I wanted to create an actual PLAZA for Montgomery Plaza, featuring a large roundabout, and all buildings arranged to face the plaza.
I did this last year, but didn't really expand into exactly what I wanted to do. So I looked at it again and changed some things, moved a few buildings around. So just to compare what I did last year to what I'm doing here...
Similarities between last year's "MP Plan"...
- Circular plaza surrounded by modern roundabout
- Chick-fil-A and Wells Fargo are moved
- Target and other stores are moved
- Separate building directly west of MP for remainder of retail space
- Surface lot and garage parking
Differences between last year's "MP Plan"...
- Plaza and roundabout are larger, more center of the rest of the development
- Super Target is shaped and oriented differently to front the roundabout
- Every building (except for the separate retail building) is fronting the roundabout
- No "greenspace" park
- Two mid-rise buildings are added, but only on the Carroll side to preserve skyline views
- Chick-fil-A is moved to corner of W. 7th & Carroll / Wells Fargo fronts roundabout
- Rail station is included (thanks to Left Bank's recent info)
- GMC and Mattress Firm are moved to main building.

I like it - no need for a "greenspace park" since Trinity Park and Linwood are so close already.
What was the Left Bank recent info about TEX?
What about an underpass under the rails to connect to Left Bank?

Recent PDF and renderings showed a rail station next to where that current Petsmart is.
Not specific on exactly WHICH rail, but I just assumed it would be TEXRail.
It also showed a road (5th Street) connecting MP and Left Bank, so I'd assume they would just use sidewalks for that.

CFA and Wells Fargo roadway/parking examples:
Chick-fil-A
- On the corner of W. 7th & Carroll
- Front doors face West 7th with one door on east side of building
- Drive-thru features split lanes (like most current stores) long enough for busy lunch periods
- Surface parking, min. 20 spaces
- Parking Entrances: North (facing retail building), West (Carroll)
Wells Fargo
- Directly north of circular plaza
- Front doors facing plaza
- Parking is shared with Super Target's lot
