From Sacramento based HRGA

 

 

The Project consists of the construction of a new 9-story, 150 room extended stay hotel with 220,000 sf area. The project is a Design-Build project with Tricorp construction. Currently the project is feasibility studyphase.

 

 

No mention of location, but based on size I'd assume in or near downtown. The developer seems to have a lot of urban oriented projects in their portfolio as well. Place your bets now on where you think it might be proposed at.

It would look good on that empty lot in the Clearfork development, between the two office buildings but I think it is too large for Clearfork at this time.

I'm saying UWS somewhere... I'd love to see it on the corner of Henderson and & 7th on that open lot, but one of the other empty lots on 7th between Henderson and Summit would be awesome... the absolute worse place would be near the cultural district or downtown... My fallback guess tells me it's going to be on Rosedale somewhere.

Piggybacking off of Austin55's find in the "Adding More Hotels Downtown" thread, I looked at TAD and confirmed that the empty plot of land at 1300 W. 7th (between the old Packard dealer and Whitley Penn building) is owned by "WEST 7TH HOSPITALITY LLC" 

 

The same entity also owns the empty lot behind it at 1208 W. 5th Street.

 

The name of an individual associated with this group is the same as the name of an individual affiliated with Whitestone Hospitality, which owns about a dozen hotels around the Metroplex - including the new Hilton Garden Inn that is about to be built adjacent to the Mount Gilead Baptist Church on the eastern side of downtown.

 

So...that spot is my guess for this project.

Yeah, from rendering,  a low rise structure is shown to be next to the proposed hotel which could be the Whitley Penn Building; including also the surface parking to the side and rear. UWS looks to be the location.

I was looking up more info on Hyatt House and I came across a post on city data, which I loathe, from a user named JJG who said the Project was heading to 1300 W. 7th. I tried to find more info to confirm this but I haven't came across anything else.

1300 W. 7th makes sense, the property owner being West 7th Hospitality LLC, located in Irving.  I don't know why everyone thinks a 10-story hotel is a high-rise tower, and that it couldn't be constructed at Clearfork or any other new development outside downtown Fort Worth.

I'm guessing you're getting at Thurman's comment above. I think it has less to do with the height and more to do with the fact that the architecture and style in the original rendering doesn't make it look like it would fit in either of those developments, especially Clearfork.

The design shown of the Fort Worth project is unfortunately way inferior to what Presidio Companies has built or owns (Sacramento Centric City - the new portion) and the ones that the architect has designed.  From the architect's web site it appears they are capable of good design but this design REALLY needs change.

Curious as to why Sandra Baker left off from the list below (quoted excerpt from S-T article, see Post#33) the proposed Marriott Residence Inn at 8th and Houston, a 20-plus story building.  The rendering is still on the Icon Lodging website, but, as yet, no concrete plans for construction.  We hope that the Hyatt House artwork on the Presidio Co website doesn't meet the same fate.

 

 

"...Right now, 1,035 hotel rooms are under construction or in the pipeline.
Those include:
▪  a 180-room Aloft in City Place.
▪  a 162-room Hilton Garden Inn on Jones Street behind Mt. Gilead Church
▪  a 114-room Fairfield Inn & Suites, which is the renovation of the former Park Central hotel on Houston Street
▪  a 245-room Hampton Inn & Suites on Commerce Street across from the Fort Worth Convention Center
▪  a 165-room Marriott Autograph in the Sinclair Building on Fifth Street

I think the reason the Residence Inn and the proposed Canopy by Hilton were not included in Sandra Baker's list is that those are only proposals right now.  There are also buildings on those two sites that would have to be demolished before construction began, which will add some time to those projects.  Also, all of the hotels listed are either physically under construction, or they have received some form of regulatory approval.  The AC Hotel next to the Kress Building has had the least amount of work done with only a hearing by the Downtown Design Review Board approving the project.  Construction is supposed to start soon on the new Hilton Garden Inn.

I think it comes from the suburban sprawl mindset.  People who live and spend most of their time outside of Loop 820 just aren't as familiar with the neighborhoods in the city core.  A lot of them see Fairmount (or at least Magnolia) as part of downtown as well.

 

A guy I used to work with is one of those people:  When he relocated to Ft Worth, he stayed at the Residence Inn in the Cultural District (W7).  He considered that "downtown."  Close, but not quite.

 

It's easy to be kind of pedantic about it, since most of downtown has strict boundaries:  The Trinity River, I-30/Lancaster corridor, the train tracks to the east.  Those boundaries contain Downtown and the Upper Westside.  If you're outside of that, you're not Downtown.

Not everybody is a junior urban planner as a hobby or even that aware of labels like Downtown or Near Southside or Panther Island. Sure, there's some generally agreed upon boundaries to Downtown, but to most people, the label is pretty arbitrary. Some just have different perspective. I had an aunt that lived in Granbury while I was growing up and to her going in to Hulen or Ridgmar, or pretty much anywhere north of Whiskey Flats, was going "downtown". Her car was stolen from the Red Lobster on Hulen one time and I'm sure she told everyone it was stolen "downtown". Are you really going to make people like that care about labels by dogmatically correcting them?

It's easy for me to forget that not everyone is into districts and urban planning like I and a few of you on this board are.

BUT, you would think that the average person in this country sees "downtown" as tall buildings (and when I say "tall", I mean over 10 floors) collected together within a single neighborhood. You don't really see that in West 7th or the Near Southside. 

That, and the thought of exactly how large our downtown area really is. Seems like they're being very generous considering that some of those same people think Ft. Worth is still a small-ish city.

Sure. 

But if you live a few blocks away from The Stockyards, you should know there's a difference.

Says who?  Again, you're trying to project your own awareness of what many would consider a subjective, arbitrary label.  I just fail to see the crime in someone not realizing that a development 3000 feet outside of Doohickie's above boundaries isn't a part of downtown.  If you make a habit of correcting people for such a petty mistake, I'm betting you have trouble making friends.

I have been to Granbury. Even people in Granbury know the difference.  The Hood County Courthouse is in Downtown Granbury; the Walmart along 377 isn't.  Simply stating the obvious is not accusing anyone of a crime; its just setting the record straight.

 

BTW, is this about thread about the Hyatt House or the boundaries of Downtown?
