Here are the changes in the new UR zoning code

 

 

1. Add 3 new development principles to promote walkability, maximize connectivity and access,

and provide a variety of housing types for mixes incomes
2. Incorporate more graphics and images
3. Require building entries at ground level on residential streets and for retail uses
4. Add screening requirements for HVAC, storage, and dumpsters
5. Require that variances/PD waivers be reviewed and receive a recommendation from UDC
6. Provide densities of 40 un/ac for 3 stories and 60 un/ac with one story bonus in UR.
7. Clarify Urban Forestry requirements to ensure canopy coverage
8. Require façade screening of parking structures
9. Allow height bonus of one story in UR when providing structured parking and open space.
10. Require street trees as part of enhanced landscaping
11. In MU-1 and UR, establish minimum sf unit size and allow smaller units to be exempt from
density maximums
12. Provide 5,000 sf maximum single family lot size in MU-1, MU2 and UR
13. Clarify that fences and gates in multifamily complexes shall not extend beyond front building
facades. Allow for open front yard fences up to 3 ft.
14. Require 20 ft. garage setbacks
15. Clarify fenestration (window) requirement and add energy efficient windows
