Railhead is a large industrial development in the Northside, not too far from Meacham Airport and located on major rail lines. There are some huge industrial/distribution facilities located there employing a lot of people, and two more are on the way:

Railhead is growing and vital, while other industrial properties are relatively static, like Mercantile a few miles due east. What makes one more successful in attracting new development than the other? With all the jobs created at these facilities why are there no close-by (walking/biking) housing opportunities and retail/services centers. It seems that this would be an opportunity for small-scale urban/sustainable development planners and builders...

I believe you answered your question, at least in part, by noting that Railhead is served by an airport and rail lines.  I don't know about Mercantile or the others, but developers include transportation infrastructure as one of the factors in choice of location.  Good point, though.  And your point about the dearth of housing and retail is a familiar topic that we've discussed elsewhere regarding far north Fort Worth.  Based on my own past observation, housing, schools, commercial retail, etc. usually lag behind the slow development of these industrial parks.  Police, fire and other emergency services are also often missing in this equation for a long time.  One reason for this lag, I believe, is that workers at these sites usually live and shop close to the urbanized city until such facilities finally get built nearer their place of employment.
