Saw a marketing flyer for this new mixed use development today.  North of White Settlement Road between the West Fork of the Trinity and Roberts Cut Off (West of Roberts Cut Off, right on the river).

 

450+ residential units, 60,000 sf of retail/entertainment/restaurant.  Style is Hill Country indoor/outdoor with a focus on live music including a 10,000 sq foot music venue and amphitheater overlooking the river.  Being developed by the Shop Companies (out of Dallas).  Truck Yard and Gibson Live Music are specifically mentioned as future tenants.  Looks promising.

IMO WAY too close to several gas well heads and multiple fuel storage units, especially for dense multi-family residential. This is going to be a continuing, long term problem for Fort Worth, as these gas well sites were dug deep into the urban fabric and will present an ongoing threat of leakage (cancer, respiratory illnesses) and sudden, catastrophic disaster if (when) a well fails abruptly. Park land and open space (planted forests, reconstructed prairie) around these well sites is the only rational use for these sorts of areas, and these sorts of setbacks should have been part of the cost of putting in the wells in the first place. It will (should) stymie certain sorts of development, like this, but could result in a more park-like city in the long-long run. Sorry not to share enthusiastically in this announcement, another location would have been better, again, IMO.

With 7,000 wells in Tarrant County alone, have there been any catastrophic failures previously?  Seems like we're getting to the point statistically where the gas wells have proven to be pretty safe as we are now a decade into it.

Rivercrest Bluffs and Crystal Springs.
That area along white settlement is getting alot of action.

Plus the intersection of white settlement and roberts's cutoff was going to see some development, I think.

Non sequitar.. How does the West tragedy in any way relate to the statistical safety status of the 7000 wells in Tarrant county?  That's about like comparing county auto deaths to West Nile.

I would say the connection is the lack of oversight the state of Texas offers for potential hazardous corporate practices. "Freedom" to engage in risky or semi-secret pursuits even when the public is clearly at risk is tolerated, even encouraged to some extent. In the case of fertilizers, action should have been taken even before the Oklahoma City bombing to regulate storage of hazardous materials from residential and public use facilities, along with vigilant reporting of inventory levels and large or repeated sales. No regulatory action of any significance has taken place to date in the state.

 

Urban gas drilling is just nuts. The ruin to the future tax base of lands that can never be redeveloped for another use is bad enough, but a high energy explosion within a residential area could be catastrophic. I would offer that with the known and demonstrated possibility of this sort of thing happening, the deciding concern should be the 'worst case scenario' rather than the statistical probability of catastrophe. What price is being put on the lives of urban citizens?

Back to the topic of this development....... I like the concept, just afraid the location may be a detractor, but time will tell. It's good to see redevelopment outside the w 7 th area.

Nearly everywhere that the city interacts with the Trinity River is done with class. Proud that Fort Worth has and continues to take care of its river; and now that respect seems to be paying off.

Wow.......a flood of memories just came over me.  We used to drive that road to my grandparent's place when they lived on Isbell Road in a trailer park.  

 

This is really going to change things.

 

Lots of people here are excited.  Please tell convince me that this is not a glorified mall.  It's HUGE, it has tons of retail spaces to be built all at once, and it will be a destination people will drive to.  Is this a West 7th-esque project...which also has mall-ish characteristics?

 

I don't understand why these mixed-used type places can't start small and grow organically.  

 

Educate me, forum-ers.

Hopefully the Fort Worth Truck Yard will be open every day like its Dallas counterpart. That's my one beef with the Clearfork Food Truck Park, that it's closed on Mondays and Tuesdays.

Thats the first ive seen of the site plan or renderings.

 

The buildings themselves look pretty interesting and appropriate.  The site however, has a TON of surface parking.  That will result in what avvy said above - a bit of a strip mall feel when viewed from the east.   When the buiding faces a parking lot without being framed in by a corresponding building (like on say Magnolia Avenue or Crockett Street) the space feels too open - like a stirp mall.  For example University Park Village - faces a big parking lot, no sense of enclosure or pedestrian scale.   Designed to be seen from a distance - around the car not the pedestrian.  

 

The "addressing" of the river is great.  I hope it works - hard to tell but they will have to work at it because this is in a vacuum at that location. 

 

Are all of these tenants on here chains?  All exist somewhere else and are being dropped in here? 

Not to take shots at what looks like  a hard development project  but i always am dissapointed when a Dallas team brings in a whole slate of existing Dallas restaurants and businesses and drops them in somewhere in Fort Worth.  Just feels unimaginative.

It's worse when a retail development sits empty for year after year - waiting for "native" FW businesses (or any businesses) to fill them - as in Museum Place, or the still-empty retail slots at W7th, or the empty stores where 4-star coffee bar used to be...  If the businesses started in Dallas and were successful, then it's probably a good sign they'll do well here.

 

My worry about this site is the access - there are only a few ways in and out.  The cut-through up Burton Hill may get some unwanted additional traffic.

This development is happening in a suburban area, therefore is supposed to friendlier to people arriving by car than people arriving by foot.

Hopefully it strikes a nice balance between being car friendly and trail friendly.  You've got to put the parking somewhere, so in this case you obviously want it on the east side away from the river.  And if they get the "Future Phase III Building" built, I really don't think it will look bad at all. 

 

The only thing I'd prefer to see is retail on the bottom floor of the apartment building for a true mixed use design, but this is way better than the landfill there now so I'm not really going to complain.

 

Froggy's Boat House (further east on White Settlement, also on the river) recently changed hands as well and I'm hopeful that the new owners have big plans.  It's going to be great if there end up being cool options for food and drinks every couple of miles along the river.  I can envision lots of people spending afternoons biking from spot to spot.  5 years ago that notion would have been unheard of in Fort Worth.

Russ: I dont think the vacancy in Museum Place is because they are holding out for local independents.  My point is that it is much cooler and more appealing as a destination when the tenants arent merely carbon copies of those found elsewhere and are truly unique. I certainly understand that this is often not possible, however many Dallas-based leasing agents don't even bother with local Fort Worth independents because they already have relationships with the Dallas tenants and its easier to just take them to the next building than to go find new ones.  I get it.

 

People are strange: I'd argue that this corridor has the potential to be a very comfortable, pedestrian friendly street.  Its not suburban in the same way that say the Cityview area is.  Even though most people will arrive by car, that doesn't mean the buildings should ignore the pedestrian.  The most appealing retail environments accommodate both the pedestrians and cars.

Another bike shop on the Trinity Trails.  It's a good thing, I suppose, but it may hurt Rocky's business at FW Bicycle Center on River Oaks.  (Maybe not though... he's a small local with vintage bikes for sale and Bicycles Plus is more of a chain, higher end place.)

Not really what I was trying to say, but I can see how you could read it that way. I guess my point was if there were FW independents waiting for a place to sprout, they would have done so already in the many vacant retail spaces already in the area.

Also, in my mind, a business that starts life in the wrong half of the metroplex, and then opens a branch in FW to correct their mistake, is just following common sense, and we shouldn't hold it against them.

If this development brings that, it will be worth it.  We often talk about wanting a walkable city, but a bikeable city is just as important.

Like Thurman52 and Russ Graham have mentioned, I am concerned about the location, seeing as the developers aspire for something to serve more upscale customers.  Aside from Burton Hill Road and White Settlement Road, there are few roads connecting to the more upscale neighborhoods on the opposite bank of the river.  It's quite clear that the developers are banking on some sort of gentrification to take place along White Settlement Road.  Rivercrest Bluffs, along with the apartments included in the Crystal Springs development, will help bring the desired clientele into the area, however.

Perhaps the City of Fort Worth could designate this portion of White Settlement Road as the Riverbend Urban Village?  There are some vacant and underutilized properties just to the east of the proposed Crystal Springs development that could be developed into pedestrian-friendly mixed-used properties (maybe sidewalk retail?), not including the Rivercrest Bluffs property east of Nursery Lane.

A friend of mine is involved in this project. I'll see what I can find out. It kind of screams "Lake/Flato" when I look at it, but I think we would have heard if they were involved and there's nothing on their website about it.

Yes, Lake/Flato is the lead Architect on the the project. David Lake is doing the SD package and Obrien Is taking their design intent and taking the drawings through CDs.

We're really excited to be a part of this project.

CRYSTAL SPRINGS HISTORY: Use Google and enter   SPRINGS OF TEXAS click the option displaying the author's name BRUNE.

1939 a large facility there was called, "CRYSTAL SPRINGS DANCE PAVILION" located just North of where the White Settlement Road  bridge crosses the Trinity River.  Their Fort Worth telephone number then was  7-0141.  I was six years old and my Mother and Father would go there dancing.  I would stand near the railing on the Trinity River side of the building. I could look down over the railing and see those people swimming in a pool on the level below. A employee would come over and ask me if I was hungry. I always said yes when anyone asked me.  She would take me by the hand to the kitchen dining room.  Eggs, sausage and toast was cooking. There were one or two drunks in there eating.  There were bunks on the other end of the room.  After I ate,  the employee would invite me to go lay down on a bunk.  I did.  The next thing I knew my Father was picking me up and carrying me out to our family car a  1928 Hupmobile. Back to home we went....

Brush is now being cleared for this development as of late last week.  First sign I've seen of something happening on the ground.

The employment stipulations with the grant are good, but an affordable housing component would be even better, so those retail employees could have a chance to live where they work.

We've sometimes complained about apartment buildings being ugly or cookie cutter on here, but the architects here are looking to break that mold with this one. Looks fantastic. Click on the picture for more.
