Only concern about the limited service hotels going in is that they could dilute the market a little, making the feasibility harder for a larger, convention-type hotel (500+ rooms with lots of meeting/conv space) from developing in the near term.  According to the CVB those larger properties actually go out and recruit meetings and groups whereas the smaller ones simply respond to demand that is existing.  And, the limited service brands really aren't very inspiring hotels that would cause someone to go out of their way to stay there. 

 

I'm not suggesting FW attempt to actively intervene in preventing the development of limited service hotels (its their right to develop the limited service hotels) other than ensuring their design is good).  

 

Possible exceptions are the Sinclair (Marriott Autograph) and the AC Hotel.

During a recent trip to San Antonio, time was spent overnight in a 1909 office building that today has been redeveloped into a hotel. Let me say that the building is excellently redone and removes any doubt that I may have had about the feasibility of these kinds of projects.  In Downtown, I would rank the Petroleum Building as the both the best and first former XTO properties to be converted into a hotel.

I do know where that building is located in San Antonio.  I actually think that any of XTO's buildings could be converted into a hotel or residential.  Our Sinclair Building is being converted, so it is possible.

 

The last time I stayed overnight in San Antonio, I was at the Drury Plaza Hotel, which is the old Alamo National Bnank that was converted.  I got a suite at a ridiculously low rate.  It was very nice, and I really enjoyed my stay in the historic building.  The bank lobby is now the hotel lobby.

 That's right, our Sinclair Building...You never really think that a commercial building can be truly converted into a residential or hospitality property until you actually experience the conversion and realize how nicely it can be done.

 Plenty of great updating.  There has been discussion about the lack of available land in Downtown having the impact of reigning in the pace of development.  To the casual observer, this appears odd; Downtown is not densely built out in the least. 

 

Why is it that Fort Worth's property owners so stubbornly ask for excessive market prices or hold on to their property, really for what ends; and why is not this generally seen in nearby towns or across the state in general?

That project has never had any press and never gone through any of the process needed to get built, such as zoning, DDRB, or permits. I guess it is concerned to be more of a concept than a proposal.

Of course you're right about the lack of official follow-through.  So why doesn't Icon Lodging remove the drawing from its website?

Also, considering the way the media is reporting things these days, these projects may never "officially be declared dead".  Publicity may just stop, but no official word released.

I walk by the building at 915 Houston occasionally and look inside the glassed door.  It's an empty shell.  This is that two-story building with the modern-looking facade.  I beieve this would be the location for the Residence Inn by Marriott?

Okay.  So why wasn't the Blu by Radisson mentioned in the FWBP article (Post#107)?  I'm getting confused by all these high-rise hotels that are supposedly going to be built (or not) downtown.

The Blu by Radisson at 915 Houston was originally proposed to be a Canopy by Hilton.  I think the reason these hotels are not listed is because right now, they are only proposals, and they have not received any kind of approval process.

Okay.  So why wasn't the Blu by Radisson mentioned in the FWBP article (Post#107)?  I'm getting confused by all these high-rise hotels that are supposedly going to be built (or not) downtown.

 

Guess what, there's more!

 

-Sundance Square announced in 2013 intentions to build a 150 room hotel on the "Gateway" block. No news since.

 

-There's a mysterious Hyatt House which is supposedly being planned somewhere downtown, but we don't know where exactly

 

-The Omni has floated the idea for an expansion in the range of 400 rooms south of it's current location, where the TCC May Owen Center is. 

 

-When the convention center annex is torn down the land would likely be used for a 1,000 room flagship hotel capable of hosting massive blocks of rooms for major conventions.

Austin, you never cease to amaze me.  However, you should change the Fairfield Inn & Suites (the old Park Central Hotel) to "completed".

The actual explanation was written into the article.  The rooms are not counted until they are physically under construction. If you notice the article calls the "approved" projects as planned and the ones that are being built as "under construction".

 BTS? 

 

 This is also the weekend that TCU plays Ohio State in AT&T Stadium.  In the 2017 Cotton Bowl, attendance was 67,000 between Ohio State and Southern California; the crowd was 60% Ohio State, the rest was USC and local sales.

 

On 9/14 - 9/16, Ohio State will be in Fort Worth/Arlington; they have already sold their allotment of 15,000 and have booked hotel spaces in Fort Worth, Arlington and Dallas. 

 

I would think that OSU alumni and fans make up a significant portion of the bookings in Downtown and Fort Worth.


TCU is also playing Ohio State, a team that travels well, at AT&T Stadium that weekend.

 

My point exactly.

First, who is BTS' primary audience?

 

Second, earlier when it was discussed, I questioned the whether hotels are regulated by law as to the minimum age required to book and stay in a hotel alone if one is a minor; and whether Downtown hotels have in place policies that will not allow their rooms to be used by accompanied minors? 

 

What be the liability of a hotel if alcohol was provided to an accompanied minor and charged to room service?
