M2G Ventures, Fort Capital, John Zimmerman Real Estate and Guide architecture are working together on a new multiuse development which is roughly behind Montgomery Plaza's Target store. The area has already developed some, including the remodel of the building which contains the M&O grill. 

 

Along Carroll will be 16 units of 3 story luxury townhomes. 

 

 

(No idea why they show the Charlotte Skyline... or why the balcony appears to be 400 feet tall)

 

 

Behind the townhomes, the existing warehouse on Weisenburger will be converted to commercial use, including offices and retail.

You know an area is getting trendy when electric tiki torches are part of the design! I hope M & M Manufacturing stays...I like a little welding shop over there too! Maybe they can serve wine and show people how to weld and rivet so they fit in the "new" hood!

This is actually a really interesting concept. Reminds me of something like the Glassblowing place on Magnolia. I'd love to take a class on how to weld, either for art or for more practical purposes. Perhaps that would be an interesting topic of it's own.

I would love to learn the different welds on different materials too! I live 2 blocks away from Sinaca Studios and love watching them making glass objects!

Why is this area called The Foundry ?

 

I never heard the name before.

Not until the strip center that contains M&O Grill placed a The Foundry sign on top of its roof

I drove by the area and I'm really starting to like the direction the FD is heading. Some of the colors they have chosen are suspect, but I love the new mural and also the clearing of a lot next to the FW Food Park. I think this area could be dubbed the warehouse district and include several murals and publuc art that I have been hoping for. It will definitely have a unique feel IMO.

More background on M2G and The Foundry District, including the source of the name. I researched the property back into the 1950s and never found evidence of a foundry. I see now why I didn't.

Another residential building planned as well, 2nd phase of Fort 209. The two buildings will combine for 72 units.

I liked Craftwork at first, but the last few times I've visited the Camp Bowie location, it seems like the people who are using the shop as a workspace are taking over the shop itself (with lots of obvious empty space in the workspace area).  I know to use the workspaces, people have to pay a fee; I think people are using the shop as a workspace and don't want to pay the fee so they're just camping out in the shop for extended periods to conduct their business.  It's awkward to try to drink coffee and eat a pastry seated directly next to a financial advisor working with a client.  If people want to conduct business, I wish they'd pony up the workspace fee and use the space in back.

 

At this point, I've written them off as a coffee shop.  Too much bidness.

I dunno, I really like the Magnolia location and prefer it to Avoca now. It can get crowded, but then so does Avoca.

My issue with the place is how they treat other tenants in the strip with contempt and calling tow trucks.  They think they own all the parking, they don't, and it has caused issues with other businesses.  In short they are bad neighbors.

I also notice a lot of dirt turning across from Craftwerk on the eastside of Carroll in between Whitmore and Weisenberger.  This was the site of the proposed Apt. building.  I have a strange feeling that this is going to become a parking lot and not an apartment building.  Maybe the parking lot on Whitmore is too far for us Texans to walk to have to get to Craftwerk.   Hopefully I'm wrong on this.

It looks like residential permits were filed at 201, 203, 205 and 207 Carroll from In Town, so I think they'll be built.

Funny, I just drove by yesterday and didnt see it at all. It had been about 2 years since I went and couldnt remember if it was on Weisenberger St. or if I was completely wrong. Looked up the website and it looks like I was right, its just gone altogether.

It appears parking has been added across the street from Craftwork to address what people mentioned about the issue of available stalls for coworking and coffee. 

 

Havent noticed - is there any progress on the townhouses that are supposed to be built on Carroll at Weisenberger?  Same developer as the row houses a couple of blocks into Linwood.  I love the idea of brownstones but really don't like the brick they chose for those.

Yea, that's why.

 

Should the venue come to their attention I could see them trying to argue of potential confusion. Not that anyone would think the bar IS the university, but that the bar is endorsed by or supported by the university etc.

Walked over there yesterday. Their patio is really big and quite nice. Tons of space inside, too, although naturally everyone was outside yesterday.

A couple of thoughts on getting there from Wear 7th:

- The Carroll St sidewalks end one block before the street Maple Branch is on (Whitmore). Sidewalks in the whole Foundry District are pretty hit or miss.
- The walk along Carroll isnt that pleasant. On the Montgomery Plaza side, youre walking along all the parking lots for block after block, while traffic along Carroll really moves quite quickly. I think this will discourage people from hopping between the Crocket Row area and Maple Branch/Blackland Distillery/other FD stuff.

Im looking forward to going back and trying out some beer when its less busy!

If they sale food, even from a food truck, the TABC has granted permission to open

Looked for this and didn't see it.   Regarding the patio space, it looked like a really nicely designed courtyard/patio space.  I wish the entrepreneurs success.  There is a current/recent article in Fort Worth Magazine on the Foundry District and the challenges some of the tenants have had (understandably).  Not an easy time for any of those businesses so I hope all are able to sustain through this and next year - if can make it through Summer 2021, should be in good shape.

Trinity Coffee House will have its grand opening Jan. 23. It's in the former Craftwork space and is owned by the same couple who owns 38 & Vine next door.
