As much as I've had ideas for skyscrapers in downtown, I've also had ideas for development in that part of downtown that stretches from Henderson to the Trinity. I'm not sure if I'm the only one who thinks it, but it seems like this area has been pretty much ignored for the most part. 

 

As much potential I see in the main part of downtown, I see plenty for this side as well. So I decided to start on another project, this one dedicated to the Upper Westside (... not sure if this entire area is known as that, but that's what I'll call it for the sake of this thread). Here's the main plan:

I'll get started on the buildings In March. Starting with the Walgreens and Westwood Contractors building....

(May ask a fellow poster also known for his visions to help me out on this one.)

Interested. Your map is a bit difficult to read you got a lot going on.

 

I think a lot of what this area needs is just places to actually walk to. There are a lot of nice apartments and a few offices, but not many places where you would want to walk in close proximity, outside of the 7th and Downtown areas which are a few blocks away. 

This is a really huge area, (121 acres according to GE, and several more north of 7th)

Also, the streets around this area aren't great from a pedestrian perspective for the most part.  Need some traffic calming and pedestrian improvements.

Oh trust me, I know about the pedestrian issues and streets. Although I don't really do sidewalks when I make these sketch up projects, I can at least give you somewhat of a idea of what they may look like. 


Also, thinking of replacing one or two of the smaller streets in this neighborhood into large walkways, like Oleander, only wider with NO cars allowed. 

I'll see if I can make this map a bit more clear....

Ok.... really the only quick way I can fix this map is for you to just ignore the To be built over and Special Features symbols. 

And will give a 3D rep of the map a little later.

3D placemaker models.

Just to give you an idea of how tall these models will look. Of course they wont be as bulky. Also, that very, VERY tall red block in the southwest corner is my personal "ultra-fantasy" building to go up in 2060. I know just having a lot of skyscrapers around isn't really big to some people on this forum.... that's why I didn't put in too many. 9-10 floors is about the average of all these combined.

That's a lot easier to visualize. 
I'm curious why you picked that site for such a large bulding? I don't think it looks bad or out of place or anything, just not expected, I guess.

Honestly, I just think that's the best spot for a tower that size outside the busier part of downtown. It's on Summit Ave, which is a big enough street with Lancaster just north of it and I-30 to the south.

I think the neighbors in and around the Ridglea Country Club thought the same about the 12-story building that used to be Bank of America; the only high rise in that whole area, as a matter of fact.

7th & Henderson w/ Walgreens. 

 

The first building in this area right next to the old Firestone service station (and apartments) is the mixed-use building that you could call a "gateway building" into W. 7th from downtown. 

 

Some of the design elements are taken from some of the old buildings that lined 7th Street, with sheet metal and brick. 

 

The section that faces 7th Street is residential with the new, more urban Walgreens, and while the other section that faces 10th is office. There is 4 level parking within the building, and even a drive-thru pharmacy for Walgreens from Henderson to Florence.

900 / 10th  . 

 

Modern glass office building set back on the corner of 10th and Florence, creating an open space. It's split with one half as the 7 story office building and the other as  a 4 level garage. The "crown" is a cross-hatching lantern. 

It's mostly office, but the ground level Henderson side of the building holds retail.

El Azul on 7th  . 

 

21st Century style mixed-use building on 7th replacing the Cattle Ranchers Museum. 18 floors: 1st Retail/office, 2&3 office, 4-18 residential. The garage facing W. 10th will have more ground level retail, and W. 10th itself will be a bit special, much more pedestrian friendly (more on that later), 5 total levels. The residential tower will be set back to give more light to ground level and Firestone Apartments to the east.

I've always felt like this is an area that could be built up to feel like Paris's left bank.  Predominantly 3 - 5 story buildings built up to the street with interior courtyard parking.  Very pedestrian oriented, a couple of pedestrian mall streets running north and south separated by car friendly streets. Summit and Collier have cars, Ballinger and Lake for feet only.  I might even try to mimic the architecture in the Left Bank.  Not a lot of glass, not very modern.

 

I understand that we now have a new development with the temporary name "Laft Bank", but I have serious doubts.  I expect that to still be very automobile oriented.

Community Trust Bank  . 

 

It's basically just an expanded design of the planned Community Trust Bank building that is (was?) to be built on that 1507 West 7th lot. My design is 8 floors... I don't know why, but I felt there should be a lil' more there. The base is a little wider and I tried to make it a little more urban friendly.

Making 10th and Texas Street pedestrian friendly.

 

I said I was gonna do something with these two streets to make them more people friendly, so here they are.

Brick paved streets between Henderson and Summit, both will only have one lane for traffic and one for parking. The rest will be a shared pedestrian/bike way with trees and lighting.

The pedestrian side of the roads will have room to display artwork and hold food/drink vendors. New buildings built along these streets will be more urban, catering to the pedestrian side. Stay tuned to see how they will look along the corridors.

The Trinity Tower

 

Replacing the building that Kieth Law Firm PC occupies, I wanted to make a mid rise as a gateway (along with the Cash America Building) into downtown from West 7th. The design, to be honest, was really just a freestyle, but there are elements of SW Art Deco, Zig Zag in there. It's mostly offices and will be one of the very few office buildings with no real retail or anything on the ground floor. It's just something about it being right next to the bridge that made me not want to put anything there.

 

One thing I noticed while posting these, I left some pretty big chunks of land to the south and west of this site. Didn't even think about it until just now...

Penn & 7th (... until I can find a better name) 

 

Somewhat basic postmodern office building, 14 stories up that would replace the EECU. There's that lot close to The Tower, Oliver's, Jos. A Bank/Ojos Locos, etc. that I think would be a great site for a studio building (television, radio, and all), but maybe this building would be as good of a location? Anyway, the West 7th side is curved in because there's an existing planter with trees and flowers that I wouldn't want to get rid of. Probably should have gotten a photo of what I was talking about.

That is what I would love to see in that part of Downtown. It would make Fort worth look a lot better and bring in so many jobs

And as for that last building... it SHOULD be a studio. I'm making it one right now.

All but one of these are already in the area, so it would make sense. [adult swim], which is part of Cartoon Network, is by far the most "pie in the sky" of all these proposed stations for the studio building, but I'd like to see it. This would be part studio and part office, with a couple of auditoriums for special events or speakers, or shows.

As for that studio block I made for Sundance Square a while back, I still have it in mind, but it'll look much different. Stay tuned...

I think it would be really cool if a national TV network like ESPN were based here. Not only for more attention, but also for pedestrians on the street to interact and cheer behind an anchor desk during live broadcasts like when the super bowl was here. It would need to have some paved open space, though.

There we're a lot of rumors of ESPN opening up a local studio here. They ran their super bowl coverage from Sundance if I remember right, and I think there were some Bass connections or something.

I'd love to have ESPN here, too. But at best, it would have to be the regional radio station, not a tv station. Although, I still wouldn't count it out...

 

As for the studio I was talking about in Sundance Square, it would be nice to have a Today Show-like studio in that open lot, facing the new plaza. For CBS 11.

The Texas Tower  . 

 

Taking up one of the open lots on one of the slopes of the Upper Westside, The Texas Tower is really 3 buildings on one block. The tallest being an office building, with a 6 floor garage and residential building fronting Texas Street. Since this block is sitting right in between the modified, pedestrian friendly roads of 10th and Texas, both sides have some space for retail. Even thinking it may be good for a small food market. Only 13 stories. Like most of the midrises I'm making for this part of the map, it's tall... but not TOO tall.

Looking good. Sloping rooves always get me. I think finding some clearer textures would help a lot, however.

 

Hey question, do you use GE in directX mode? My SU models won't show up in GE.

Actually, I don't know which mode I use to be honest. I just click download and it's there. 

But I did have to uninstall and re-install GE because for some reason, it would load. It may be directX, but I'll have to check. Could be openGL.

Summit Center North

 

I know I have some low and mid-rises here, but I just couldn't resist making another skyscraper as soon as I could. Sorry. :closedeyes: This is one of the few actual skyscrapers that I wanted to make for this area. It replaces the original Summit Office Park for more modern, urban-friendly towers (remember when I said I was taking out that ultra tall model earlier? Well I'm bringing it back at a smaller scale. Again, sorry... :closedeyes: ). 

This is the north tower of the "Summit Center". It's an office tower standing at 511' tall (without the flagpole) and the facade is a blue curtain wall with blue-white stone tiles. For it's location, the views would be pretty nice, with most of downtown to the east, the rest of the Upper Westside to the north, and a sweeping view of Trinity Park, the Trinity River, Lancaster & West 7th bridges, MP, and the Cultural District.

Unlike the suburban style Summit Park, the Summit Center would be closer to the street, considering this area is NOT suburban. Or at least it shouldn't be...

Summit Center South

 

 The 2nd tower in the new Summit Center is a 32 story residential tower. The design has a curve on the side facing north to the other tower, mainly to give the balconies a view... and I'm sure no one would want to look straight at another skyscraper when they want to step outside and get some air. Behind both towers is a new, larger 5 level garage (1 is underground) with some retail space. And if you look to the map, you'll see that originally I made the space between both towers to be a plaza and somewhat of a "grand entry" for the garage. Think Canal St. + Central Park... only much, MUCH shorter.

I swapped the Firestone highrise project I made and moved in one block down, one block east.

As for the space that Henderson and 7th corners across from the old Firestone auto shop, I guess that would be a good place for an urbanized Walgreens.
