has one of the few retail spaces (downtown) that's big enough for a small grocery store or a D&B-like arcade.

I'd rather one big tenant fill the XTO garage retail space than a bunch of small tenants.

 

The XTO garage has one of the few retail spaces (downtown) that's big enough for a small grocery store or a D&B-like arcade.

There's time and space for that to happen. But at least something is coming up.

What I really wanna see is two large tenants at the Convention Center garage.

 As I think about this project, the garage is and will be used to accommodate the needs of different projects, sometimes temporarily as is the case with A&M Law, the needs of XTO, the needs of nearby restaurants valet, and possibly a major tenant, requiring a set aside block of spaces, such as a nearby hotel....At the beginning, I too was quite dejected about building a garage instead of a tower; but as it is unfolding, the garage is providing Downtown establishments an alternative to handle parking needs...

 

The emptying of the Waggoner Tower and 714 Main also meant a loss of parking requirements for XTO employees; and now the proposed developments at Waggoner Tower and 714 Main will be met by the guests staying in new hotels.

IDK how big this coffee shop is going to be but the entire first floor is being worked on right now. Perhaps other tenants?

Looks like offices to me... perhaps small classrooms for A&M (there was a suggestion the school would take over the space).

 

Although this city needs more office space, I'd be highly disappointed if this were to become office space.

 

By downtown office standards, this is a small amount of space. By downtown retail standards, this is a huge amount of space.

I *believe* A&M found all the space they needed in the Star-Telegram building instead. 

 

Checking permits, whatever this is taking 25,000 sqft which is the entirety of the of the first floor according to leasing adverts I've seen.

 

I'll throw out another thought  - Maybe this is some sort of coworking venture with an attached coffee shop?  Downtown, far as I know, doesn't have any co-working space and it's a booming industry. That's complete speculation though.

 

I'll try and snap a photo with a proper camera tomorrow, assuming they don't move the plans away from prying eyes ;)

Aha! Searching for Common Grounds just kept turning up the Waco Coffee Shop or the Women's meeting space in Sundance, but I searched out Common Grounds Co-Working and sure enough, there's a San Diego based company and Fort Worth is listed as a coming soon location.

Great find and explains the plans.  Maybe it will bring some people downtown that will grow into bigger businesses who want to stay downtown.

I meant to write this last week when I walked by it picking up lunch, and now I went by it again:  They applied an opaque or nearly opaque blue film to many of the ground floor window, particularly on the north face.  Sorry I didn't get a picture -- maybe later in the week.

Past it again today picking up lunch and the guy was putting up more film.  I decided to speak with him about it.  He said it was almost completely opaque, and he was almost done covering things, but he thought it was temporary, and would be removed for a "reveal" -- that is a lot of work to go through compared to paper on the inside, but I know it is common to hide things during construction.

 

Since this is just going up now, when do you think the place will open?

Google tells me that the company last raised venture funding a couple of years ago; wonder if they're running out of money; also wonder how the competing Fort Worth WeWork campuses are performing. Coworking is a viable business model as demonstrated by long-lived incumbents such as IWG, but who knows what's going on with these newer companies.

I would like to see the a Downtown Whataburger in that location!  They are in a parking garage in Downtown San Antonio.

Honestly... I'd rather see them back in the "old" spot at the Trust Building since that's open again.

Maybe even use a section of the 404 Houston Street as the the section where you take orders and connect the two buildings on the ground level.

I hope this new co-working company thrives post-pandemic.

 

Idle thought: I wonder if nearby law students would use this as a study hall? Seems unlikely when the law library is free for their use, and a seat at Starbucks is a lot cheaper, but still an interesting idea. Actually it would be dumb for co-working companies not to give student discounts at opportune times to keep the space full, right?

I wonder how viable that is as an economic investment. It's valued at $18M by tad, so you're paying ~$435k a year in taxes. How much revenue does the parking generate? And I can't imagine the retail/office space brings in a whole huge amount.

At a conservative estimate of half of the spaces being filled daily at a cost of $10 per day, that's a little over a million dollars per year.
