This one's sort of quietly been under construction in the Near Southside, and it's pretty notable - 170 new apartments on a block bounded by College, Peter Smith, Lipscomb, and Broadway, not far from both South Main urban village and Magnolia Avenue urban village.

Very nice, I needed help figuring out all what was going on Southside. Any renderings?

 

I know we have this discussion a lot around here, but those power lines are so ugly.

after about a month hiatus, it appears that construction of the brick veneer for this project will be resuming.  scaffolds were delivered and partially erected today.  anybody know why the masonry guys completely stopped for the past month?  i'm getting tired of looking at the building wrap.  even though this project has blocked the downtown skyline, it seems to be much more visually pleasing than the tarrant county dialysis and soon (???) to be completed related ambulatory surgical center.  does anybody know who the architects/engineers were for the TDC & related building?  

 

as Austin55 stated, the utility lines are nice.  (photo from mid april)

Another masonry company is going to be finishing the brick. I didn't like having the building wrap and window flashings exposed like that for so long, especially during some of the high winds recently.

 

I don't know who did the medical buildings. Schaumburg Architects did the architectural on The Phoenix, Millett Engineering did the Structural, Larry Blackmon did the MEP and Evolving Texas did the Civil. I love just having to walk a block for a site visit.

 

I'll be glad when they get the utilities done. Sure would be nice if the city would redo the streets around there once all the building construction is finished. I normally go over to Adams when driving North and South. College and Lipscomb are just too rough on my car.

The power lines are all over the place.  It's going to be hard to take a picture of the finished building without having them in the photo.

Oh I certainly wasn't complaining about them being in the picture! It's a great picture John. 

Are there any other similar projects going on in Southside?

I realize you weren't complaining.  I wish they weren't there.  It ruins the photograph.  There aren't any apartments going up in Sundance except on top of the Cassidy, and there are only a few of those being incorporated into that building.

I think those power lines will eventually go down, when the area builds up more. 

It's still pretty industrial and (in a way) under-developed.

Just photoshop a streetcar into the picture and the wires will look good.

I just looked at the location on Google Maps, and those apartments are a pretty long walk from Magnolia (they're several blocks north of Rosedale). According to the map labs measuring tool, there's about 3500 feet separating them.

Yea I went and found them last night to have a look myself and was surprised how far away they are from Mag. It's ok though, as I'd rather see the whole of southside develop rather than just a few streets. 

One more comment on the power lines, there are some of the large, metalic poles (maybe around 75 feet tall? dunno exactly) so those aren't going anywhere soon I'd guess. No picture though.

I volunteer with Fort Worth Lighthouse for the Blind, which is only a block or two away from the Phoenix.  After evening meetings we'll head over to Magnolia for a bite.  I'm always a little surprised at the distance because in my mind they're right there in the same area.  Well, they're not.  Things are coming along nicely in the area, but I would not walk it very often, particularly at night.  I think it's more likely that the retail/restaurant focus for the Phoenix will be South Main (maybe Vickery).  With all the new units close by it's only a matter of time.  A nice grocery little neighborhood grocery store would be a great start.

I seriously doubt those power lines will ever come down (on purpose). A few of them across the street are transmission lines, and there's really not room to bury the others now with all the utilities in the ground.

 

When most developers see the price tag on burying existing overhead lines they usually say "Wow, Those things don't look so bad afterall."

Also, a few blocks further north will be the T&P tavern and the rest of the (future) Lancaster mixed-use area via the (future) Jennings-Hemphill bypass...

Yeah, this helps South Main more than Magnolia (which is good - South Main has a ton of potential and I applaud anything that helps that).

 

Also, Pennsylvania, if it was given a road diet and some attention like Magnolia and S. Main, could be a great little neighborhood main street for developments like this.

I agree with Kevin. There is a huge need for infill between the Magnolia and South Main areas.

I think buildings like this should be along Magnolia or South Main to add to those streets rather than be so far away. It's location discourages walking.

 

That said, I'm sure land gets more expensive the closer you get to those streets, and if they could afford to be closer, they would.

Has anybody heard how well Phoenix has done? I'd be interested in gauging it's success as a measuring stick for the whole Rosedale-north part of Southside.

Based on observations from my office:

 

- I can look out the window and almost every time see someone entering or leaving the parking garage.  

- I have seen at least one moving truck every week for the past several months. 

 

The whole area has gotten really busy in the last 4 years with the addition of the apartments and 3 MOBs.  A salon is opening at the corner of Lipscomb and Tucker where the Lemon Tree Lady used to live and am quite curious to see how that will do.

I'm wrapping up 24 months of leasing here at the Phoenix. This was my first home in the city proper after growing up and living in Mansfield and South Arlington. The Near Southside is great and the immediate Vickery Village area is blowing up, and the building is super close to downtown so I had been biking to work for most of my time there until COVID hit and the offices closed. There's 3 bus routes within 1 block including 2 right outside so the location is great for urban living but without the busy pace of downtown.

I'm moving elsewhere in Fort Worth for personal reasons but have loved my time in the building.
