The second annual! Here's 2013's review

 

Compared to last year we didn't have the same number of headline making projects (Sundance, Kimball, and 7th street bridge) but we have completed dozens of other positive projects. Also notably, there were very few (I can't think of any) demolitions. 

 

Downtown continues to march forward with several small projects (Tabachin Ribbon, Ripley Arnold statue) and some good infill buildings (Cassidy, Civil Courts) as well as upkeep of historic buildings (ST/ MorningStar, Knights of Pythias) however, there has been nothing in the way of large, skyline impacting buildings to the disappointment of many. Near South side also continues to grow, with both hospital projects (Cooks expansion, Harris ER, Baylor Surgical center) and general public projects adding much to the urban landscape. It seemed to be heating up a bit with some large apartment proposals having come up in the recent months (424 Summit, 916 Bryan, Oleander). The Cultural district slowed down a bit this year, with Linwood taking the main torch (Linwood rowhomes, Elan W7, Magnolia on 5th) but there are two huge projects looming with the Will Rogers Arena and Left Bank being elephants in the room. The Stockyards show nervous promise for the future as well.  A few new areas show promise in the future to, Clearfork and RAD being the highlights. Here's the list.

If even half the downtown projects proposed for 2015 are under construction, downtown traffic will be adversely affected, but I'm looking forward to them.  I didn't know a third Overton Tower was being proposed.  About the same dimensions as the other two?

Here's more about the third Overton Centre tower. The article is from February, and since ground hasn't broken yet, I'm thinking the 2Q 2015 opening might no longer be realistic.

Here's more about the third Overton Centre tower. The article is from February, and since ground hasn't broken yet, I'm thinking the 2Q 2015 opening might no longer be realistic.

Couldn't be to much worse than 3 blocks down in Sundance last year.

 

The Phoenix Apartments were completed for the Near Southside

 

I had them as being completed on 2013's list.

Thanks, also, re Overton Tower.  Another thought for Austin55...you may have to take the Jetta building project out of the downtown anticipateds; my gut feeling is the project is either dead or put on the back burner because of the downtown in energy prices (of course the Jetta project is discussed in more detail in another thread).

I'm not so sure. We've not heard any news since May, but the design process takes a long time. We've seen soil samples being taken and the utilities are all marked like something is up. We'll see, I guess.

I heard from a good source a few weeks ago that design work was still being done on the building.

Update: As for the 1890's Victorian Queen Anne style Garvey House at 769 Samuels Avenue, progress has been slow in recent weeks. The buyer's contractors have gutted the two garage apartments in preparation for renovations but have yet to go beyond that. As far as I know, the kitchen, a couple of back rooms/bathroom, and the former butler's pantry have also been gutted in the main house. I would never argue against taking a slow, methodical approach to bringing this unique property back but I think it will be well into 2015 before we'll see some some major progress on this project. As for the long-awaited apartment project by Carleton Properties in the 500 block of Samuels, the three properties encircled by a fence remain so but no evidence of any other activity is visible. If no sign of activity appears soon, I will again wonder if this project has been mothballed or is merely taking longer than expected. I know some negotiations were supposed to transpire between the developers and the Corps of Engineers regarding the impact of constructing a tower on the bluff but have heard nothing about where that stands currently. I expect 2015 will be as busy a year for projects in Fort Worth as 2014 has been. Slow and steady have long been the tempo of development in Fort Worth which helps our community to largely avoid boom and bust cycles.
