That's great and fairly remarkable. I wouldn't say it's a bad location, but it doesn't seem like something a lot of people would stumble upon.

They've developed a pretty loyal following from what I can tell.  Part of their success is they run a lot of events (such as crawfish boils and Octoberfest) to draw people in from outside the immediate area.  They also have a pretty tasty pub grub menu.

The one problem they're constantly battling is the on again/off again enforcement of towing in the lot between the tavern and Lancaster.  Basically, none of that area is legal for use by patrons of the bar. They have us on-street parking on Lancaster, or go around and park in the TRE lot on Vickery.  (Or do what I do and ride a bicycle.)

Speaking of which, that lot is being repaved.

I might hit it up before or after the Downtown Walking Tour tomorrow.

I'm in town and am able to attend, but I'm not sure I want to. It's going to be 25 degrees tomorrow morning. Burrrr!

The building has been sold for profit, is 90% leased.

I would say that's a pretty promising sign for the Lancaster corridor.

Now just waiting for the next development... Seems like it is lagging.
