Rivercrest Bluffs - on West Fork of Trinity off White Settlement

This is the piece of land just West of that new flower shop, South of White Settlement, North of the Trinity.  Has been owned by Chesapeake.  Recently (or is in the process of) sold to a developer and is slated for high-end residential.  I heard 37 lots, 8 riverfront, ranging from $200k to $500k per lot.  Based on looking at the aerial, that seems like too many lots for the size of the property but we'll see.  Evidently they are selecting builders, so I assume there will be announcements coming relatively quickly.

 

That section of the river, and the green space around it, is such a hidden gem.  Hopefully the development does it justice.

Yes close to Castlebery HS. They were asking for variances for small streets and tight radius corners.

This is going to be shot in the arm for Castleberry School District, which like other Texas ISDs relies primarily on property taxes for operating revenue. Too bad the main scenic amenity across the river is a gas well pad...

Thanks for posting a link to the Rivercrest Bluffs homepage.  Under location, you will read that their neighborhood tauts the number  of close-by points of interest; and of course there is something like this that makes me ask: Who would considered living here base on the travel time of 40 minutes to downtown Dallas? :glare:

I think the levy on the other side blocks most of the view of the actual pad sites.

 

Interestingly, these lots appear to be very shallow and have almost nonexistent front setbacks.  Assuming nothing changes on the setbacks, it will set up more like the So7 townhomes than a traditional single family neighborhood.

They have a sign up on the property now.  I recently heard they're shooting for a September/October groundbreaking and lot delivery about 10 months later.  Supposedly most of the lots are reserved by builders already.

Same developer has bought more property to the southwest of this location (also on the river) and will be doing a similar development there.  I hear it's going to be called Riverbend Estates but will hold off creating a thread until there is something official. 

 

This whole area will be blowing up within a year.

Lots of dirt flying in this development (earth work actually started in the sister development to the southwest a few weeks back and is now occuring on this property as well).

One home is now framed up and another is close to slab pour in this new neighborhood.  Finished home prices are supposedly $750k to $1.3 million depending on exact location.
