Future project near Pier 1 building?

Long way off, but these 3 acres (FWBP article by A. Lee Graham below) will be the site for either multifamily residences or a hotel, not an office building.  So what kind of housing or hotel is compatible with the Pier 1 building?

I first had doubts about another low-rise apartment complex utilizing scarce land downtown.  But, having seen the design of this project and its location adjacent to the high-rise tower, it now strikes me as being good land usage.

they have "broken ground" on this, at least in the way of moving in heavy equipment & putting up fences - starting to tear up the existing visitor parking (where the new building should go) and building new visitor parking on the downtown-facing side of the building

So according to the renderings, the building is on the opposite side of the Pier 1 building in relation to the area they are digging up. Am I just looking at the rendering wrong?

The digging is for for a new parking lot, since the existing parking lot is where the apartments will be. You are looking at the renderings right.

The new visitors lot is complete. It's a nice little thing for a parking lot, well landscaped and a nice walkway lined up with the center of the building. The fences and construction equipment have now moved to the apartment site, so I'd say it's under constructoin.

They had dug a deep hole into the hillside for the garage. It's beggining to come out of the hole now.

Coming along. I'm liking this a lot. Feels as if it is connecting Pier 1 to downtown, rather than it just being a tower in a park.

Johnfwd, I'm sure you meant Henderson and West Peach Streets.  They do intersect, and that is where the new apartment building is scheduled to be constructed.

 

Jeriat, the Pier 1 property initially had space planned for three office buildings.  Obviously, the market has changed, but two of the three sites now have a building on them.  The remainder of the property sits in the Trinity River flood plain.

The N side facade is starting to come together and gives a good look at the completed state of the building will appear. Looks really clean and tidy, I like it a lot.

I agree. This building to me has helped create a bridge from downtown to the Pier 1 building which seemed so isolated. It is very sleek and it doesnt look run of the mill like most other large apartment buildings.

I get stuck at the 7th and Penn (going north) light almost everyday on my way home from work. I used today's red light as an opportunity to take a quick cell phone snap of the new signage on the Broadstone.

I was in Downtown on Friday night and I happened to notice the sign, at that time.  It was already turned on.  There is an illuminated "B" on the east side of that same wing.

I love living at Broadstone on Fifth. It is an absolutely gorgeous property. It is pricey, but I feel like I am getting my money's worth.

Much to my annoyance, I received an email while I was on vacation. The email said I would have to pay my Broadstone on 5th apartment rent by money order or cashier's check this month. Today I found out why. Broadstone is now being managed by Madera Residential. I've been here since February 2019, and this is the second management company change. This change comes with a name change.

According to the memo I just received, the name is changing to Braden on 5th. 

After the first management change, the complex was not as clean. They must had received complaints, because it got better, but it still wasn't as clean as when I first moved in. However, some of that is on the tenants, since there are plenty of trash receptacles around the complex. 

BTW - If I had to list one negative and one positive about Broadstone/Braden on 5th. The negative is that it has lousy soundproofing. The positive is the location is very central.

Three management companies in three years? Wild, I'd expect management contracts to be longer-term on such a large structure.
