#149019 Rangers, Arlington and the Ballpark

Posted by JBB on 03 November 2023 - 01:53 PM

I synced up the radio radio broadcast with TV for the last inning so I could hear Nadel's call.  I like that he made it sound natural and not scripted.  I still get chills listening to it 3 days later.

It still doesn't seem real.  We've come a long way from watching them get beat repeatedly while sweating to death in those metal outfield bleachers. I never really ever thought this was their year until the last few days.

Cmon, Mac.

He is a moron and it's fairly obvious he only paid attention to the Rangers when he had to.  He's held in fairly low regard by the local baseball media.

Go Rangers!  Sounds like the parade will be Friday afternoon in the stadium area.

I grew up in that area and there were almost no new homes built around there during that entire time.  It's crazy how many new neighborhoods have gone up.

I'm reluctant to go to a lot of BBQ places for lunch during work for that very reason.  I didn't catch that was the smokehouse.  That's a neat set up.

This was the block that the 50+ story TU Tower was planned for, correct?  Obviously never happened because, you know, Schaumburg.  I'm sure there's a thread or 2 somewhere around here.

I also remember the Olive Garden burning down and being rebuilt.

In the interim, I'm sure lives were saved.

This is gonna sound snarky and sarcastic, but it looks like it will be great until the city decides they can't afford to maintain it any longer.

El Rancho Grande was a staple in my wife's family for years and we went every few months.  After her grandmother passed, we didn't go as often and popped in after a trip to the Stock Show one year.  It was terrible.  Food was not good and the service was spotty at best during the slow time between lunch and dinner.

I tend to believe that the finances of building another condo tower played a far bigger role than anything to do with view blocking or concerns about peeping toms.

Looks like C-130s.  Makes sense given the direction of the photo.

#148609 T&P Warehouse Redevelopment

Posted by JBB on 12 October 2023 - 02:57 PM

I know that TAD does appraise market value and, on the residential side, you get that and an appraiseed value that conforms to the maximum allowable increase by law (10%, I think).  In recent years, that's resulted in the appraised rate on which taxes are based being significantly lower than the market value (at least it is on my house, around 25% lower, I'm also not certain that the market value is true, there's comparable nearby house that just recently sold for about $30 more per square foot than TAD's market value).

I'll admit I know almost nothing about how that works on the commercial side.  Cleopatra owns the warehouse property and vacant lot behind.  The market values match the appraised value on both properties.  The warehouse had around a 400% increase in value from 22 to 23 and the vacant lot had an increase of around 600%.  Both properties combined come in at just under $6 million.  Where it gets muddy is with the warehouse: the value of the improvements or the buliding is only $1000 with the rest of the value in the land.  I think we all know that, even in its current condition, the building is worth well over $1000.  There's probably a logical reason for that value arrangement and that is beyond my knowledge.  Long story short, taking the building legally is not going to be as simple as, "Well, TAD says it's worth (blank), that's all you get."

My family had a huge get together at the one off of Vickery several years ago and it was wonderful.  That space is great and it would be a shame if it didn't live on as a restaurant.

I saw something about it on Facebook last night and it took me forever to track it down:

I can't find anything about this through a Google or Twitter search and that is not exactly a media source I would like to link to, but it's at least got what appear to be salient details.  The last sentence in the article raised my eyebrow just a little.
