Possible 4 story apartment building on Sylvania?

I follow Brian Luenser on Facebook and he was tagged in a post today from someone claiming he is ready to fulfill his dream of building apartments overlooking downtown and the river. From the pics, it looks as if the lot is between Sylvania and the Trinity just south of the TRE tracks. I haven't had any time to go Google hunting. Has anyone heard of this project?

Saw that post also. Your location seems to be spot on. We spoke on the forum recently of the potential of this area.

 Schaumberg, there's a name I haven't seen much of recently.  Website lists it starting q2 2016.

The design looks good from the river but doesn't come up to Sylvania which is a bit of a shame. I see a lot of potential along the street and having the river serve as a residential corridor and Syvlania being lined with retail and other commercial would really make it another positive and interesting street in the city. However, this particalr site is located right where the road goes under the railroad so it wouldn't make a big difference anyway.

Nice find.  That location has a great view.  Here's hoping it doesn't go the way of most of his projects.

The Riverside Sector of the Trinity River has been underappreciated.  It is awesome to see it finally getting some long deserved attention.

Glad to see new multi-family residential construction in this area of the city.  The building design is okay, but looks rather bland.  I like to see color and structural variety, such as the planned project at Magnolia and May (another thread).

As far as Schaumberg goes, I think it's actually not all that bad, even if it is a little vanilla.  At 5 stories above ground, it is really going to stand out in that area.

 I am glad too.  My only concern is that it is a "Schuamberg" project. :unsure:

 It appears that the site plan is actually squeezed in between the river and the avenue; and it will easily have a pronounce street presence.  From Airport Freeway on the north end to Riverside Drive on the south end, the east bank of the river should be prime for future development.

Back in May this project was denied by the zoning commission and denied without prejudice by the Council. Phillip Poole said they'd "Go back to the drawing board".

 

I didn't listen to the entire case but sounded like there were a variety of problems, to much height, to many units, bad/dangerous ingress/egress options due to retaining wall, no way to turn left, concerns about neighbors not being notified,  concerns that parking would overflow into surrounding neighborhoods, and they also made it pretty clear that Sylvania is not a suitable street for walkable development since it's a trucking route in an industrial area, which is a pretty disappointing mindset.

To answer my own question, I checked and ZC-22-108 will likely hit July's docket.
