Perhaps a local craft brewery could open a taproom, like Deep Ellum Brewing plans to do at the One Stop Printing location on University.

Greedy real estate owners/developers want too much money and not all businesses will not pay that much. Just the other day I looking up an art gallery that was in Bishop Arts, turns out they closed down because the rent had increased from $3,000 a month to $7,000.  When rent is increased you have to make up the money, which trickles down to the consumer.

It was there for 8 years.

For a restaurant or bar, that's a pretty good run...

8 years is a really good run, especially for that area.  Imagine how many other restaurants and bars have come and gone in the last 8 years.

 

If "greedy" owners are really charging above market rent, won't the market sort that out?  And is that really happening since these spaces in the 7th Street area don't sit empty for very long?

Yes, look at all the empty space in Crockett Row, the strip next to snap Kitchen, and the empty retail at Museum Place. Some of those places have never seen tenants and how long have they been there?

I'll admit I haven't been through Crockett Row recently or real often in general.  I drove through Museum Place last night and I do every couple of weeks and I can't say that I see a lot of empty retail space.  Maybe one or two spaces in the building with Mr. Gatti's and World of Beer.  Regardless, my point was that I don't see a lot of room for the word "greed" in a discussion about a subject where supply and demand are in play.  None of these real estate developers are non-profit and, if they're trying to charge above market, then the market will flesh that out.

I ate lunch at the Terra Mediterranean Grill restaurant today.  Two or three of the access streets to the restaurant are now blocked because of the hotel construction project.  The project is larger than I thought, taking up an entire city block.  One of our photographers should take a construction progress shot.  The hotel, once built and occupied, may bring in more daytime customers to West Seventh or Crockett Row.

It's the Elan at Crockett Row.  As JBB stated, it is residential with ground floor retail.  The hotel deal fell through and it is not being built.  Also, the original developer of this project is not present with what is being built.

Part of the problem is that so many taco joints do little to differentiate themselves beyond the traditional street taco loaded with onions and cilantro.  That's fine sometimes, but I like to mix it up occasionally with something like the El Capitan at Salsa Limon or some of the flashier options at Torchy's.

And frankly if I want street tacos, I'm not going to some chef-run or chain place in W7th.  I'm going to El Tacolote, Tacos San Andres, or some other actual, y'know, street taco trailer.

Definitely nowhere near the charm of the other 2 places for sure... just thinking that maybe it will have some of the energy those places possess

Where in Crockett Row/W7th is this one going to be?  More of the same.  I like the new developments but the entire area, with a few exceptions, has an architectural sameness about it.  Not just too many taco restaurants here.

This is the Crockett/Norwood/Morton/University block.  It's the same developer, so I didn't expect much different in the way of design.  I believe the first floor is the location of FOODHALL - similar to Legacy Food Hall in Plano, a food court with local restaurants (and some Dallas restaurant spin offs that I'm sure people will find a way to bitch about), indoor/outdoor seating, live music.  Sort of the next evolution of the food truck park fad.  Somebody mentioned it earlier in the thread, but I'm sure this is going to make the ongoing parking issues even more interesting.

JBB... the food hall is actually in the building to the north of this; basically katty corner to Terra Mediterranean. It is currently under construction and will be in the westernmost apartment building that has been empty of ground floor retail since it was completed.

Not sure what is going in on the ground floor of the Elan. Most of the current buildings are 5 floors if Im not mistaken and this one is 6 floors. I was kinda surprised it was approved since it will most likely block some of the downtown view from the Modern.

I've got a feeling that the "concrete bunker" rumor was started to drum up opposition to bus shelters and transit in general.

 

It's worth noting that shelters here in Fort Worth have metal bars between seats on the bench, so people can't lay across the bench.

 

Admittedly, Houston has a problem with homeless people sleeping on bus benches.

Covered bus stops are the least of problems facing the West Seventh business establishments.  The business leaders there need to address the serious problem of a “difference between night and day” regarding customer traffic.   During the day the place is almost like a ghost town.  I was there last Saturday night to attend a party at Bar Louie and the whole area inside and out was almost elbow-to-elbow young guys and gals.  I could have parked in one of the garages for validation but chose to park along a city street.  Big mistake!  Eventually found a parking space several blocks from the restaurant.

7th Street desperately needs to be less addicted to car traffic, so opposing better bus stops on the flimsiest, "ewwww poor people!" of grounds is just insultingly dumb.

New changes coming to the West 7th area:

 

- 10 interior streets will be turned into one-way - all except for Crockett and Currie. The conversion starts Monday.

- Greater police presence plus a new storefront station at Montgomery Plaza.
- New parking meters to be installed. It will cost $2.50 per hour in the evenings.
- Major sidewalk improvements.

While I can commend the use of parking meters in an effort to facilitate a more efficient use of a limited resource (on-street parking) AND the much needed sidewalk improvements, I really feel the moves towards one-way traffic makes the area 1) more dangerous 2) worse for business 3) harder to navigate. There's copious research into this if the city had put the time into researching it. More and more cities are looking to re-install two-way traffic throughout their downtown corridors as well just as our fair city is looking to make this change... then again, maybe I'm just a curmudgeon?

Density pays! 

 

Imagine the property tax relief that could "trickle down" if we had more dense urban nodes throughout the city.

Imagine the funding we could have for improved public transit.

Better bike infrastructure,

Better schools.

Better funding for FW Housing Solutions...

Very rough estimate, but that took the annual taxes collected on that land went from around $600k up to over $8 million.  That's using today's rates, so it could actually be a larger increase, assuming the rates are higher than in 2010.

Bud Kennedy is reporting that Graze, the Grady Spears chicken-and-biscuits concept, is not going be opening in the food hall as previously announced.  There was no indication that it was directly connected to his recent brush with the law, but I doubt this is just a coincidence.
