The old semi trailer parking at NE corner of S. Main & Vickery has been cleared and has a sign up. Not sure what it will be though....

This plot of land was used by Vandervoort Dairy as overflow lot for its trucks.

Don't know anything scope wise, but seems this project is a hotel. 

 

Its easy to envision a TownSuites Place by Marriott at this site that is similar to the TSPM sandwiched between West Freeway and CTP; or something of the likes.

Hopefully something a little bigger than that...

 

 It does make sense and as does its timing.  A hotel strategically positioned near the terminal as to take advantage of Tarrant Express Railway to and from DFW Airport. Smart!

 

There probably will be other hotel projects taking advantage of the Tarrant Express Railway stations along the route.

This is a major city. "Noise" should never come up as a complaint... It's part of the package.

"Noise" is one thing, building a hotel next to a major freeway and major train station and switch-yard is a huge part of the "package" and is a "complaint". I can't tell you how many sites I have had turned down by Marriott and Hilton because of close proximity to especially train tracks! Hotels teeter on the edge of making financial sense more than anything I have seen or built in my career. Add another $125k for upgraded STC ratings on windows, another $50k for sound insulation upgrades, and others and you can quickly add 5% or more to the cost of construction and that can be enough to kill a deal sometimes. You also have to take in to account anytime a guest complains that room automatically is comped under Marriott and Hilton Franchise agreements.

Having just returned from a trip where I stayed in a hotel sandwiched between an interstate highway and a major rail yard, I had no problem with noise; and was only aware that either existed below and outside of my window when I looked out onto them. Also, one end of the major runway at the airport was visible from the room also; no noise, peace and quiet.

 

Trains do not make a lot of excessive noise within switch yards; and beside the low and constant din of I-30 traffic, a hotel at this location will not be significantly bothered by trains or cars.

Ok, I'll just agree to dis-agree, and leave it at that but I don't see it being a Marriott or Hilton flag. I Know what it took to get the TPS/Sphill approved down the road. I see it being more mixed use, traditional retail below apartments above.

I don't doubt that some chains will shy away from hotels they can foresee will be troublesome (complaints about noise), but I would think where some chain would be interested in the site.

 

Marketed right, it would do fine, considering the Southside Renaissance.

I think people who choose to stay at a hotel in the inner city next to downtown stay there because of the proximity to urban amenities. Trains and Freeways are part of the fabric. The Ramada is near those things as well and it seems to not have problems staying booked; even for a hotel of it’s age. I know of other cities who have hotels in similar areas. I also spend a lot of time in the area walking and biking and I don’t feel like it is a noisy area.

Got to meet Chuck today. Really exciting to have a local developer passionate about Fort Worth and urbanism behind this project. Some neat ideas, all still being fleshed out, but this will be a great addition to the South Main Village and a gateway between NSS and DT.

Architect is 97w. I don't think they've ever done a project nearly this big. Definitely interested in seeing the final design!

They'll have to hit a few requirements,

From the code,
5 stories max if single use
8 stories w/ public space or mix of uses
10 stories w/ public space and mix
of uses

I suppose that financing is the key thing to be researched here:  obviously better projects are paying attention to the city, but when it comes to raising capital to actually build them, the return / risk doesn't look right in the spreadsheet.  It is not my area of expertise, but it seems like figuring out the root of this is something that should be done with some urgency.  Is it tangibles, like something doesn't look right with the way our demographics come out; or is it the intangibles like not enough track record of comparable successful projects?

 

(sorry -- didn't mean to make a generic post in a specific project -- move it where appropriate if you want to)

Downsizing on this project and the other at West Lancaster/Belnap/Lexington, etc.  For financial reasons, mostly I suppose.  Maybe 2 stories is the right height for the new residents coming to Fort Worth--you know, a bunch of Tom Thumb's descendants (just kidding!)

The only news is the FWBP article (Post #31) on the purchase by Elkhorn Union of the former DMS Architects building, 300 College Avenue, for its headquarters.  Nothing about a proposed hotel.

I heard it is now going to be a 8 story hotel... with 6 stories below ground and 2 stories above.  So in reality it is still an 8 story structure.

Nothing is final with the site.  The plan is still to be mixed use with hotel component, and ideally 10 stories.  The sign at the hard corner was knocked down during the Vickery road work and it will not go back up until that work is complete.

Piecing together the various bits of rumor and stories in the press, it sounds like Chuck B (owner) has been trying to create something different and interesting.  I tip my hat to him for that.  Like arch-image said, hotels can be very difficult to make pencil, financially.  Further, we all know it is probably10X more difficult to create something like that from scratch vs selling to major chain (or their devel partners) to drop a version of one of their prototypes in there. 

 

I will (self-righteously) not jump on the "what's taking you so long?" bandwagon.  If given the choice, I'd rather suffer delay and have something interesting rather than have the immediate gratification of a commonplace prototype.   I wish him success.
