Alright, regarding the title, let me just get a few things out of the way, first....

1. Yes, I do know there's a 12,000 seat horse arena planned somewhere near WRMC. So I'll just stress the "ideas and suggestions for projects" here.

2. I know I'm replacing the TWC, Railroad Commission of Texas, and Nathan Frankel Electric Supply Co. Well I have different location plans for them. TWC and Railroad Commission are now housed in a building I made , and Nathan Frankel moving down West 7th in either the older warehouses or part of the "Left Bank" development.

3. Of course, the main reason why I chose this location was because of it's position on Lancaster. The secondary reasons being the development already planned for Lancaster Corridor and this is the other part of downtown (besides the east side lots near the ITC) that needs a face lift.... badly.

4. I chose 15 to 17 thousand seats instead of 12,000 because I think I city this size needs something a lil' bigger than that as far as a multi-purpose arena goes, and I thought the range of 15-17 thousand was enough. Not too small, not too much. Not saying we'll get the 32nd NBA franchise in 2022 or anything, but I'm thinking of other events, like big time concerts, NCAA Tournament rounds / Women's Final Four, RNC's & DNC's.... stuff like that.

Now, with all the above said, here's the overall plan:

388560_10200239561065151_95075167_n.jpg

The "front door" of the arena would face Lancaster, of course. The planned developments along the corridor would be great compliments to it, especially the one on the same block as the ZIpper Building. Having a building right next to the zipper mural could make a nice alley way for visitors, with the mural on one side and sports bars or stores on the other.

Obviously, there's PLENTY of parking, even outside this selected viewpoint if downtown, so that shouldn't be an issue at all. All the surface lots pictured here are already existing, so (outside where the arena would be) I didn't tear down any buildings. Well... sort of. That Higginbotham building is cut in half. One part being the lengthy 4 level garage facing Burnett St. and the other half being converted into a 2-3 story, loft style sports bar & grill facing the arena.

I'll have more on it (including designs) later.

The Alley on Lancaster Avenue

The idea behind the design was to make it look more classic than modern. Most of the arena is red brick with stucco and metal and it looks much bigger than it should be because everything (well, most everything) is above ground, like Reliant Stadium.

As you can see, this would more than make up for the Convention Center arena in capacity and attraction of certain other, bigger events.

Lancaster (main) Entry. The large silver space in the middle would have projections of what ever event is going on and the there would be floodlighting within the arches.

Examples:

- Horned Frog logo for TCU basketball with purple and white lighting.
- Elephant/Donkey for RNC and/or DNC with red or blue lighting

- Brahmas logo for Brahmas games with purple and gold lighting

- any concert or special events like Disney On Ice or WWE would feature a picture or logo of who's performing with alternating lights.

Ticket booths on the corner of Lancaster and Monroe.

The ground floor and 2nd level of the Lancaster/Lamar corner would be a team store or open retail space.

Is parking incorporated in your design? Is there a reason that street-level retail, appropriate for other sorts of urban buildings, should not be a part of an arena? It would seem that certain types of retail that cater to crowds could maintain a regular non-event clientele by having two sets of doors, one facing into the arena area and another facing out onto the street restaurants, team brand stores, bars, probably others...) I still think that not using at least some of the freed-up right-of-way along Lancaster after the freeway was removed for future transit was a bad idea, if that option had been available this would have helped to make this a suitable site for a downtown arena.

No parking since there's plenty of it around that site already. And there are some arenas that have a restaurant or team store at least attached/infused with it. Even the AAC has a Chili's. Also wanted to build around it, ya know?

I still think that some form of rail is possible, but think this is the best spot (for downtown) for an arena this size, regardless.

I wish arenas had ground-floor retail again, because they're pretty deadening otherwise.  Even if other things develop around them, the arena should participate in the day-to-day street life with ground floor businesses so as not to harm the surroundings & make things harder for the surrounding businesses.

I like it. Fits well with other public-private ventures in the area such as the planned Lancaster development and the Omni notel.

If the NBA or NHL want a factory ("ugh, an arena") then they can build it themselves- take all the risks and take all of the profits.

It should go some place with lots of open area around it for parking, which would make it south of 30.

The CC arena holds 11k and some change... yeah, not that much of a step up.

As for the location, I thought it would be much better to have it at this site since it's in downtown, where the majority of the activity is. There's already plenty of parking around that area.

I thought about the Near Southside, but really didn't see it as a better fit.

And just for you, Kevin, I found an example of retail in a modern, multi-purpose arena.

It's the Barclays Center in Brooklyn.

Old Madison Square Garden - there's an arena you could set your watch to:

AAC has Pira and the Pro Shop that are open to the outside, however I think they are only open on game days, which makes sense with Victory Plaza's bussiness's having trouble staying open.

I like your design, Jeriat.  Am curious as to why you chose the color red for part of the exterior (artistic flair?).

Classic fire red brick.

It sets itself apart from the other buildings on Lancaster.

Thanks for the likes. I felt the Lancaster facade was a little too bulky and uneven.
